Enjoy the fantastic location of this beautifully maintained, classic three-bedroom, two-bath Park City condominium. It is located next to Park City Mountain with balcony views of the slopes and less than a mile to Main Street. Shuttles are available just outside the building to whisk guests up the hill, and the Park City transit system, with service to all the area ski resorts, stops just across the street.

The 1,430-square-foot property accommodates up to 10 guests and offers a garage with ski storage. After a fabulous day of skiing and shopping, guests can soothe tired muscles by relaxing in the property’s shared hot tub.

Guests will love gathering in the living area, which features a 60” wide-screen TV with a DVD player, Comcast cable, Netflix, and a surround-sound stereo system; a fireplace; a balcony; and comfortable, overstuffed couches, one of which is a queen-sized sofa bed.

The adjacent informal dining area seats up to 10, with an additional four at the kitchen counter next to the dining area.

The large kitchen offers every amenity, including a microwave, refrigerator, oven and stove, dishwasher, small appliances, plenty of counter space, and a full range of dining and cookware. Guests will also appreciate the convenience of a washer and dryer located in the condominium.

Space is no problem in any of the three bedrooms, as all come with ample closets. The high ceilings in the bedrooms and bathrooms make the areas feel extra roomy.

The primary suite offers a peaceful retreat with a balcony, flat-screen TV and DVD player, a lovely oversized reading chair and ottoman, and a comfortable king-sized bed. It also has a recently remodeled en suite bathroom.

The first guest suite is well-outfitted with a queen-sized bed, a large window to let in plenty of light, large double closets, and a flat-screen TV.

The second, family-friendly suite includes one bunk bed with a queen on the bottom and twin on top, a TV, and a large closet to stow gear for the entire crew. A second, full-sized bathroom is available for those staying in the guest rooms.

ABOUT SERVICE DOGS
  The ADA regulations provide that the work or tasks performed by the service dog must be directly related to the person’s disability and specifically mention the following examples:
·      assisting persons who are blind or have low vision to navigate or other tasks,
·      alerting persons who are deaf or hard of hearing to the presence of people or sounds,
·      assisting an individual having a seizure,
·      pulling a wheelchair,
·      alerting a person to the presence of allergens,
·      retrieving items such as medicine or the telephone,
·      providing physical support and assistance with balance or stability to a mobility-impaired person,
·      preventing or interrupting impulsive or destructive behaviors in persons with psychiatric or neurological disabilities.
SERVICE ANIMALS ARE NOT PETS
We get a lot of requests to make reasonable accommodations for Service Dogs and Assistance Animals. Service animals are not pets. They are trained to work and aid their handlers. We are always willing to waive our standard Pet Fees and make accommodations for TRUE Service Dogs and Assistance Animals in our pet-friendly and Pet vacation rental properties in accordance with the ADA regulations and Fair Housing Laws, in which we are very well versed. However, as much as we all love dogs, as much as we respect service animals and what they do, and as much as we want everyone to be comfortable on vacation, we have a duty to our property owners and to future guests to uphold the rule of law. The laws governing Service Dogs and Assistance Animals are much more nuanced and in-depth than one may think from a cursory search on the internet. There is a lot of false information out there.
PETS ARE NOT SERVICE ANIMALS
Unfortunately, we get a LOT of people who claim that their pet is a Service Dog or Assistance Animal. We know that many websites and organizations will help people try to portray their pet as a Service Dog or Assistance Animal without meeting any legal requirements through online or mail-in “certifications.” Please know that currently, there is no legally recognized organization for registering service dogs or assistance animals. These websites make money off people who do not know any better.
People falsely claiming a pet is a Service Dog or Assistance Animal can face extreme punishments, including hefty fines and even imprisonment. Know that out of our love and respect for Service Dogs and Assistance Animals, we have a zero-tolerance policy on misrepresentation, and we report all suspected offenders while pushing for full prosecution. We know that some people have been misinformed or misled by websites and organizations that try to sell a “Service Dog” certification to owners of pets that are not qualified or needed. If you are one of these people, we caution you.

