This sun filled condo has wonderful views of Oceanfront Park,out to the beach and Atlantic Ocean. Only the walkway is between you & your toes in the sand! Enjoy your morning coffee or evening beverage on the balcony while taking in these beautiful views!
Our brand new AC was installed on May 3rd - very exciting! We also have updated our photography as of "May the 4th Be With You" LOL! :)
The condo is very comfortable and spacious with a lot of sunlight streaming in! The open living & kitchen areas are roomy and well appointed with cozy furnishings, all of the kitchen items you will need for cooking and a very large Smart Roku TV to enjoy some programming. We have a new sofa in the living area. Free WIFI, of course, so you can stay connected as much as you'd like. Bring your logins for Netflix, Amazon, Hulu or watch any of the free channels. Slide open the balcony door and let the sea breeze waft over you. Just off of the living area is a very large Master Suite with a comfortable King Size bed to curl up in for a good nights sleep! There is another balcony sliding door from the master to enjoy those sea breezes.
There is a nice closet area off of the master for your belongings as well as the en suite Master Bathroom with full tub/shower combo. We also include a few beach chairs, beach umbrella, cooler and beach towels for you to use during your stay. One less thing to pack! Did we mention the pool? Just down the steps from the condo are these extra amenities for the complex. Grab the key off of the seashell rack inside the front door and head down for a little swim time. We have added additional pool towels as well as a beach wagon to make the quick stroll to the beach even easier!
Laundry facilities are available - and are located on the main parking level. Additional directions for them are provided in the condo. Some amenities are nearby - an additional fee may be required. Golf, Bike Rental, etc.
This condo is located in the Beachcomber complex. All specific details are provided with a confirmed reservation.
Pet Friendly - pets less than 50 lbs - additional cleaning/pet hair removal fee required. Pets must be disclosed in advance. Fee is per pet. Max 2 dogs. All dogs are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the dog owner. Failure to disclose the pet in advance will result in a $500 fee.

ARRIVAL & DEPARTURE
Guest Arrival is anytime 4pm EST or after. If the property is approved for early arrival, you will receive a message letting you know you can arrive early and we will activate the door code. If you do not receive a message, then the arrival will remain at 4pm EST.
Guest Departure is anytime 10am EST or before. If you have not departed by this time and do not have written prior approval for a late departure, you will be assessed a $50 late departure fee for every 30 minute delay. When should you operate the fan? According to the HVI (Home Ventilation Institute) bathroom fans should only be operating for about 20 minutes during and after a bath or shower.
Should the fan be left on all day or left on all night? You especially should never leave the fan on all of the time. If it is run too long, it can overheat and become a serious problem and fire hazard.
Tree Frogs & Lizards are also indigenous to our tropical climate and will be around all of our properties. These are good for the environment and are not anything that we treat for! You may find the occasional one has gotten into the property and not made it out - or has gotten in and is hopping around. There is nothing wrong with this - it is part of our local environment.

Tenant is at least twenty-five (25) years of age and will be an occupant of the unit during the entire reserved dates. In addition to Tenant, other authorized occupants that have been identified to us are included. Should any unauthorized persons occupy or use the Premises, Tenant shall vacate the premises immediately without any refund. Rental status is transient and gives no residential claim to the guests. Transient accommodations, or "short term rentals" are also subject to applicable Florida Sales and County tourist development taxes which are added as a part of your total payment. Should the laws change regarding applicable taxes, we will adjust your reservation accordingly. This may include an additional charge should tax rates be increased or a refund if tax rates are decreased.
FAMILY RENTAL ONLY
Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age! Any violators will be evicted according to Florida Statute 508.141 with forfeiture of all monies.
GROUP SIZE
The maximum number of occupants allowed per property is listed in the property description. Maximum capacity applies to any given time, such as during a gathering of people at the property that includes guests that are not staying overnight. If maximum capacity is exceeded, occupancy may be terminated without a refund.
FALSIFIED RESERVATION
Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.
NONSMOKING UNIT
Smoking is strictly prohibited. Your damage deposit will be forfeited, and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found. Or you will be billed a $500 penalty for violating the Smoking Policy. Smoking would include all forms of tobacco, cigarettes, pipes, cigars, e-cigarettes, vaping, etc.
LINENS/TOWELS/SUPPLIES/FURNITURE
Linens & towels are provided. Excessive Stains, Damage or loss of the Linens will result in a $50 Charge. An initial supply of paper products is provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies are provided. There is a $50 fee to restage the house if furniture is moved around and not returned to its original place.

DAMAGES / EXCESSIVE CLEANING
Property Damage must be advised BEFORE departure. Failure to disclose may result in an additional charge.
CHECK OUT INSTRUCTIONS
Posted on the refrigerator & are standard for short term rental properties. Failure to complete these instructions will result in an additional charge of $50 per hour for completion.
Firearms & Weapons
- Guests must abide by all Federal, State and local laws.
- Firearm and weapons must be appropriately registered.
- Firearms must be unloaded
- No cleaning of firearms is permitted on the premises.
- Firearms and weapons must be safeguarded and secured in either a locked, hard sided firearm container or a soft gun case provided by the guest, at all times and clearly labeled with their name and contact information.
- No fireworks of any kind, including sparklers.
When you book our property, we will text, message or email you the code to your identified contact preference - 2 hours prior to your arrival. This will give you access to the front door of the property. Additionally, names & ages of each guest are required in advance of your arrival; make/model of your vehicle(s) are required upon arrival. Maximum Occupancy of both persons and vehicles is enforced.
