Private, cozy, home 20 MIN from Zion National Park, Sandy Hollow and Quail Creek State Parks w/beautiful red rock ledges views! Enjoy your time with family and friends in a QUIET neighborhood w/coffee house & grocery store in walking distance. Step out to a great patio to enjoy your cup 'o Joe (made in the coffee maker provided with FREE coffee!) or use the BBQ to grill and enjoy your meal outside on the patio furniture. Comfy beds and clean linens and we have a thing about pillows so we provide a LOT of them! The third bedroom is off the kitchen and is a great place for the kids to hang out and watch movies. It was an add-on to the home off of the kitchen and has a Smart TV and a fireplace that is used to heat this room and a separate AC unit. It has a bunk bed and queen-sized pull-out couch with a memory foam mattress.
There is enough seating for 10 people to sit down and eat together between a breakfast bar that seats 4 and a dining table that seats 6. We have 3 large TVs between the living room, master bedroom and third bedroom. We do not have cable as guests usually have their own Netflix, Hulu, Amazon Prime, etc. account. We have NO STAIRS to climb as the house is all on one level. Both showers have grab bars to help with mobility issues. There is plenty of street parking if you have more than one car. You can park in the garage and in the driveway as well as all along the roads at the front of the house and along the sides.

Tenant is at least 25 years of age (an "adult") and will be an occupant of the unit during the entire reserved dates. Any reservation obtained under false pretense will be subject to forfeiture of monies.
Tenant agrees to adhere to fire safety practices. Do not dismantle smoke detectors as they are there for your protection.
There is no daily maid service. Additional cleaning fees will be due in the event that cleaning involves additional effort and time.
No compensation will be given for temporary outage of utilities. Outages will be reported immediately.
Smoking (including e-cigarettes) and the use of illegal Drugs is strictly prohibited. You will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking or illegal drug use is found. Any violators will be evicted with forfeiture of all monies.
Only Service Animals, or other pets approved in writing, are allowed on the premises. Tenant agrees to payment of Pet Fee when applicable. Any damages incurred from the animals will be covered by the Tenant.
Tenant and all other occupants will be required to vacate and forfeit monies for any of the following: Occupancy exceeds the sleeping capacity of people, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interfere with neighbors' right to quiet enjoyment of their premises.
iTrip, iTrip Salt Lake City or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does iTrip, iTrip Salt Lake City or Owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
Tenant hereby acknowledges that the premises they have reserved may include smart devices which enable the property manager and or owner thd ability to control costs, prevent unauthorized parties or any other information that assists in the maintenance of the home.
Tenant also acknowledges a private/community pool and/or hot tub. Tenant agrees and acknowledges that the private/community pool and/or hot tub patio/deck can be dangerous areas, that the deck/patio can be slippery when wet, and that injury may occur to anyone in such surroundings. With full knowledgement of the above facts and warnings, the Tenant accepts and assumes all risks involved to Tenant and all of Tenant's guests in or related to the use of the private/community pool, hot tub and patio/deck areas.
Please report any maintenance needs for the premises. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and internet.
Parking on the Street is not encouraged. Tickets incurred by the Guest must be paid by the Guest. iTrip and Owner are not liable for disobedience to the law.
All items left behind will be placed in storage. We are happy to ship items for you for a service fee of $15 plus the cost of shipping. Your guest account will be charged for this service once the item has been shipped. After 30 days items will be donated to local charities.
The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.
I understand that by "clicking" or "booking" this property that I have read the terms and conditions related to this property, I am bound by this agreement and I have signed "electronically", and that this Authorization cannot be revoked.
