***The Vista Cay Clubhouse Pool & Bar will be closing for a major renovation on September 13th, with no known opening date but the plan to have the work complete by early Spring, 2025. Construction may cause temporary closures to the Clubhouse lobby, game room, and fitness center; please inquire with the Vista Cay front desk for updates. All guests of Vista Cay will continue to have access to the large pool area on Breakview Drive during this construction.

If you would like to request an early check-in, a late checkout, or a trip extension, please reach out to our reservations team! While not every request can be honored, we will do our absolute best to make it work!
 
Typically, maid service is only scheduled for after your departure. For stays of 30+ days, we may require one or more cleaning visits to the home. If you would like to add a cleaning stop during your stay, just reach out and let us know! Prices vary on the size of the home.

AGE RESTRICTIONS
The primary renter must be 25+ years of age and proof may be required at any time.

PRIMARY RENTER
The primary renter must be staying in the unit for the full duration of the trip. No arbitrage or 3rd party bookings are allowed or will be honored. No parties or events are permitted. Please make sure the information we have (phone number, email address) for the primary renter is accurate and up to date at all times. We work hard to share all applicable information for the home and in the event of an emergency, we need to make sure we can get ahold of you!

NO SMOKING OR VAPING
Smoking and/or vaping of any kind is strictly prohibited. Florida law prohibits smoking/vaping on balconies of shared housing (condos/apartments) or shared entryways with other units. Fines starting at $500 will be issued for ANY evidence of smoking or vaping is found in the unit after your departure.

PETS
Pets are allowed in designated homes ONLY and should be included in the initial booking; if they are not, please reach out to us to add them to your booking ASAP. Additional fees, security deposits, and a health screening are required of any pet. Unauthorized pets may result in immediate removal and up to a $500 fine.

LINNENS | TOWELS | SUPPLIES
Your home will be furnished with bed linens, blankets, bath towels, washcloths, and pool towels, if applicable. It will also have ONE of each of the following: body soap, shampoo, conditioner, dish soap, dishwasher tab, clothes washer tab, 1 garbage bag per garbage can, toilet paper, and paper towels. Since occupancy and stay lengths vary, please be prepared to purchase any additional supplies needed for your stay. 

ENTRY BY OWNER
The owner or owner's agents may enter the premises due to an emergency, necessary/agreed-upon repairs/alterations/improvements/services, or showing to prospective purchasers, renters, or contractors.

FURNISHINGS
Do not move or remove any furnishings from the premises or property. Fines will be incurred for theft or damages.  

GARBAGE
The tenant is responsible for the collection and removal of all trash during the stay. Specific trash instructions will be shared in your welcome letter. 

HAZARDOUS PRACTICES
No grills of any kind are permitted inside or in any covered areas. Grills may be used only in open-air areas 50+ feet away from the home. No open flame (e.g., candles) is permitted on the premises. Do not dismantle smoke, carbon monoxide detectors, or pool alarms as they are for your protection.

HOLD HARMLESS
iTrip nor the Owner of the premises assume any liability for (i) loss, damage, illness, or injury to persons or their personal property that occurs during their stay on the premises; (ii) any inconveniences, damage, loss, or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, internet access, electricity or plumbing or (iii) any inconveniences, damage, loss or injury arising from or due to weather conditions, natural disasters, acts of God, or other reasons beyond their control.

MAINTENANCE
Please report any maintenance needs and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to, utility outages, HOA-controlled amenities, heating and air conditioning, appliances, televisions, and internet/WIFI. 

PARKING
Parking is limited to the designated area(s) and guests assume all risks. Neither the Owner, Owners Association, nor iTrip is responsible for any vehicle damage/theft. No boats, jet skis, campers, trailers, or RVs, are allowed. Please check your welcome letter for specific HOA rules regarding parking. 

POOL, SPA & PATIO/DECK
Tenant acknowledges that if the premises reserved include a pool and/or spa, no lifeguard is on duty. The pool, spa, and patio/deck can be dangerous areas, the deck/patio can be slippery when wet, and injury may occur. Diving, horseplay, or running is prohibited. No child or adult non-swimmer is permitted to use the pool without adult supervision by a strong swimmer. NO GLASS is allowed in the pool area. 