Service animal

In most cases, a service animal is a dog trained to perform a task that mitigates the symptoms or impact of the handler's disability. Some common types of service animals include: 
  • Guide dogs for the blind 
  • Hearing alert dogs for the deaf 
  • Seizure alert dogs 
  • Assistance dogs for a handler with autism or other developmental disability and mental illnesses such as Post-Traumatic Stress Disorder (PTSD) 

Emotional support animal

Emotional support animals are not trained to perform a specific task. They are companion animals who help their owners cope with the symptoms of emotional and mental health conditions, such as anxiety, depression, and panic disorders. Emotional support animals are not allowed in public places, with only a few exceptions. 


Therapy animal 

Therapy animals and their owner are certified or registered to enter long-term care facilities, hospitals, rehab centers, schools, and other public places by invitation. They are often used to complement several types of health care. Therapy animals are generally not protected by service animal access laws.

Rights and responsibilities of service animal handlers 

  • Handlers are not generally denied the right to stay at a property because they require a service animal. 
  • Handlers generally don’t have to disclose their disability or what causes their disability. 
  • They must be willing to confirm that the animal is a service animal and attest to what task the animal performs. 
  • Handlers must have their animal under control either on a leash or by verbal command if they are unable to use a leash. They must pick up after the animal and dispose of waste appropriately. 
  • Handlers must keep their service animal with them. At no time may they be left unattended. 

Host's rights and responsibilities 

  • The host may ask if the animal is a service animal and what tasks the animal performs. 
  • We will not charge a pet fee or increase the security deposit amount for service animals since they’re not pets. However, we can charge for damage above and beyond reasonable usage caused by the handler and their service animal. 
  • We will offer the same level of quality and value for services and products. That includes doing everything we can to help the handler feel safe, welcome, and understood. 
CLEANING AND DISINFECTING ENHANCEMENTS

Hand sanitizing stations are provided throughout the resort. We are frequently using EPA-approved products that kill the COVID-19
virus on all of our high-touch surfaces and restrooms, and we are applying enhanced cleaning and disinfecting practices across
our resort, including in our gondola cabins.

Please note this policy does not apply to homes listed as "pet-friendly."


Our house rules strictly prohibit unattended animals, including Service and Emotional Support Animals, to ensure a safe and comfortable environment for everyone.

POOL AND SPA

If equipped, spa heating is included. Pool heating, unless solar-equipped, incurs an additional fee and must be paid for before use. Guest agrees not to tamper with pool heat controls or manipulate the heater in any way. Pool heat shall not surpass 86 degrees.

The guest acknowledges the absence of fencing or security around the pool and spa area. Guest fully comprehends and accepts responsibility and liability for any damages incurred by the pool, spa, and its accompanying equipment due to Guest misuse and/or negligence.
Safety is our top priority. If you are staying at a home with a private pool or hot tub, please abide by the following rules. They are in place for your protection.

  • No glass in or near the pool or hot tub
  • Please, NO running, diving, or horseplay around the hot tub or pool 
  • Please do not use the pool or hot tub if you are under the influence of alcohol or narcotics. 
  • No animals are allowed in the hot tub, pool, or pool area*
  • Please do not bring balloons or confetti in or around the pool or hot tub*
  • Please do not add any chemicals to the pool* 
  • Absolutely No Swimming During a Thunderstorm
  • Do not add anything to the hot tub or pool - this includes bubbles, scented oils etc*

Quiet Hours

Quiet hours are from 10 pm to 8 am*

Here at iTrip Park City ensuring a clean, comfortable and safe environment for our guests is our top priority. We strive to maintain high standards in every home we manage. Part of our high standards includes using the triple sheeting method on each bed in every home.

What is Triple Sheeting?

Triple sheeting is a technique where three sheets are used to make a bed instead of a duvet cover or bedspread.

