Enjoy and relax in this classic Balboa Island Beach Cottage. This duplex is a 2 bedroom/1 bath island cottage. This cottage will bring back memories of staying at Grandma and Grandpa's beach getaway! Perfect for family vacations and one of the best values on Balboa Island. This cottage is a duplex and the other unit may also be available for rentals.

Located on the corner of Park and Amethyst, two blocks from Marine Avenue (Main Street) on Balboa Island. This cottage is steps to all of the restaurants and short walk to the bay of the famous Balboa Island Ferry. Probably the most visible feature of the front unit is the patio that provides a spacious outdoor mix of seating. The front patio is surrounded by a classic white picket fence and has two Adirondack chairs for relaxing! There is also a patio table and umbrella that seats up to six people. The patio feature a gas BBQ grill to cook up a summer feast! The patio is connected to the cottage through the classic dutch doors as it blends into the living, dining and kitchen areas. The living room, kitchen, and bathroom are located on the first floor and the bedrooms are located on the upper floor.

The living room and outdoor patio are separated by a classic dutch door that can fully open or just opened at the top that the entire family can use to enjoy the cool ocean breezes. The living room has a medium flatscreen TV so you can keep up with the game or the news. Just a few steps from the main living area, the kitchen serves as a central meeting point - which is fully stocked with cooking/dining gear and basic appliances. You can choose to cook your meal on the outdoor charcoal grill or in the kitchen!

As you continue through the house, there are private laundry facilities are conveniently located in the hallway that leads to the stairs to the bedrooms on the second floor. The master bedroom has a Queen bed and TV.

The second bedroom is for the kids! It has a twin bed and a twin bunk bed. A closet with space for clothes. The hallway bathroom has a shower/tub combo.

To fulfill the sleeping arrangements for 6 total guests, please consider that the pullout living room sofa is a full size bed, best suited for 2 children or 1 adult.

PARKING: The parking for the front unit is on the outside of the gate at the rear alley. All guests are guaranteed a parking space. We do not recommend extremely large vehicles at this location. You may have to move your vehicle on Wednesdays to allow access for the trash trucks. General neighborhood street parking is available in the area.

Pets (primarily dogs) are welcome and there is a pet fee of $100 per pet. We allow a maximum of two pets.

Balboa Island is a gem whether you drive, walk, bike or take the Balboa Island Ferry to the island. Balboa Island’s Marine Avenue is home to chic coastal shops featuring unique nautical designs, stylish beach fashions, art and jewelry. It’s also home to quaint Balboa Island restaurants and bistros serving up a variety of dishes bursting with flavor. The selections on Balboa Island go beyond the local fresh seafood of the day with flavors of Italian, Mexican, and French-Swiss mixed in to the culinary choices.

Enjoy the island’s two famous desserts, the Balboa Bar and Frozen Banana. These sweet tooth treasures have been mainstays for nearly 75 years, and have been imitated and replicated, including on the hit TV show “Arrested Development.” The tasty treats are dipped in chocolate and covered with a variety of coatings from nuts and sprinkles to cookie crumbs.

If you want to visit the DISNEYLAND, we located just under 20 miles to DISNEYLAND and DISNEY'S CALIFORNIA ADVENTURE. After a great day at the parks, you can return back to your villa, refresh, relax, and take a stroll down to the beach.

If you are interested in the Laguna Beach PAGEANT OF MASTERS during July, this is a fantastic place to stay. Lyft or Uber is the easiest way to get to the event. You can enjoy a nice glass of wine on the balcony before your ride picks you up and takes you to Laguna Beach.

Additional local attractions include Disneyland, Knott’s Berry Farm, Whale Watching, Aquarium of the Pacific, South Coast Plaza, and Fashion Island.

A trip to Balboa Island is not complete without a visit to the Balboa Fun Zone or the Peninsula, where the Ferris wheel has stood for more than 80 years. The best way to get is the world famous Balboa Island Ferry.

This cottage can also be rented in conjunction with the rear unit for larger families.

We do allow dogs and there is a $100 pet fee that will be charged.

This property has a heater only.  Remember, this is an island property and the best way to cool the house is with the ocean breezes.

 MIMIMUM AGE REQUIREMENT
Per the City of Newport Beach Municipal Code (5.95.045 A.2) the minimum age 25 to rent.  Primary renter must be on-site during the rental.  If a reservation is found to be made by a guest under the age of 25, the reservation will be cancelled.

