Welcome to The Lodge at The Ravines and the Retreat at the Ravines Studio Apartment.

Nestled in the Ravines neighborhood in Middleburg, FL - come and stay with us and enjoy this peaceful, wooded neighborhood just a short distance from the hustle & bustle of Blanding Blvd! A short drive from downtown Jacksonville, we are in Clay County - full of waterways and biking/hiking trails - yet close enough to enjoy all of the great things that Jacksonville & NE Florida have to offer!

This cozy studio apartment is 500 Sq Ft with an additional 130 sq ft patio. It has a full kitchen with apartment size refrigerator and stove/oven. Pub Top Dining for 2, Screened in Patio area for relaxing at the end of your day! 55" Smart TV to use the FREE Apps or bring your your login for accessing your Hulu, Amazon Prime or Netflix accounts. The Smart TV has LED Backlighting that you can turn on to assist in your viewing enjoyment! Full bathroom with tub/shower combo. Washer/Dryer in unit. King Size Bed with 12" hybrid memory foam/innerspring comfort mattress. We have a combo Keurig Drip & Pod Coffee Maker - we provide a starter supply of pods to get you going! Toaster, Basic Pots & Pans as well as cookie sheets and baking pan are available for use - as well as cooking utensils and knife set. Towels & Linens are provided. We provide a starter kit of travel size shampoo, conditioner, body wash, body lotion & soap; starter supply of trash bags as well as a few laundry pods and dish soap. We also provide a starter kitchen kit that includes a small olive oil, salt/pepper packets and a sampling of hot sauces. Additional cooking products, toiletries and laundry supplies are provided by the guest.

Small Dog Friendly less than 20 lbs - additional cleaning/pet hair removal fee required. Dog must be disclosed in advance. Fee is per pet (1 pet max in the studio apartment) All dogs are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the dog owner. Failure to disclose the pet in advance will result in a $500 fee. Dogs must be cleaned up after on the immediate grounds surrounding the building, we would encourage you to walk your dog in the wooded areas away from the building. Dog must not be disruptive to other residents & guests. So if your pup is a barker when it hears noises, this would not be the best place for you to stay! Thanks for your consideration.

There is a PADL rental location at the Main St Boat Ramp - https://www.padl.co/locations/paddle-board-rentals-in-middleburg-boat-ramp/ Rent directly from your Smart Phone and tour along the Black Creek! There is a boat rental at Doctor's Lake Marina or you can check out rental options at BoatSetter! Some amenities may be nearby - additional fees may be required. Such as boat rental, golf, horseback riding, etc.

You will enter thru the Guard Gate and there will be ID Verification upon arrival. Be sure to be prepared to provide that. Parking is in the open lot in front of the building, spots are first come, first served. This studio apartment is on the 1st floor, no stairs required.

The building is a combination of long term & short term rentals. Quiet Hours are daily between 10pm and 7am. Please be courteous of your fellow neighbors.

**Parties are strictly prohibited - as noted in the rental agreement. Penalties will be enforced. The property is monitored by Minut Monitoring as noted in the booking agreement.

ARRIVAL & DEPARTURE

Guest Arrival is anytime 4pm EST or after. If the property is approved for early arrival, you will receive a message letting you know you can arrive early and we will activate the door code. If you do not receive a message, then the arrival will remain at 4pm EST.

Guest Departure is anytime 10am EST or before. If you have not departed by this time and do not have written prior approval for a late departure, you will be assessed a $50 late departure fee for every 30 minute delay. The Cleaning Services we use schedule their teams for multiple cleans in advance and any unplanned delays create issues. With unscheduled/unapproved late departures, they are required to bring in additional team members to assist, which incurs a higher cost that must be charged. Any requests made for a late departure must be made a minimum of 24 hours in advance of departure time and are subject to approval/availability.

Frequently Asked Questions

The primary purpose of a bathroom exhaust fan is to remove the moisture out of the bathroom.   These fans help control and eliminate bathroom odors as well.   It will rid the bathroom air of excess moisture, humidity, and other pollutants.

When should you operate the fan?   According to the HVI (Home Ventilation Institute) bathroom fans should only be operating for about 20 minutes during and after a bath or shower.  

Should the fan be left on all day or left on all night?     You especially should never leave the fan on all of the time.  If it is run too long, it can overheat and become a serious problem and fire hazard.  
Please remember you are in Florida, where temperatures routinely exceed 90 degrees during the day. A properly functioning AC system can, at the most, lower the temperature 20 degrees from the outside temperature, so if it's over 90 degrees outside, the AC will struggle to cool the house below 75 degrees. Setting the temperature 20 degrees or more below the outside temperature or running it with windows and/or doors open will cause the AC system to run excessively while it attempts to achieve the set temperature and may cause the HVAC system to freeze and malfunction.  If this happens, you may incur an additional charge for AC repair and you will not have any AC until the repair service is able to resolve the issue.  Refunds are not given for this.  We recommend keeping blinds and curtains closed during the day to limit light/heat from entering the property.  The hottest part of the day will be between 2pm and 7pm - you should not anticipate the AC to be able to start to drop the temperature lower until after that time has past and the sun has set.
We get asked about Palmetto Bugs all the time.  They have been in Florida for a LONG TIME!  They can be pretty big, they fly and will scurry around the floor but they are largely harmless. They do occasionally come inside, especially at night and during or after any storms. We have a lot more sightings during our summer rainy season.  We have regular pest control service at all of our properties to assist in managing them.  However, they will get in thru open doors, garages, windows, etc.  

