**Please note, the exterior of the condo buildings at this complex are being painted. This project is being done by the Homeowner's Association. Starting 7/25/22 building 3 balcony construction will begin which will make the balcony inaccessible and cause noise at times during the day but the condo may be occupied. No refunds, compensation or additional discounts will be given.**

**Effective June 1, the swimming pool located between building 1 & 2 will be closed for an undetermined period of time while work on the exterior of building 2 is completed. During this time the pool and kiddy pool located behind building 4 will remain open. Once a targeted end date is reached, this listing will be updated.**

500 square feet of studio space, including an open concept living, dining, kitchen and sleeping area. A full bathroom, in-unit laundry and fully screened 4th floor balcony complete the unit.

Living area includes a comfortable sofa with chaise lounge, club chair, flat screen TV with community provided cable package and sliding glass doors opening to the enclosed lanai/balcony. The lanai offers a pub-height table for 2 to enjoy a morning coffee and/or evening drink with a birds eye view of one of the two community pools; the sliding doors may be closed to enjoy the space in the cooler months, or opened to enjoy the fresh air (the lanai is fully screened as well.)

Sleeping space with king bed, night stands, walk-in closet & ceiling fan. A retractable partition may be opened and closed to offer privacy between the bed and living area.

Bathroom with large walk-in shower and stackable washer/dryer for your convenience and complimentary use (this is a unique feature as most of the studios at this complex do not have in-unit washer & dryer.)

Full kitchen with refridgerator/freezer, stove, dishwasher, microwave, cookware, dinnerware, glasses and cutlery provided. A table and chairs for 4 completes the kitchen space.

Free high-speed WiFi, with 1 gig of unlimited data is available throughout the condo.

All bed linens, bath and pool/beach towels are included.

Beach chairs, umbrella, and cooler are included.

Beach and Tennis Club offers tennis, pickle ball, 2 heated pools and 1 kiddie pool, multiple restaurants close by, onsite café, 2 elevators servicing each building, community coin-operated laundry facility in buildings 1, 3, and 5, and is close to the sands of Bonita Beach and all its amenities including wave runners, paddle boarding, kayaking, etc. Your stay at this vacation condo includes free parking so you can walk to the beach, and free unlimited WiFi. As a guest of Bonita Beach and Tennis, you have complimentary recreational access to the Har-Tru clay courts. Courts are available by appointment, through the tennis pro. Correct court shoes must be worn on the clay courts.

The condo complex is close distance to 3 award winning state preserve beaches including Barefoot Beach, Wiggins Pass and Lover's Key. Naples, Fort Myers, Fort Myers Beach, Sanibel, Captiva Island, and all of the neighboring communities offer dining, shopping, water sports, wildlife, cultural, and sporting events for your southwest Florida vacation. This property is approximately 23 miles from RSW International Airport. This 5 building complex is a walk across the street from Bonita Beach.

No smoking, including e-cigarettes, cigars, or pipes permitted anywhere on the property; this includes the condo and balcony.

No pets allowed.

Minimum age to rent is 25. Please be prepared to present a government issued picture ID, matching the name on the property is booked in, to a representative of management company or property owner within 24 hours of your check-in.