  1. The first sheet is placed on top of the mattress protector and can be a fitted or tucked in flat sheet.
  2. Next is a flat sheet which lays between the guest and the warmth layer (a plush blanket insert)
  3. Finally, a third sheet (often referred to as a top cover) is used on top of the blanket/insert. The top cover often has decorative stripes or a jacquard woven design to add a touch of sophistication to the guest room.

We are dedicated to sourcing linens that meet our standards for softness and durability. This helps to provide that awesome feeling when our guests can climb into a clean, well made bed. 

BRINGING A SERVICE DOG OR ASSISTANCE ANIMAL

  When planning to bring a service dog or assistance animal to an allowed vacation rental home:

All service dogs and assistance animals must be declared at the time of booking whenever possible and before the check-in date.

As the handler, be prepared to answer the following questions:

For Service Dogs:
1. Do you or a person in your party need this animal to accompany them due to a disability?
2. What work or tasks has the animal been trained to perform that relate to the disability?

For Assistance Animals:
1. Does the person seeking to bring the animal have a disability, i.e., a physical or mental impairment that substantially limits one or more major life activities?
2. Does the animal work, provide assistance, perform tasks or services for the benefit of the person with the disability, or provide emotional support that alleviates one or more of the identified symptoms or effects of the person’s disability?
 
If you are a guest at a private home, we will take care of taking the garbage cans out for collection and in once they're emptied.

A team member may enter the garage during your stay to access the cans or put them away. 

They do not have access to the inside of home. 

If you are staying in a home with a wood-burning fireplace, please read and follow the guidelines listed below:

How to Use The Wood-Burning Fireplace

To use the wood-burning fireplace, you must have dry wood. This is not something that iTrip supplies; however, it can be purchased at nearby stores.

Before starting a fire, ensure the flue is fully open - this is crucial for allowing smoke to escape from the house.
Only use wood in the fireplace; do not add paper, fire starters, or pinecones.
It is important to stay in the room until the fire is completely extinguished.

To ensure the safety and efficiency of your wood-burning fireplace, there are a few important guidelines to follow. These guidelines will not only keep you and your home safe, but they will also help you get the most out of your fireplace.

Dry wood is essential when using a wood-burning fireplace. Wet or damp wood can create excess smoke and lead to a build-up of creosote in the chimney, which can be highly flammable. It is recommended to use seasoned wood that has been left to dry for at least six months.

While we do not supply wood for your fireplace, there are many stores nearby where you can purchase it (including 7 11 and most grocery stores). Make sure to only buy high-quality dry wood from reputable sources. Avoid using treated or painted wood, as they can release harmful chemicals into the air when burned.

Before starting a fire, always make sure that the flue is fully open. This allows for proper ventilation and prevents smoke from entering your home. It is also important to keep the flue open until the fire has been completely extinguished.

Never add paper, fire starters, or pinecones when burning wood in the fireplace. These materials can cause sparks and increase the risk of a chimney fire. Stick to using only dry wood in the fireplace.

Lastly, always stay in the room while the fire is burning and never leave it unattended. This will ensure that you are aware of any potential hazards and can take action if needed. Once the fire has been extinguished, make sure to properly dispose of the ashes in a metal container and store them outside, away from any flammable materials.

For everyone's safety, do not exceed the listed max occupancy of the home and amenities.

Unless otherwise listed, quiet hours are from 10 pm to 7 am. Please observe them and be respectful of the home and neighbors. 

All properties and homes are non-smoking. 

Parking rules must be followed. The city is very generous with its parking tickets and towing. 

Violations are subject to immediate eviction without refund.

We want everyone to have a great stay but we understand that things may break or some items may get overlooked. Please reach out and we'll do our best to get them fixed in a timely manner.

We do ask that all guests TAKE TIME TO BE KIND. Common courtesy goes a long way. Sadly since the pandemic we have all witnessed an increase in disrepectful, aggressive or unacceptable behavior. Our team has taken a lot of abuse as they have experienced some very unkind guests.

