This beautifully updated property with gorgeous lake views allows you to unwind around the outdoor firepit in the backyard, or take a nap in the hammock under the trees of the front yard. There is also a picnic area in the side yard with a table and umbrella. Bring your own boat and launch it 1/4 mile from the house on Old Kingston Road!

**Access to the lake is just 1/4 mile from property off Old Kingston Road where there is a public boat ramp beside the bridge on the main road.**

As you exit I-75 onto Sugarlimb Road and begin to think about your peaceful lakeside vacation destination, your drive will slowly wind you through beautiful Tennessee Valley farmland to your exquisite house on the hill overlooking the Tennessee River and Watts Bar Lake. Make yourself at home and enjoy all of the Lake Community comforts that this location offers.

Take the steps up to the front door from the driveway or front yard to the front porch with rocking and Adirondack chairs to welcome you.

Enter into the open-concept main floor with eat-in kitchen that offers all stainless steel appliances, granite countertops and kitchen island with high-top seating for two. A wooden high top dining table offers seating for 4. The kitchen is fully equipped with a toaster, microwave, blender, mixer, and all other essentials for cooking scrumptious meals. A Keurig Coffee system is available on the coffee bar.

The Living space has a rocking recliner and sofa with a queen pull-out bed. Two end tables with 1 small lamp and 1 stand up reading lamp and a 70" Flat screen TV.

**The fireplace is for decorum only. No fires allowed inside.**

Bedroom 1(Main Level) has a Queen size metal bed, 43" Flat Screen TV, Make-up dresser with mirror, storage drawers, and seat. Ceiling fan/light combo. Two night stands with lamps and suitcase caddy

The full bath with walk-in shower and glass door is located between the kitchen and utility room on the main level. A single sink vanity with overhead lighting and cabinet below with multiple drawers and storage. Make-up mirror as well as towel rack and hooks.

Bedroom 2 is located to the left at the top of the steps. It has a queen size metal bed with 2 night stands and lamps. This room also features a 43" Flat Screen TV, make-up dresser with storage drawers, mirror, and seat. Ceiling fan/light combo.

Bedroom 3 is located at the end of the upstairs hallway on the south side of the home and offers a private walk-out balcony through the sliding glass door and a lake view with a cafe table and two chairs. This room has a queen size metal bed with two nightstands and lamps with an area rug and a reading chair, chest of drawers, and a full closet with a hanging rack and shelf. This room is also equipped with it's own Keurig pod coffee maker for those morning sunrises.

Bathroom 2 is located in the middle of the hallway between Bedroom 2 and 3 with shower/tub combination and rainwater shower head. Single sink vanity with cabinet drawer storage below. Fan/light combination.

Frequently Asked Questions

Outdoor fires are reserved exclusively to the fire pit only. Use extreme care when utilizing this amenity and strictly abide by local laws and fire regulations.  Do NOT build fires when the fire risk is red flagged as HIGH or MODERATE.

DO NOT place anything but paper and wood in the firepit, or additional fees for cleanup will apply. Any trash, such as cans, bottles, plastic, etc. must be bagged and placed in the outside bins. (See "Trash" in Household Rules for more Details).
Use extreme care when utilizing this amenity and strictly abide by local laws and fire regulations. Do NOT build fires when the fire risk is red flagged as HIGH or MODERATE. Also, use extreme care when disposing of ashes. Be sure there are no hot or smoldering coals when depositing ashes outside.

PETS ALLOWED
There is a $30.00 +tax cleaning fee per night to bring a pet. Tenant MUST contact us prior to check-in if bringing a pet, and cleaning pet-fee will be required. If evidence of pet is found on property without pet fee payment, then tenant will be charged an additional $150.00 PLUS the $30.00 +tax per night fee for duration of the stay.

If damages occur from pet, then Tenant is responsible in paying for said damages. Tenant is responsible for cleaning up after pet in yard as well as inside if accident's occur. An additional $100 cleaning fee will be charged for excessive pet waste and/or pet hair found after check-out. Pets must be crated when Tenants are off property. 

NONSMOKING UNIT
Smoking is strictly prohibited. Your damage deposit will be forfeited and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found. This also includes the porches/decks/patios. Unfortunately, any evidence of smoking/vaping on the premises then the guests will be charged an additional $300 fee.

HOUSEKEEPING
There is no daily maid service. Linens and towels are included and not to be taken from the unit. An initial setup of trash liners, bathroom paper, and soap is provided. There is a one time cleaning fee included in the booking. Additional cleaning fees will be due in the event that the departure rules are  not followed.
 
LINENS/TOWELS/SUPPLIES
The owners furnish linens and towels. Any lost or damaged linens will be deducted from your deposit. An initial supply of paper products is provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies may be provided. We recommend that you bring any special items that you may need.

UTILITIES
No compensation will be given for temporary outage of electricity, gas, water, cable, or Wi-Fi service. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible.

Do not place non-food items, bones, or other non perishibles in garbage disbosables (where applicable). If these items are found, then guest will be fined $100.

TOILET USE
Plumbing is sensitive. Do not flush anything except toilet paper down toilets. A clogged toilet is problematic and can require a hefty charge and many hours to fix. Only flush toilet paper in toilet. 

TRASH
ALL TRASH MUST BE BAGGED BEFORE PLACING IN OUTSIDE BINS, OR GUEST CAN BE CHARGED AN ADDITIONAL $25. Please be considerate of our house keepers. THANK YOU!
 
SLEEPING CAPACITY/DISTURBANCES
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of 8 people, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.
 
DAMAGES
Any damages/defects noticed upon arrival must be reported immediately (so as not to be held responsible) with a description and pictures. Any accidental damage must be reported during stay, otherwise Parts and Labor cost to fix such damages will be charged to tenant. Tenant acknowledges that they are to treat the house like it was their own and not roughhouse or throw parties. Any such evidence of roughhousing or parties, and damages caused by such, will cause the tenant to be responsible for Parts and Labor to fix the damages; including but not limited to: extra-cleaning, clogged drains, missing/misplaced furniture, broken furniture/windows/etc.
 
HOLD HARMLESS
iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
 
MAINTENANCE
Please report any maintenance needs for the premises to the us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and stereos.
 
ADDITIONAL TERMS AND CONDITIONS
The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.

House is in great condition and fully accessorized with kitchen utensils and nicely decorated with all the trimmings. We had a 4-day New Years family get together and all had a great time. Enjoyed going to Pigeon Forge. Only disadvantage is the stairs, not a problem for younger folks, but a little tough for seniors.

We had an incredibly relaxing stay in Loudon at this beautiful cottage. There were 4 adults (2 couples) and we had tons of room. The cottage was incredibly clean and appeared freshly remodeled. It had an open concept and the kitchen was big enough for any meals you need to make while traveling. The bedrooms were all big enough and comfortable. We enjoyed sitting outside on the front porch rockers and the hammock. The dining area was just big enough for the 4 of us. The bathrooms were all perfect. The driveway was large enough for our truck and rental car. We even enjoyed the daily visit from some local deer. All in all a great place to stay!