NO SMOKING
Smoking (both traditional, 420, and electronic) are not allowed inside or in the courtyard at anytime.  Violation of this house rule can be cause immediate removal without any refund. 

If there is evidence of smoking, you may be asked to leave immediately with no refunds and charged for the extra cleaning.
 
PETS
Pets (dogs) are allowed and we ask that you let us know ahead of time.  Pets are charged an additional fee of $100 each.  This fee will be requested close to your arrival day.

TRASH PICK-UP DAY: Wednesday is trash removal day, place bins on curb after 7pm on Tuesday evening and bring them in after the trash has been collected.  We kindly request that you do not park in the alley on trash day to allow the trash removal trucks to pass through the alley.

It is important that you remeber trash pick-up because Balboa Island is a small area and there is not room for excess waste.

  • Beach towels are provided, they are located in the downstairs closet.  Please do not remove the bath towels provided.
  • Beach chairs are located in the courtyard
  • A supply of paper products has been provided to last 2-3 days.  Extra rolls are kept in the bathroom or kitchen cabinets.  Additional needs beyond this are your responsibility.

Cute Balboa House!

This little 1924 bungalow is perfectly located for walks into town and the beach! We spent many happy hours on the front patio having our meals and talking. There were plenty of bath towels and the beds/sheets were great. The configuration of the beds in the kids room was perfect for us so our nephews and nieces could be together. My only suggestions would be to supply enough toilet paper for the maximum people allowed in the unit (at least one more roll), to put screens on the lower floor windows to allow them to be opened without bugs coming in as it is warm without air conditioning, and to supply enough beach towels for the max people allowed in unit. The bottle of wine and note were a nice touch, and communication with Scott was great. The unit was spotlessly clean and had everything you'd need to cook (if you wanted to- we did not, with Wilma's Patio down the block.) Thank you for a great stay! We look forward to returning.

Another wonderful stay at the cottage! This is my 8th year to spend a month and I look forward to it all year long. The front porch is what attracted me to it in the first place. It’s nice to have friends or family come by and meals outside are wonderful. Being on the corner is another one of my favorites about the cottage as I love talking to everyone who walks by. I felt more at home this time, I cooked, the oven is great, and the BBQ is perfect for when the family comes down. The beds are comfortable upstairs. I have a couple favorite restaurants as well, we especially love Trattoria for Italian food and Wilma's for breakfast. It's just a short 2 block walk to the main street. Also being just a couple short blocks from the bay makes it nice to pour a cup of coffee in a to-go cup and walk down to the bench and talk to everyone as they take their morning walk. It’s just a short walk to the ferry and we always go across to the peninsula for some beautiful pictures and big waves. Balboa Island has always been a special place to visit but having the cottage once a year has made it a real treasure.

Sweet cottage with charm and character. Great location, close to Marine Avenue for restaurants & shopping. Master bed and bedding so comfy. New nice couches, too, a surprise. Next time, I’m bringing more family and friends and getting the attached 1106 Park Avenue home through iTrip with same type layout!! Aside from iTrip welcome touches, I look forward to returning to this particular home and place - and HIGHLY recommend!

My friend & I loved this little cottage. It is in a great location, only two blocks from the main shopping area. The house was clean and airy. The one issue for us, as senior women, is the fact that the bathroom was on the first floor and the bedrooms are on the second floor.

This is a great place to stay on Balboa Island. We used the cottage to stay in while we visited family in Irvine. The cottager is very comfortable and the owner is very attentive to any issues that you may have. One of the best things about the cottage is the location. It is only a block from the water and two blocks from the center of town and all the restaurants and stores. Very easy walking distance to everything. The other nice thing is that there is guaranteed parking at the cottage. This is especially nice on busy weekends. The bed was comfortable and there were plenty of sheets towels and a washer and dryer. It was an excellent experience. We look forward to returning in the spring.

This is the 5th year I have stayed at this charming beach house. The front porch and the corner lot is what first attracted me to it. There is a very short walk to the bay, where you can watch the sunset every night and also a short walk to the ferry, for the 5- minute crossing to the peninsula. The beaches on the peninsula are wonderful, our grandsons love spending the day there with me. Marine Ave. is lined with a lot of good restaurants and shops, and the cottage is set up nicely for fixing your meals at home. Ordering something and bringing it back and eating on the porch is my favorite. The Irvine Ranch market has everything you would want and very convenient to pick up a few things every day. The beds are comfortable, and easily accommodates 5-6 people. This cottage is a wonderful retreat, in a perfect location on the Island. Once you close that door at night, the coziness of the front room calls for curling up on the couch with a good book or T.V. show. It truly is a lovely welcome.

