Secluded, charming, and tastefully decorated, this little rustic country home is nestled on 2 acres in Maryville, Tennessee. With pastures on one side and woods behind, you’ll enjoy the quiet solitude of nature’s sights and sounds. Enjoy the occasional visit from a family of deer, wild turkeys, and the neighbor cows who love to bring their calves to rest under the shade trees. This rural retreat is a place of peacefulness and privacy and you will spot something lovely blooming all spring and summer. Enjoy the swing or a rocking chair on the long front porch or for different view, relax on the screened-in back porch and watch the cows graze nearby. The house has three bedrooms & two full baths and provides a great escape from city lights and the sounds of traffic. The cozy main level includes 2 bedrooms, a full bath, a full kitchen, dining area that seats 6, and living room for simply relaxing. The lower level has one bedroom and full bathroom along with a cozy den for enjoying puzzles, games or your favorite TV shows.

The home has Spectrum internet, with 500 Mbps, which is good for: Video calling, HD streaming on multiple devices, downloading shows, movies, and large files, and supporting multiple connected smart home devices.

Conveniently located but off the beaten path, this home is a short ride from Knoxville and 42 minutes to the Tanger outlets in Pigeon Forge. Cades Cove and Gatlinburg aren’t far and you can hop onto the tail of the Dragon within minutes for an exhilarating ride! Maryville/Alcoa has upscale dining as well as hometown restaurants, great shopping and many conveniences. This cozy cabin is 6.2 miles (15 mins) from the Knoxville airport (TYS). Football fans will be happy to know you are only 16 miles to Neyland Stadium! You can definitely unplug and unwind at the Little Tennessee Mountain House, or if preferred, Wi-Fi is provided along with TVs in each bedroom, the living room and den.

Frequently Asked Questions

Outdoor fires are reserved exclusively to the pit on the Mountain Laurel Overlook. Use extreme care when utilizing this amenity and strictly abide by local laws and fire regulations. Do NOT build fires when the fire risk is red flagged as HIGH or MODERATE. 

DO NOT place anything but paper and wood in the firepit, or additional fees for cleanup will apply. Any trash, such as cans, bottles, plastic, etc. must be bagged and placed in the outside bins. (See "Trash" in Household Rules for more Details).
Use extreme care when utilizing this amenity and strictly abide by local laws and fire regulations. Do NOT build fires when the fire risk is red flagged as HIGH or MODERATE. Also, use extreme care when disposing of ashes. Be sure there are no hot or smoldering coals when depositing ashes outside.

ABSOLUTELY NO PETS

If evidence of a pet(s) is found in the unit or on the premises you will be asked to vacate immediately with no refund of rent or damage deposit, and will be charged an additional $300 cleaning fee + Nightly Pet Fee.

NONSMOKING UNIT
Smoking is strictly prohibited. Your damage deposit will be forfeited and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found. This also includes the porches/decks/patios. Unfortunately, any evidence of smoking/vaping on the premises then the guests will be charged an additional $300 fee.

HOUSEKEEPING
There is no daily maid service. Linens and towels are included and not to be taken from the unit. An initial setup of trash liners, bathroom paper, and soap is provided. There is a one time cleaning fee included in the booking. Additional cleaning fees will be due in the event that the departure rules are  not followed.
 
LINENS/TOWELS/SUPPLIES
The owners furnish linens and towels. Any lost or damaged linens will be deducted from your deposit. An initial supply of paper products is provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies may be provided. We recommend that you bring any special items that you may need.

UTILITIES
No compensation will be given for temporary outage of electricity, gas, water, cable, or Wi-Fi service. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible.

Do not place non-food items, bones, or other non perishibles in garbage disbosables (where applicable). If these items are found, then guest will be fined $100.

TOILET USE
Plumbing is sensitive. Do not flush anything except toilet paper down toilets. A clogged toilet is problematic and can require a hefty charge and many hours to fix. Only flush toilet paper in toilet. 

TRASH
ALL TRASH MUST BE BAGGED BEFORE PLACING IN OUTSIDE BINS, OR GUEST CAN BE CHARGED AN ADDITIONAL $25. Please be considerate of our house keepers. THANK YOU!
 
SLEEPING CAPACITY/DISTURBANCES
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of 6 people, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.
 
DAMAGES
Any damages/defects noticed upon arrival must be reported immediately (so as not to be held responsible) with a description and pictures. Any accidental damage must be reported during stay, otherwise Parts and Labor cost to fix such damages will be charged to tenant. Tenant acknowledges that they are to treat the house like it was their own and not roughhouse or throw parties. Any such evidence of roughhousing or parties, and damages caused by such, will cause the tenant to be responsible for Parts and Labor to fix the damages; including but not limited to: extra-cleaning, clogged drains, missing/misplaced furniture, broken furniture/windows/etc.
 
HOLD HARMLESS
iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
 
MAINTENANCE
Please report any maintenance needs for the premises to the us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and stereos.
 
ADDITIONAL TERMS AND CONDITIONS
The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.

Rock Hurst is the best .. not only was the house in the ideal location, he directed us to three historical sites, set up a private Whiskey tasting and was available to handle all our special needs. Will definitely do it again!!

We took a quick family trip to the Maryville area and this house was just perfect for that trip! It was convenient to the family we were visiting and also the area attractions we we wanted to see. Overall a wonderful stay!

The Little TN Mountain House was exactly what my family and I needed. It is perfectly nestled in between Knoxville, Sevierville, Pigeon Forge and Gatlinburg ( I am sure there are many hidden gems that we didn't have time to explore). The kids loved watching the cows and birds. We even saw a coyote and wild turkeys. The home is perfect and cozy! I love that it supplied everything we needed and the beds were very comfy (which is a must). I highly recommend the Little TN Mountain House for your next getaway.