Misunderstandings are one of the leading causes of complaints. Please make sure you read everything we send to you. This includes the entire rental listing, all of our house rules, all photos, all emails & texts and all the help articles in your iTrip account. This helps avoid misunderstandings.

For our own safety and security we have a zero tolerance rule with guests who are rude, abusive, discourteous or argumentative. We do not and will not engage any more beyond asking them to read our TAKE TIME TO BE KIND policy.

What a nice condo! Great layout with plenty of room to feel comfortable, but cozy as well. This condo had a great location within walking distance to Park City Ski Resort and the historic downtown. I love the free fun programs that you can pick from. The condo was stocked with everything you need. The customer service is very responsive to any questions. I'd stay here again!

A little bit of heaven in Park City

Condo was immaculate and easily accommodated our group of 8 (4 adults and 4 children ages 5-18). Kitchen has everything you could need, except perhaps a salad spinner. Unit is well laid out with open kitchen, dining, family area and 3 bedrooms with 2 baths. One car garage and area for ski storage, separate room for ski tuning and waxing, hot tub, sauna, ping pong and foosball downstairs. Easy walk across main parking lot to Park City mountain base area with lifts etc. ITrip was efficient!

3 bedroom condo in very good condition 2 blocks from the payday lift. 4.5 out of 5 stars only because the sauna was nonfunctional and I booked this place because of the sauna. Otherwise the location was amazing. Size perfect. Bed comfortable. And our Jeep gladiator with 30 in tires fit without an issue in the garage.

We had a fantastic stay for our family of 4 (the condo can easy fit 2 families). The condo had one of the most well equipped kitchens...which was great because we like to stay out all day and cook dinner in the evenings! The garage is super helpful for coming and going! The iTrip team text us leading up to our stay and checked in during our stay. They even helped us with a car recommendation when we had issues with our rental car when we got to the airport (which we did not ended up getting per their recommendation; we choose Uber but their are shuttle services)! You really can walk everywhere you may need...to Fresh Market, Walgreens, Starbucks and to Main Street. Everything is right there! We did walk to the grocery and Uber back for our initial stock up! I read all of the reviews prior to leaving and found helpful tips for picking up the shuttles and storing our skis at the ski valet at the base of the mountain! Thank you for making this such an easy trip! We will be back.

We traveled to Park City for our annual ski trip. Spent one week here and accommodations were great. We did not have a vehicle but garage space is great if you do. There’s a small storage unit in first floor for skis/boards that is great so you don’t have to carry these to the third floor unit as there is no elevator. Unit was clean and comfortable. Unit is easily within walking distance to lifts!

Apartment is bigger than we had expected. Very short walk to PC resort center and ski slopes. Walkable distance to Main Street, but we took a short bus ride in front of the Library. The property manager is very easily accessable and responsive. One thing to be aware is that there is no elevator in the building. So we had to carry all the luggages up four flight of stairs. We kept our ski gears in the garage. So not a big issue for us. We will rent this property again if we ever go back to Park City!

Liftline #302 was a great place! 5 Minute walk to the resort to the lifts. The place was clean, the beds are comfortable, the bathrooms were beautiful and the kitchen was large and stocked. There was a storage unit that we didn't use and a garage gave us easy access to entry and storing our skis. There was no elevator so getting luggage in and out was the only down side.

My family and I stayed here over Thanksgiving weekend and the place suited our needs very well! There was 5 adults and 1 child and there was plenty of space for all of us, the kitchen was great. Make sure you confirm the parking situation before you go if you are bringing more than one vehicle. Other than that, they answered all of my emails/questions promptly and my family had a wonderful trip!

We had six guys for a ski trip so it was tough finding an affordable option close to the base. This unit worked great. We cooked all our breakfasts and one great dinner and had plenty of space to spread out. Easy walk to the lifts and town. Uncomfortable pull out couch, but aren’t they all?

