Enjoy and relax in this classic Balboa Island Beach Cottage. This rear unit of a duplex is a 2 bedroom/1 bath island cottage. This cottage will bring back memories of staying at Grandma and Grandpa's beach getaway! Good for family vacations and one of the best values on Balboa Island. As with all older homes, it is not perfect and we are making upgrades from time to time.
Located two blocks from Marine Avenue (Main Street) on Balboa Island, this older cottage is steps to all of the restaurants and short walk to the bay of the famous Balboa Island Ferry. The rear unit has a closed patio that provides a spacious outdoor mix of seating. The gated patio has two Adirondack chairs for relaxing! There is also a patio table and umbrella that seats up to six people. The patio is connected to the cottage through the classic dutch doors as it blends into the living, dining and kitchen areas. The living room, kitchen, and bathroom are located on the first floor and the bedrooms are located on the upper floor.

The living room and outdoor patio are separated by a classic dutch door that can fully open or just opened at the top that the entire family can use to enjoy the cool ocean breezes. The living room has a medium flatscreen TV so you can keep up with the game or the news. Just a few steps from the main living area, the kitchen serves as a central meeting point - which is fully stocked with cooking/dining gear and basic appliances. You can choose to cook your meal on the outdoor charcoal grill or in the kitchen!
As you continue through the house, there are private laundry facilities are conveniently located in the hallway that leads to the stairs to the bedrooms. The master bedroom has a Queen bed and TV.
The second bedroom is for the kids! It has a twin bed and a twin bunk bed. A closet with space for clothes. The hallway bathroom has a shower/tub combo.
To fulfill the sleeping arrangements for 6 total guests, please consider that the pullout living room sofa is a full size bed, best suited for 2 children or 1 adult.
PARKING: The parking for the rear unit is inside the gate. All guests are guaranteed a parking space. We do not recommend extremely large vehicles at this location. General neighborhood street parking (metered or unmetered) also in area.

Balboa Island is a gem whether you drive, walk, bike or take the Balboa Island Ferry to the island. Balboa Island’s Marine Avenue is home to chic coastal shops featuring unique nautical designs, stylish beach fashions, art and jewelry. It’s also home to quaint restaurants and bistros serving up a variety of dishes bursting with flavor. The selections on Balboa Island go beyond the local fresh seafood of the day with flavors of Italian, Mexican, and French-Swiss mixed in to the culinary choices.
There may be nothing more iconic than the island’s two famous desserts, the Balboa Bar and Frozen Banana. The local sweet tooth treasures have been mainstays for nearly 75 years, and have been imitated and replicated, including on the hit TV show “Arrested Development.” The tasty treats are dipped in chocolate and covered with a variety of coatings from nuts and sprinkles to cookie crumbs.
If you want to visit the DISNEYLAND, our property is located just under 20 miles to the resort and it's two main parks. After a great day at the parks, you can return back to your villa, refresh, relax, and take a stroll down to the beach.
If you are interested in the Laguna Beach PAGEANT OF MASTERS during July, this is a fantastic place to stay. Lyft or Uber is the easiest way to get to the event. You can enjoy a nice glass of wine on the balcony before your ride picks you up and takes you to Laguna Beach.
Additional local attractions include Disneyland, Knott’s Berry Farm, Whale Watching (included in the FREE FUN package), Aquarium of the Pacific, South Coast Plaza, and Fashion Island.
But a trip to Balboa Island wouldn’t be complete without a visit to the Balboa Fun Zone or the Peninsula, where the Ferris wheel has stood for more than 80 years, and the world famous Balboa Island Ferry. The Ferry is about 10 minute walk from the cottage.
This cottage can also be rented in conjunction with the front unit for larger families.
We do allow dogs and there is a $100 pet fee that will be charged.
Please note that our properties may have electronic devices installed such as electronic locks, front door cameras, or noise monitors. There are no video devices inside the property.

STREET PARKING: Please note that street sweeping on Amethysy is done on Monday (West side of street) and Tuesday (East side of the street). Park Avenue is done Monday. The city will ticket and tow cars that are on the street during these hours.

You can park one (1) car in the driveway, which is just inside the gate.

2-3 days prior to check-in you will recieve an email with the door access code.

NO SMOKING
Smoking (traditional, 420, and electronic) are not allowed inside or in the courtyard. Violation of this house rule can be cause immediate removal without any refund. If there is evidence of smoking, you may be asked to leave with no refunds and charged for the extra cleaning.
MIMIMUM AGE REQUIREMENT
Per the City of Newport Beach Municipal Code (5.95.045 A.2) the minimum age 25 to rent. Primary renter must be on-site during the rental. If a reservation is found to be made by a guest under the age of 25, the reservation will be cancelled.
NOISE
Amplified noise is prohibited per city ordinance from 9pm to 10am.
PARTIES (Loud and Unruly Gatherings)
We want you to enjoy your stay with us, be aware that this property is in a neighborhood and there is an expectation that our guests are good neighbors. Newport Beach has strict Loud or Unruly Gathering Ordinance (LUGO). Per the Police Department's website, the policy is:
"It shall be unlawful and constitute a public nuisance for any Owner or Responsible Person to cause or allow a Loud or Unruly Gathering to occur at any Residential Unit within the City. A Loud or Unruly Gathering may be abated by the City by all reasonable means, including, disbanding the Loud or Unruly Gathering at the request of the officer, the issuance of citations, and/or the arrest of any person(s) committing a violation of law under applicable State or local laws.
A “Loud or Unruly Gathering,” means a gathering at any Residential Unit for a social occasion or other activity upon which loud or unruly conduct occurs and results in a public nuisance or a threat to the public health, safety, general welfare, or quiet enjoyment of residential property or nearby public property. Police may also issue a lesser warning called a Disturbance Advisory Card (DAC) for smaller gatherings, noise issues, or other disturbances. Any/all fines, including those possibly issued to the homeowner, are the responsibility of the guests.

MAXIMUM OCCUPANCY
Maximum overnight occupancy is 5 people. If police are called to the property and occupancy exceeds 6 people at any time, a citation may be issued.
EARLY CHECK-IN / LATE CHECK-OUT
We try to accommodate early check-in and late check-out requests. It is not always possible. We ask that you request this 2-3 days ahead of time. We appreciate your understanding if we are not able to accommodate your request.
PETS
Pets (dogs) are allowed and we ask that you let us know ahead of time. Pets are charged an additional fee of $100 each. This fee will be requested close to your arrival day.

WF-FI is provided.
CLIMATE CONTROL
This property has a heater only.
DAMAGES
We recognize that things happen, but we ask our guests treat this private home with care and respect. We understand that items are subject to normal wear and tear and the damage is beyond your control. In the event of damages or lost items, please let us know as soon as possible so that we may attempt to replace them before the next guests arrive.
Your LDW does not cover all damages or lost items. In the event something is not covered and normal wear and tear is not involved, please understand that you will be liable those items.
TRASH PICK-UP DAY
Wednesday is trash removal day, place bins on curb after 7pm on Tuesday evening and bring them in after the trash has been collected.
It is important that you remember trash pick-up because Balboa Island is a small area and there is not room for excess waste.
AMENITIES
Beach towels are provided, please do not remove the bath towels provided.
Beach chairs are located in the courtyard.
A supply of paper products has been provided to last 2-3 days. Extra rolls are kept in the bathroom or kitchen cabinets. Additional needs beyond this are your responsibility.
We attempt to make the property as nice as possible. We ask that you and your guests please treat this privately-owned property with care.