Tree Frogs & Lizards are also indigenous to our tropical climate and will be around all of our properties.   These are good for the environment and are not anything that we treat for!  You may find the occasional one has gotten into the property and not made it out - or has gotten in and is hopping around.   There is nothing wrong with this - it is part of our local environment.  

This is really just informational.  They are a part of our Florida Tropical Climate.  No refunds are given for these issues. Thank you!

 
AGREEMENT
Tenant is at least twenty-five (25) years of age and will be an occupant of the unit during the entire reserved dates. In addition to Tenant, other authorized occupants that have been identified to us are included.  Should any unauthorized persons occupy or use the Premises, Tenant shall vacate the premises immediately without any refund. Rental status is transient and gives no residential claim to the guests.  Transient accommodations, or "short term rentals" are also subject to applicable Florida Sales and County tourist development taxes which are added as a part of your total payment.  Should the laws change regarding applicable taxes, we will adjust your reservation accordingly.  This may include an additional charge should tax rates be increased or a refund if tax rates are decreased.
FAMILY RENTAL ONLY
Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age! Any violators will be evicted according to Florida Statute 508.141 with forfeiture of all monies.
GROUP SIZE
The maximum number of occupants allowed per property is listed in the property description.  Maximum capacity applies to any given time, such as during a gathering of people at the property that includes guests that are not staying overnight.  If maximum capacity is exceeded, occupancy may be terminated without a refund.
PET POLICY
Dogs only are allowed up to 20 lbs - max 1;  pet fee is per pet and must be disclosed in advance.   Failure to disclose in advance will result in a $500 fine.
FALSIFIED RESERVATION
Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.
NONSMOKING UNIT
Smoking is strictly prohibited. Your damage deposit will be forfeited, and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found.  Or you will be billed a $500 penalty for violating the Smoking Policy.   Smoking would include all forms of tobacco, cigarettes, pipes, cigars, e-cigarettes, vaping, etc.
LINENS/TOWELS/SUPPLIES/FURNITURE
Linens & towels are provided. Excessive Stains, Damage or loss of the Linens will result in a $50 Charge.  An initial supply of paper products is provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies are provided.  There is a $50 fee to restage the house if furniture is moved around and not returned to its original place.
DAMAGES / EXCESSIVE CLEANING
Property Damage must be advised BEFORE departure.   Failure to disclose may result in an additional charge.
CHECK OUT INSTRUCTIONS
Posted on the refrigerator & are standard for short term rental properties.   Failure to complete these instructions will result in an additional charge of $50 per hour for completion. 
Firearms & Weapons
The safety and security of our guests and staff is extremely important to us.  Our Firearms and Weapons Policy is designed for the protection of our guests, vendors, staff, and owners, and pertains to the presence of firearms and weapons on the premises.  Agent recognizes that guests and vendors may legally possess firearms or weapons for a variety of legitimate purposes.  This policy has been developed to create a safe environment by providing appropriate guidance over the custody of firearms and weapons on our premises.  All of iTrip Vacations homes are private property.  Guests, who are lawfully permitted to possess a firearm or weapon, may bring such onto our premises for storage purposes only, with the understanding that they are personally responsible for the following:
  • Guests must abide by all Federal, State and local laws.
  • Firearm and weapons must be appropriately registered.
  • Firearms must be unloaded
  • No cleaning of firearms is permitted on the premises.
  • Firearms and weapons must be safeguarded and secured in either a locked, hard sided firearm container or a soft gun case provided by the guest, at all times and clearly labeled with their name and contact information.
  • No fireworks of any kind, including sparklers.


When you book our property, we will text, message or email you the code to your identified contact preference - 2 hours prior to your arrival.   This will give you access to the front door of the property.   Additionally, names & ages of each guest are required in advance of your arrival;  make/model of your vehicle(s) are required upon arrival.   Maximum Occupancy of both persons and vehicles is enforced.  
We do not allow birds (including parrots), reptiles, livestock, fish or any other exotic animals in any of our properties at any time - regardless of being designated as pet friendly.  
Please be aware - when you bring in all of your groceries and load up the refrigerator - it is going to take time to cool everything back down!  Make sure you do not block the vent that brings in the air-flow.  The more full the refrigerator is - the harder it is to keep everything cool.  It needs unrestricted air-flow & circulation to be able to keep everything to the appropriate temperature.  Once you put everything in - please wait a minimum of 4 hours before reaching out that there is an issue.  We won't be able to do anything until that much time has already passed since you inserted your items.  Thank You!
Guests are not authorized to perform, schedule or coordinate any repairs to anything at the property during their stay.  Any issues that arise where maintenance or repairs are needed will be coordinated by the host only.