We have never been to Park city before and chose this place randomly and we made a good choice. It is right across the street from the lifts. The condo is close by to everything you need. My only complaint is that there is no elevator but that’s not a dealbreaker.

Awesome place. 5 minute walk to the main lift or ticket office for park city. Clean, room for everyone to sleep and walk around. Garage for car is also a plus in the winter in addition to not have to hunt for a parking spot.

Our stay here was just right! There was plenty of space for everyone to eat, sleep, and hang out when not on the slopes. The pillows and linens were nice and clean. The kitchen was very functional with a good assortment of dishes/pots/pans for our week long stay. The kids enjoyed the ping pong table. It was a great location near Park City Resort and just across the street is a bus stop. Walking distance to downtown as well. Our only issue was parking as we brought two vehicles and there is room to park only one conveniently. I would recommend staying here to my friends!

Stayed here with my family, and brother in law. 5 of us in all. Unit was in great condition. One of the best parts is being one block from the base of Park City. We could walk to and from the mountain each day. We chose to store our equipment on the mountain so our six year old could walk to and from the condo but you could easily walk back with your gear on. We loved the gas fireplace in the living room. The bedroom fireplace was unfortunately out of order but would have been a nice addition. The timer was smart and made it very safe and kid friendly too. The kitchen was large and well stocked and conducive to cooking. Plenty of dishes and all the accessories needed to cook. Note to the owner the dishwasher works but leaves a white film/course texture on the glasses even with the jet dry. The beds were super comfortable and linens were very clean and comfy. The bathrooms were very clean and the floor warmer in the master was a treat. The private garage was also a great help and also served to keep the car cleaner and warmer which was really nice. Would highly recommend this property and would love to stay here again.

Location! Location! Location! We were in very easy walking distance from most Park City attractions and community gathering spaces. The condo was very well stocked which made cooking for ourselves a breeze. There were spices and basic available. In the summer, the complex is quiet and we barely saw other tenants. There is a medium-sized hot tub, pool table & foosball on the ground floor. There is also a designated parking space for the condo too (the clearance was too low for our van, but there was plenty of street parking).Overall, it is a great place and I would recommend it!

From the beginning iTrip was very accommodating and answered any questions I had about the apartment. The location can’t be beat, right on Park Ave so you can basically walk to everything. There were cool shared amenities too including a hot tub and a ping pong table. Would stay here again!

Very good rental experience. The location is truly terrific with easy walking access to the entire town part of Park City and only 3 blocks to the resort center. The condition is good and the unit is spacious. Not all rentals have A/C and we were glad to have it.

As advertised. Nice remodeled condo on the top floor. About a mile walk to the tourist spot (Main Street). Close enough to walk. Close to the ski resort (one hill to climb and across a parking lot). The garage parking is valuable.

Family Ski Trip to Park City

Overall the accommodations were fine. The unit was pretty much as-advertised - good size, well located and comfortable. We had three major disappointments however - (1) the outside garage door security pad did not work which made getting our car in and out a bit of a hassle, (2) we could not get in touch with anyone in the office via email or phone multiple times to request a brief late check out and (3) the main TV is advertised as HD but the service is not. Oh well - at least we had great snow!

Great place, frustrating customer service

The condo itself was absolutely perfect. We comfortably housed 8 people for a long weekend, cooked a bunch of delicious meals, and the fireplace and building hot tub were huge plusses. The condo is five minutes from the Park City village base, although part of the walk is up a reasonably steep hill. It's easy to get to the mountain, grocery/liquor stores, or restaurants on Main Street. This would be a five star review, were it not for the customer service I received from iTrip. The only customer service number provided was one to a call center, completely separate from the actual iTrip office. If you have questions about your reservation, or want to book an early check-in, or are locked out of your condo (all things that happened to me!) the call service submits a help ticket, and you have to wait for a call back. Extremely frustrating when questions go unanswered for days or weeks at a time, despite multiple calls and emails. Despite the fact that all the actual iTrip employees I spoke with were friendly and professional, I would avoid booking with this company in the future. Not worth the hassle.

