Rules note: This property is completely non smoking of any kind. It is an adult only rental so please no kiddos for the reasons mentioned above. There are also no pets, no firearms, and no fireworks. Pets of any kind cannot be allowed as this property is an allergy sensitive area. There is room for one vehicle out front so please limit yourself to that. "There is one security camera placed outside which is facing outward and not guest focused. Please ask if you have any questions regarding this."

This rental is intended for Adults. Due to the concrete floors, the owner does not feel it safe to have young children in here who may fall on the floor. There is also a small pathway up to the front door that has a pebbled walkway and step up, so we recommend those who can walk easily unassisted.

This is a bright, modern, one bedroom guesthouse sitting at 753 square feet. It comes with your own complete kitchen, entrance, parking space, and front yard on a quiet street. The guest house is behind the owners main home, which is roughly 30 feet away.

If you are in need of a peaceful retreat within a 15-minute drive to downtown Portland, 10 minutes to the popular Sellwood, Division, or Hawthorne districts of Portland, you have found it. The Woodstock neighborhood is great for biking, a walk to Woodstock Boulevard for stores & eateries, or a stroll in the park. Reed College is about one mile away, as are five different parks, and The Rhododendron Gardens.

The guesthouse sits behind the main house and the owners. They are wonderful caretakers of both properties and you may see them pop by for a quick hello. They will respect all the privacy you need but certainly want all guests to know they are available if anything comes up.

If you are looking for a longer stay, that is possible too. Whether a travelling nurse, a visiting professor, or someone looking to relocate to the area, the Under the Cedars Guesthouse will be quite convenient. It's a perfect fit for those commuting to OHSU, Providence Hospital, Portland State University, and so many more.

Please note that the address in the listing is our main house address, so in directions, you will be given specific directions onto 50th avenue where the guesthouse is located. You have access to the whole guesthouse and its own front yard. We want you to have a good time, but we would ask that you respect us and our neighbors by keeping your noise down; quiet hours are 10 pm to 7 am weeknights, and 11 pm to 8 am weekends. ONLY guests included in your reservation are able to be in or on our property, unless you make special arrangements with us in advance. Please don't hesitate to reach out if you have any questions at all.

The Wifi in the guesthouse is fully operational for watching movies, phone calls, and connecting to work websites. Bandwidth may not be adequate for gaming. Hosts are also on the network

The guesthouse is conveniently located in a quiet neighborhood and only a 10-minute walk or 2-minute drive to Woodstock where there are restaurants, shops, and stores to enjoy!

RULES AND REGULATIONS
1  Tenant agrees to leave the premises and its contents in the same condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected. 
2  All dishes are to be washed and all garbage removed from the premises and placed in outside receptacles. 
3  No glitter or confetti is to be used or dispersed on the property. Failure to comply will result in extra cleaning fees of at least $300.00 at a minimum.
4  The maximum number of occupants shall not exceed the advertised number stated on the listing.
5  Furnishings are not to be removed from the premises for use outside or in other properties.
6  If Pets are allowed on Property a $100 per pet fee is required. Let us know if you will be bringing pets so we can send a $100 request per pet. Please pick up after your pets. If feces are left behind an extra charge of $50 applied clean up. If it is marked as "No pets" this policy must be observed and pets are not allowed on premises.
7  Smoking is not allowed in the unit. $500 fine if evidence of smoking is found in the unit.
8  Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25).
9  Tenant and any guest of Tenant shall obey all laws of the state the rental vacation rental property resides in, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of the state or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits.
10  There shall be no noise that can be heard outside the home between the hours of 10pm - 7am. If noise is an issue, you will get a written warning text message to the number that booked the reservation and/or a phone call. If noise does not stop, you will be fined up to $300 or possibly evicted immediately.
11  Any items left that a guest leaves and wishes to be returned and shipped will incur a $30 fee plus shipping. 
12. Commercial use of the property, including filming, is prohibited unless approved with a signed location release form. Any unauthorized filming for commercial use will result in immediate eviction and possible legal action.

SLEEPING CAPACITY/DISTURBANCES
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of the listings advertised guests, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.

