Tranquil by the Pond is the perfect escape. Sitting just a half mile up from the beach you have your own wooded enclave, complete with pond, views, movie room, and epic game room.

Upon arriving you will enjoy the ample parking at the roundabout at the home overlooking the hills and valley below. As you enter this incredible home you are greeted with foyer that opens up into an enormous open floor plans with the living, dining, and kitchen together. Just beyond is an expansive 600 square foot porch with forest and skyline views. Every piece of décor inside and out was curated for our quests to find the perfect blend of comfort and style.

This main level also has a spacious primary bedroom with attached bath and walk-in closet. The closet does have a crib for the families travelling with little ones. For those that need, there is laundry available on this floor as well. Upstairs there are another two bedrooms and full bathroom as well.

One of the jewels of this home is the bottom level game room. It is truly epic. The American Shuffle Board game is always a highlight and playable by all ages. There is a ping pong table with spectator seating. If you want to chill and game a bit there is a poker table for you to try your luck at, and a sauna if you need to steam away any losses. For family time, take a break and watch a show in the theater style room with the whole group. There are almost too many amenities to list here!

If all of that wasn't enough, there is an additional two bedrooms, and a kitchen within the detached dwelling unit. This helps provide ultimate flexibility for families and groups and options for sleeping arrangements.

It is virtually impossible to find any other home in the region with so much to offer that sits barely a one minute drive to the beach as well as downtown Rockaway Beach. There are numerous options for groceries, shopping, restaurants, and entertainment just a mile or two away. Please reach out if you have any questions at all. This property includes a noise alert monitoring system in order to ensure that neighborhood noise levels are respected. Again, please realize we want every group to enjoy their time, laugh, have fun and make memories. These devices are only to ensure noise levels don't reach a threshold that bothers our neighbors. Also, please note there is no electronic video surveillance monitoring pools or spas, or on the interior of the house.

**Kitchen Stove: As of March 2023 gas has been turned up higher for easier cooking.

RULES AND REGULATIONS
1  Tenant agrees to leave the premises and its contents in the same condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected. 
2  All dishes are to be washed and all garbage removed from the premises and placed in outside receptacles. 
3  No glitter or confetti is to be used or dispersed on the property. Failure to comply will result in extra cleaning fees of at least $300.00 at a minimum.
4  The maximum number of occupants shall not exceed the advertised number stated on the listing.
5  Furnishings are not to be removed from the premises for use outside or in other properties.
6  If Pets are allowed on Property a $100 per pet fee is required. Let us know if you will be bringing pets so we can send a $100 request per pet. Please pick up after your pets. If feces are left behind an extra charge of $50 applied clean up. If it is marked as "No pets" this policy must be observed and pets are not allowed on premises.
7  Smoking is not allowed in the unit. $500 fine if evidence of smoking is found in the unit.
8  Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25).
9  Tenant and any guest of Tenant shall obey all laws of the state the rental vacation rental property resides in, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of the state or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits.
10  There shall be no noise that can be heard outside the home between the hours of 10pm - 7am. If noise is an issue, you will get a written warning text message to the number that booked the reservation and/or a phone call. If noise does not stop, you will be fined up to $300 or possibly evicted immediately.
11  Any items left that a guest leaves and wishes to be returned and shipped will incur a $30 fee plus shipping. 
12. Commercial use of the property, including filming, is prohibited unless approved with a signed location release form. Any unauthorized filming for commercial use will result in immediate eviction and possible legal action.

SLEEPING CAPACITY/DISTURBANCES
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of the listings advertised guests, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.

Violations of our noise rules or maximum number of guests agreed to at the time of booking will result in possible fines or immediate eviction with all loss of all rents.  Depending on severity if there is a noise situation we may call and issue a warning or proceed with a $300 fine. If we cannot reach the guest that booked the property someone will show up to at a minimum issue a $300 fine and/or evict the entire group immediately. Any delay will result in us involving the authorities and trespassing every person on the property as well as the loss of all rents. Additional fines or damages may be assessed after removal. 

HOLD HARMLESS
iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
 
ADDITIONAL TERMS AND CONDITIONS
The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.

Beautiful home, Great location

We just left a week of staying at Tranquil by the pond in Rockaway Beach Oregon. The home was beautiful set apart from other homes in the area. The back porch was lovely to sit on and several times during the week we got to see deer right in the backyard. With three bedrooms in the main house with king-size beds and two bedrooms and a pullout in the guest house there was plenty of room for our family of 11 including a six-month-old. There was a crib in the master which was downstairs. We didn't find it in the description but the upstairs bathroom definitely bathroom included a bathtub which worked so well for the four kids under five that we had with us. The home was airy and light and welcoming. We found the location to be perfect as it was only a half mile from the beach at Rockaway and close enough for us to visit the Tillamook Factory in one direction and Seaside, Cannon Beach, and Ecola State Park in the other. Itrip was responsive to our questions and needs. I would recommend this home.

What a great place to stay!