Ten of us stayed very comfortably. Beds comfortable, kitchen was well supplied with lots of dishes, utensils, glasses and cooking equipment. Grill with propane was a great bonus. Fantastic hot tub on first floor of the building. We highly recommend this place. Shuttle stop right outside with short ride to lift. No walking required!

The condo was fairly close to downtown Park City and good sized.Parking is an issue - you can only park one car overnight and we had more than one rental car for our family. For overnight parking, we had to park any extra vehicles a mile away in a city lot. I called in advance about this and was not given correct information.The carpet was very stained and dirty. It appeared that the carpet in the largest bedroom had not been vacuumed. There were pieces of trash on the carpet in various places in the bedroom.They need to purchase new pillows - they were old and dirty.I had trouble getting answers by phone or email to several questions before our trip.

This is a good condo for the price. Well stocked with supplies, and comfortable, but not fancy and needs a bit of maintenance. Great location to walk downtown or to PC Mountain Resort. Enough space for 8 people comfortably. Owners need to get their property mgmt company to fix their screen doors to patio as both are ripped and falling out of the tracks. Internet worked well. I would recommend it if you are looking for a good location, good value, and have a group bigger than 4.

We had seven girlfriends from high school reuniting for the weekend. The location was perfect and the accommodations fit our group very well. We’re all relatively young and healthy, so hiking up to the third floor wasn’t an issue at all. The place was clean and comfortable. The bathrooms look newly remodeled. The kitchen was well stocked and had everything we needed. The only small issue we had was the noise of the bunk beds. We had a gal on each of the four bunks and we all commented and being woken up when our bunk mates turned over in bed. Perhaps it would be less noticeable for kids. Overall, we loved it.

Quick drive or walk to Ski area. Comfy inside. Kitchen well stocked but no cabinets for food. Nice wood fireplaces but wood not supplied. Great shower water pressure. Big Jacuzzi downstairs. Extra parking across the street if you have a 2nd car. Would be helpful to have a guest notebook with restaurant recs, local grocery stores and shuttle info.

Great time for us. Our family stayed 2 nights as a final get-together before our youngest left the country for 2 years. Accommodations were good, clean, well maintained and lots of things/supplies in the kitchen. Hot tub great. Easy walking distance to the resort. One little complaint: not enough lighting in living areas; track lights in the kitchen and about 4 can lights in the living room weren't enough.

Loved the condo-- the location was great for our needs, well-equipped, in good condition, garage was great. Our ONLY complaint is that the beds in the bunk room were extremely loud (creaked, squeaked, etc)-- sounded like they were sleeping on plastic and made noise every time sometime turned over. Just sending feedback as this is a simple fix-- we were very happy with our stay overall.

The Condo is well furnished and comfortable. The ping pong table in the basement is fun as well. The condo is a little warm in the summer because it is on the third floor and no AC. There is a swamp cooler however that works fine. The location couldn't be better. The balcony is very spacious with a decent view. The condo is very close to everything. You could stay here without a car and have no problem walking to downtown or to Park City Mountain Resort.

Been here before and will continue to stay at Liftline. Perfect place, location, convenient to everything you want to do. Great open comfortable layout in living room, kitchen, dinning table that we can all visit together when not in bedrooms. Neat common area where we all jacuzzi which is very large. Also have some late night ping pong after dinner or bar which is within walking distance. Overall, great trip, great snow, great accommodations.

The location of this condo is great. The condo has plenty of sleeping space, was clean and had the kitchen which we needed. Please note there are no elevators to the condos so you need to take the stairs up to this condo which was a few flights up.

The home was very nice, nice décor & furnished well. The kitchen was well supplied with dishes, utensils, glasses, cookware, etc. Loved the heated floor in the master bath.