Violations of our noise rules or maximum number of guests agreed to at the time of booking will result in possible fines or immediate eviction with all loss of all rents.  Depending on severity if there is a noise situation we may call and issue a warning or proceed with a $300 fine. If we cannot reach the guest that booked the property someone will show up to at a minimum issue a $300 fine and/or evict the entire group immediately. Any delay will result in us involving the authorities and trespassing every person on the property as well as the loss of all rents. Additional fines or damages may be assessed after removal. 

HOLD HARMLESS
iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
 
ADDITIONAL TERMS AND CONDITIONS
The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.

If you are renting the home "Alberta Villa" located in the Heart of Alberta Arts District, the following rules also apply:
Maximum occupancy has a hard cap at 8. We cannot make exceptions for any reason.
"Use of all outdoor spaces by ASTR guests is prohibited between the hours of 10 p.m. and 7 a.m. all days, except when entering or exiting the house. The hours of outdoor space use must be listed in the House Rules and may be more but not less restrictive.

The ASTR use must comply with City Title 18, Noise Control. Among other regulations, Title 18 sets limits on sound levels that impact residential properties. Section 18.12.020.B addresses permissible levels of sound producing or reproducing equipment. The following activities are in violation of Title 18: Operating or permitting the use or operation of any device designed for sound production or reproduction in such a manner as to cause a noise disturbance; or operating or permitting the operating or use of any such device between the hours of 10 p.m. and 7 a.m. so as to be plainly audible within any dwelling unit which is not the source of sound.

Commercial meetings are prohibited. Commercial meetings include luncheons, banquets, parties, weddings, meetings, charitable fund raising, commercial or advertising activities, or other gatherings for direct or indirect compensation."

This was a perfect place to stay while visiting family nearby. The home was inviting and comfortable. We enjoyed playing cards out front under the trees. The neighborhood was peaceful and quiet. We enjoyed walking through the Woodstock Park and to the many restaurants and shops on Woodstock.

This is our 2nd time staying here. We absolutely love it! Clean, quiet and close to everything! Has all the amenities you could possibly need! The only suggestion I could make would be the bedding. The pillows, comforter and blanket really need replacement. They don’t offer much head support or warmth. (Seen better days)😉 After a day of hiking or shopping, you want to crawl in a cozy bed. 😉 Kitchen faucet needs some tightening, it’s very loose. We absolutely love this place! And will definitely stay again! Thank you!

The guesthouse is the perfect location within walking distance to our new grand daughter in a quiet neighborhood. The home includes everything one would need for a comfortable visit. This is our second time here and it was as good as our first week stay in February. Amenities include a washer and dryer, TV with guest Roku access, Internet access, coffee and coffee maker, lots of storage, bath robes, stocked kitchen. The space is private, but there is convenient access to our hosts to resolve any issue that may arise. There is a nice market nearby for all your grocery needs and off street parking. We'll definitely be back for another visit soon!

Despite the historic snow storm, our cottage was a pleasant respite from the weather. Everything was as described in the listing and there was even coffee, laundry pods and dishwasher pods for our use. Features that we appreciated include a new washer a dryer, a spacious bathroom with plenty of towels, a comfortable bed with lots of storage and hangers. My wife even made use of the provided yoga mat! We will definitely be back.

The VRBO home is situated in a quiet neighborhood in Woodstock. Upon arrival of the unit, it was very clean, organized, and had a very nicely equipped kitchen--Better than other households I stayed in. The house is stocked nicely with plenty of bathroom towels and I like how there is a couch that is relatively comfortable to lay on.

What a wonderful place to stay! From the thoughtful layout to the well stocked kitchen, this cottage is designed for comfort and easy living. during my 5 week stay, I enjoyed cooking; walking to the store, bank, restaurants and bakery; lounging on the couch; having friends over for lunch; and partaking of all the cultural events downtown Portland has to offer. It's a quiet neighborhood, but so easy to get anywhere I want to go, on foot, by car, or by public transit. I would come back again in a hearbeat! Thanks so much for an enjoyable stay!