This is the second time we stayed at this beautiful Balboa home, but this was our first time staying in the FRONT half of the house! It was just as lovely as the back, and it made our vacation just wonderful. Scott is so easy to work with, and he definitely makes sure your stay is awesome! We loved sitting out on the front porch, waving and talking with people as they walked by. The outdoor BBQ was such a blessing, and we were able to enjoy a delicious steak dinner out on the patio as the sun was going down. We've stayed at many houses on Balboa over the years, and this is by far our favorite rental -- we will definitely be back again and again!!

Location, location, location. This charming cottage was the perfect getaway for my husband and me. We parked our car the first day and the rest was fun, fun, fun. Easy walking distance to ferry where we rented our bikes daily. We rode to Huntington Beach and beyond 3 times. We shopped locally, had a tasty breakfast at Wilma's, ate a delicious dinner at the Village Inn, and got morning coffee at Irvine Ranch Market (the best deal in town). Our location was perfect for people watching also. We walked the entire island to see all the beautiful and charming homes. The barbecue was perfect for the house made sausage we bought at Sabatino's on Lido Isle. We will be returning!

We just spent 4 days here at the cottage. Wonderful location, we were greeted with cookies and wine upon arrival -wonderful surprise! Quaint cozy cottage for a great weekend or week getaway. You can bring in food to prepare, walk to several fine restaurants very close by. Easy access to the peninsula via the ferry. Great roomy patio in front to enjoy the sun, Shaded in afternoon which can be the hotter part of the day. We had a great time!! great location great cottage.

We just love staying at this cottage. This is our 8th consecutive year of building on our family tradition of staying on the Island. We had the pleasure of staying here over the 4th of July week (Note: If you have never stayed in Newport over 4th of July, do your homework before booking. This was our 2nd time staying over the 4th, so we knew what to expect!) The house is adorable. Very clean. Beds are comfortable and there were plenty of towels and items in the kitchen. The bbq is very clean - which was nice compared to other places we have stayed. The patio provided a wonderful place to sit, relax, and enjoy time together. Scott came by on our 2nd day - we were having trouble with our TV so he worked with it until he was able to fix it. And he took out the garbage! What a sweetheart!! Easy walk to the water and the ferry.

Cute cottage on the island a couple blocks from downtown. Great place for a family with young kids or even just a couple. Even though some things are outdated it did not make the trip any less enjoyable. Bed was extremely comfortable, house was well cleaned and most of my time was spent on the large front patio people watching. Would highly recommend this property for your next getaway to Balboa Island.

My wife and I are originally from the area (Laguna Beach and CdM) and decided to rent this little cottage while visiting family over the holidays. We have two grown daughters and there was plenty of room for us to return to the cottage each day and relax. Everything works well and is clean but some may think that it is very dated (my daughters did), but my wife and I prefer the vintage cottage feel. It reminded us of the "old days" when we would be able to throw a Frisbee on the beach, have a fire late into the night on the sand and parking at the beach was free (like the waves). Once all of the older cottages sell and become mega-mansions on these postage stamp size lots then I think that much of the charm of Balboa will be gone, which will be a shame. I'm giving the cottage five stars but would like to suggest that they replace the shower head with something a little nicer and upgrade the beds. I would be happy to pay a little more if they did this but plan to return either way. If you decide to stay here then you will understand why it is a great opportunity - location! You can get up in the morning and walk the perimeter of the island, grab a coffee and scone, take the fairy across to the beach and have dinner in one of the great restaurants that are all within walking distance. Just be sure to avoid renting the cottage during the time when we plan to return!

This was my 3rd time to rent this cozy cottage on Balboa Island. It is perfectly located on the corner just a short walk to the bay. No need for a car once you get there. Easy walk to restaurants and shopping. Balboa is a wonderful, friendly community. I especially love the front porch, a great place to have my coffee in the morning and a glass of wine in the evening. A restful, yet an ideal location to participate in all the water events. Easy walk to the ferry to get to the peninsula. You wont be disappointed staying here.