We have an annual trip guys that we take to the Oregon coast to golf and hangout, this house was perfect! It is easy to get to and in a perfect location in town. Just off the main strip but still have access to things you may need or want to do. It has many things to do (Shuffleboard, Ping Pong, Poker Table, large yard (brought cornhole setup down), Theater room, wide open main area for relaxing and a great deck for dinner and drinks. All rooms were good, beds comfy, and the house was plenty stocked with necessities for eating and sleeping. At the end of each trip we chat about if we liked it and maybe book again for next year, everyone enjoyed the house!

Great location, beautiful house, thoughtful touches, all the cooking supplies you could need, cozy, good temperature control in the smaller “house”. Our only complaints are the beds were hard and uncomfortable even though the bedding itself is nice. Also, the WiFi wouldn’t work in the second building, but there was a strong signal for a locked WiFi named “tranquil”. Surprisingly was the WiFi offered. Overall would recommend for sure. 4.5 stars would be more accurate.

The house was perfect for our beach weekend. We stayed in most of the time and had plenty of space to relax and enjoy. The kitchen was well stocked with everything we needed to prepare several meals. The game room was fun and the deer in the yard was an added bonus. It was a short walk to the beach and downtown shops.

We had a wonderful four night stay at Tranquil By the Pond. The home is light and spacious with luxurious amenities including a top notch crib and changing table. From the gourmet kitchen to the sauna to the theatre game room, it had something for everyone. It was great to have ample parking on the large property. We really appreciated the low-key,welcoming check-in and easy check-out process which made it feel like a true vacation. We hope to return again in the future!

Perfect Coastal Stay

We loved our stay here! Great main house with huge kitchen and lounging area. We enjoyed meals on the deck and the open living room/kitchen was a great place for the 11 of us to hang out. There are only three bedrooms in the main house, and two rooms (minus a door) plus a pull-out in the 'annex'. The annex felt a lot like summer camp with limited privacy so heads up if you're traveling in a group utilizing all of the beds. The beach is a short walk and we appreciated all of the towels provided. The company was quick to respond via text with any of our questions. Would recommend!

Relaxing Stay, Great Games

The house and accomodations were just right for our adult family of 5 and friends. Plenty of space, beautiful pond and yard and lots of entertainment playing poker, shuffleboard and ping pong during the one rainy day we had. The rest of the time we were on the go enjoying the beaches, trails at Oswald State Park, birding and the Tillimook Cheese Factory. Lovely spot and easy access to all that the North Oregon Coast has to offer.

The house was very clean and well positioned in Rockaway, away from the sounds of town, but close enough to walk to the beach. We really enjoyed listening to the waves and the buoy sounds from the jetty while having our morning coffee on the large deck. There was plenty of room for our family of 7. The house is bright with tons of windows overlooking large trees and a pond. Beds were incredibly comfortable and the entire house is beautifully decorated. Kitchen is well stocked, and the family really enjoyed the ping pong table! We will absolutely come back!

We couldn't have been more pleased with this property. The house + ADU was spacious enough for our large family. The kids had so much to do - they loved hanging out in the theater/game room or playing ping pong in the garage. When they weren't there, they were playing outside in the very large lawn, where we saw deer and fawns grazing each evening. The adults in our party were able to relax in the main area of the house and enjoyed eating outside on the deck and playing games in the dining room. The location was a short walk from the beach and main strip of Rockaway, but was far enough away to feel very private. This property had it all and we will definitely consider coming back if we ever visit Rockaway Beach again.

This home was a great fit for our extended family of 11! It was nice to have the area in the Annex for a little space between the families! The house is very well appointed. The kitchen is so well equiped, it had everything we needed to make our Thanksgiving dinner! The beds are super comfortable. There was enough seating for our whole group. I hate staying at houses that barely have enough dishes for the number of guests, this house had almost double what we needed!! The game room was so much fun! We had a shuffle board tournament that the whole family participated in! It was an eash walk to 101 for some local food and shopping in this super quaint little beach town. Loved everything about this home and we can't wait to go back!

Beautiful home!

This home is amazing. Is to open and the windows in the main living area were so pretty. There were 8 of us and the property fit us great with room to spare. The game room was so cool but with the entrance being outside with the wind and weather we didn’t spend much time down there. The ping pong table and sauna however in the garage got tons of use and was a great touch. While we were there there was a wind storm and the outside furniture was literally flying across the deck, I text the PM and within an hour they had someone at the house tying everything down. Anytime I needed something they were very quick to respond. The oven does need some attention as the door doesn’t shut all the way unless you stand there and hold it shut for around 10 seconds and even then sometimes it took a few extra hard pushes to get it to stay closed but it still worked. And we couldn’t figure out the sound bar or cable but they still had Netflix and Hulu for when we wanted to watch movies. Overall we loved everything about the house and would definitely stay there again.

Spacious beautiful coastal home

This home has it all, comfort, space, well equipped, game room, lots of parking and more. There was 11 of us and all felt that they had their own space in the 3 bedrooms, 2 full and 2 half bathrooms in the house and 2 bedrooms, 1 bath, and a hide-a-bed in the living area of the apartment attached to the shop. There is a game room downstairs that makes it perfect for entertainment. The deck on the house overlooks a beautiful landscaped yard with a pond. We were there with a family getaway and we all enjoyed the home and was impressed with the decor, furnishings, well equipped kitchen and the abundance of bathroom towels. It was great due to the location as well.. Kudos to the owners and property managers of this beautiful home.
