Journey up the winding driveway between the gorgeous rows of vines to this incredible three bedroom estate. Perched atop the hill, you will enjoy some of the most incredible views in the entire region. This single level three bedroom layout is perfect for those enjoying all that Oregon's Willamette Valley has to offer.

Upon entering the home, you will be greeted with a wonderful open floor plan with the connected living, kitchen and dining room. Each room revels in gigantic west facing windows and views that bathe the entire home in warmth and light, including some of the most spectacular sunsets you will ever see. The living room has seating for all and a level of décor and furnishing that is rarely seen in a short term rental property. Every piece has been thoughtfully procured to create the perfect blend of style and comfort.

The chef's kitchen is something to behold and a fully stocked with everything you may want or need for your culinary desires. Just off the kitchen you will find an additional wetbar and small refrigerator for wine storage. The dining room table nearby easily seats up to eight people.

The bedroom on the south end of the home has an enormous en-suite bathroom, closet and a soaking tub you will not want to leave. The walk-in door-less shower is perfect for anyone that finds steps a challenge. The north side bedroom is quite spacious and has an en-suite bathroom as well.

For the third bedroom, you will find it detached from the home and accessible via a short concrete path most of which is undercover. This wonderful space has a queen bed with twin trundle make it perfect for some kiddos or a small family. There is an attached full bath as well.

While the interiors are amazing without a doubt, you will want to experience every moment of the outdoor amenities you have time for. Bocce ball can provide hours of entertainment for the whole family. Replenish your energy while enjoying some BBQ on the back patio area around the table while taking in the panoramic views of the vineyard and valley. A nightcap by the fire-pit is a great way to wrap up almost any evening.

We truly want you to enjoy your time and make some wonderful memories with your group. That being said, this is not a party or gathering house for groups that can't control their noise levels. We have relationships with all of our neighbors who have our direct contact information. Quiet time is 10:00 pm to 8:00 am. Please stay indoors during this time, keep the windows and doors closed and keep the volume to an enjoyable but reasonable level. If it is loud enough to be heard outside in these conditions, it is too loud for you to remain our guest. This property includes a noise alert monitoring system in order to ensure that neighborhood noise levels are respected. Again, please realize we want every group to enjoy their time, laugh, have fun and make memories. These devices are only to ensure noise levels don't reach a threshold that bothers our neighbors. Also, please note there is no electronic video surveillance monitoring the interior of the house.

RULES AND REGULATIONS
1  Tenant agrees to leave the premises and its contents in the same condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected. 
2  All dishes are to be washed and all garbage removed from the premises and placed in outside receptacles. 
3  No glitter or confetti is to be used or dispersed on the property. Failure to comply will result in extra cleaning fees of at least $300.00 at a minimum.
4  The maximum number of occupants shall not exceed the advertised number stated on the listing.
5  Furnishings are not to be removed from the premises for use outside or in other properties.
6  If Pets are allowed on Property a $100 per pet fee is required. Let us know if you will be bringing pets so we can send a $100 request per pet. Please pick up after your pets. If feces are left behind an extra charge of $50 applied clean up. If it is marked as "No pets" this policy must be observed and pets are not allowed on premises.
7  Smoking is not allowed in the unit. $500 fine if evidence of smoking is found in the unit.
8  Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25).
9  Tenant and any guest of Tenant shall obey all laws of the state the rental vacation rental property resides in, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of the state or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits.
10  There shall be no noise that can be heard outside the home between the hours of 10pm - 7am. If noise is an issue, you will get a written warning text message to the number that booked the reservation and/or a phone call. If noise does not stop, you will be fined up to $300 or possibly evicted immediately.
11  Any items left that a guest leaves and wishes to be returned and shipped will incur a $30 fee plus shipping. 
12. Commercial use of the property, including filming, is prohibited unless approved with a signed location release form. Any unauthorized filming for commercial use will result in immediate eviction and possible legal action.

SLEEPING CAPACITY/DISTURBANCES
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of the listings advertised guests, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.

Violations of our noise rules or maximum number of guests agreed to at the time of booking will result in possible fines or immediate eviction with all loss of all rents.  Depending on severity if there is a noise situation we may call and issue a warning or proceed with a $300 fine. If we cannot reach the guest that booked the property someone will show up to at a minimum issue a $300 fine and/or evict the entire group immediately. Any delay will result in us involving the authorities and trespassing every person on the property as well as the loss of all rents. Additional fines or damages may be assessed after removal. 

HOLD HARMLESS
iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
 
ADDITIONAL TERMS AND CONDITIONS
The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.

Everything about the house was fantastic. Spacious yet cozy, quiet but near everything, it also provides incredible views and has all the amenities you could ask for. Would absolutely stay here again when we return to the Willamette Valley.

The best way to describe this home is WOW! Our stay was at the beginning of September. The view from the back porch over the vineyard and to the coastal mountain range was out of this world. Every room was perfectly clean and comfortable. The home is extremely spacious and there was plenty of room for us to relax. Comfortable indoor and outdoor seating so you can enjoy the spectacular view from every angle. A short 5-minute drive to the local town was very convenient. The hosts had great communication that made the check-in and checkout process flawless. When we come back to experience Willamette Valley, we'd love to stay here again.

What a fabulous house for a few relaxing days with family. We appreciated the layout that gave us plenty of private space combined with generous common areas—with views all around. The stupendous kitchen, the multiple big screens, and the bocce ball pitch kept us entertained (while we weren’t out wine tasting).

This is a fantastic house for a family event. The house is modern and a has a very well equipped kitchen. The views are amazing and the location is great for a wine country home base. Only a ten minute drive to the cute town of Carlton for the bakery, tasting rooms, and restaurants. The owner checked in with us during our stay to ensure everything was going well.

My sister and I needed a place to stay with our kids for a family wedding in Yamhill. This gorgeous home was perfect. Three ensuite rooms (one detached near the bocce court). The home was beautiful, spacious, and well-appointed. We had everything we needed and everyone was comfortable. We enjoyed the large living area and kitchen for cooking, sharing meals, and playing games. There were plenty of bathrooms for everyone to get ready at the same time for the wedding. We didn't get a chance to enjoy any wine tasting but we will be back another time for that.

We had an incredibly lovely stay at Township No 3 in Yamhill. The photos do not do the sweeping views of the vineyard justice! The house is well-appointed, with a fully-stocked kitchen - including coffee/tea for the electric kettle and coffee maker. We felt so very comfortable relaxing and enjoying the home. The bedrooms were comfortable and we did utilize the twin "sofa" beds for the kids, which were nice. Note that the third bedroom is located outside/around the corner of the garage (just a few steps) which offers additional privacy, although our kids preferred to stay with us in the main house. Hosts were super responsive and answered all our questions! This was one our best AirBnB experiences ever and would highly recommend! Our only regret is that we couldn't stay longer!!!