The pool alarm and pool fence are required by Florida law and MUST NOT be tampered with or disabled. Tenant must immediately report any problems with pool, spa, or safety fencing. Tenant and guests accept and assume all risks involved in using the pool, hot tub, and patio/deck and agree that neither the Owner, owners’ association nor iTrip accepts any responsibility whatsoever in the case(s) of accident or illness resulting from use of these amenities.

Homes with pools and hot tubs are under the weekly care of a team of professionals. As mandated by the state of Florida and for your safety, a team will be onsite once a week to test the water quality and make any necessary adjustments. These visits are not optional and cannot be scheduled, rescheduled, or refused. This team will not access the home and tenant does not need to be present for this visit. 

UNIT OCCUPANCY/DISTURBANCES
The maximum occupancy is based on the property limitations in the rental reservation. No parties or events are allowed. Tenants will be removed, fined, and will forfeit all monies for: Exceeding maximum occupancy, any illegal activity, damage to the premises or to neighboring properties; and any acts interfering with neighbors’ right to quiet of their premises.
Quiet Time: 10:00PM – 7:00AM

STAIRS/ACCESSIBILITY
There may be stairs to enter the premises (see pictures and inquire if any concerns).

FEDERAL, STATE, AND LOCAL LAWS • HOA RULES
Tenant and any guest of Tenant shall obey all FLORIDA state laws, as well as LOCAL laws and HOA rules while they are on the premises. Failure to abide by the laws of Florida may result in removal and forfeiture of rental fees and security/damage deposits. 

HOA's
Many of our units reside in communities controlled by an HOA (Home Owner's Association), and we must abide by their rules. These rules may include (but are not limited to): registering all vehicles and drivers staying at the unit, vehicle restrictions and limits, registering all guests of the unit, specific trash protocol, pet breed restrictions, quiet times, additional amenity fees, gated entry, and more. Our team will be in touch if your unit falls under an HOA that has additional requirements for entry and specific HOA rules will be shared in your welcome letter.  

RESPECTFUL BEHAVIOR
Please treat the home, the neighbors, the community, and our team of iTrip Staff and contractors with respect; we will do the same. iTrip Orlando/Delta Palms, LLC reserves the right to discontinue service and cancel the booking if the tenant or any of the tenant's guests display aggressive or abusive behavior towards our staff.  

DAMAGES
Accidents happen! Please report any damages as soon as possible so we can work to have them resolved.

This was a perfect fit four our family of five. It was so nice to have access to a kitchen, laundry, and pool; while still being so close to everything! Additionally having the grocery right next door helped when we realized there was a few “required” items that didn’t make it with us on the trip.

My family have enjoyed this home. -Clean -Organized -Great kitchen -Nice washer and dryer The only downside was the beds in the 3rd room with the two queen beds were uncomfortable,it seemed like the bed protector was plastic.But I would definitely stay in this property again with my family.

We were pleasantly surprised during our recent stay. While the property does not scream out luxury as you arrive, we found the unit to be very comfortable for a family of 5. It was clean, well maintained and spacious. It is centrally located near many of the Parks and the Publix is very useful if you are looking to cook meals in the units. The common area pools and workout room worked wellas well. We would return

Was in Orlando with 3 colleagues on business. The accommodations were great with room enough for everyone. The condo was clean, beds were comfortable, and location was perfect. Less than a half of a mile from where we needed to be and restaurant row. Plus, we were within walking distance to a shopping center with a good grocery store. Thanks! This place has 0 customer service. They had no key for the pool and due to an event we attended we didnt realize that until the following day. They charged us for the missing key. We tried calling but no return call. So we paid $50 for the key because the cleaning crew stated that they inspected the place. Maybe they need to review who they hire as the whole place was dirty couches stained and beds hard. I would never stay there again.

Somewhat disappointed in the cleanliness of the bed covers. The mater suite bedspread is dirty on the corners of the coverlet. Not sure if they've ever been cleaned? The second bedroom has sheets too big for the bed, and the mattress is uncomfortable. It tends to roll to the left side. I would like to see brighter lighting for reading in the evening. Otherwise, everything else seems to be fine.

Suggest to have the towels placed in the bathrooms not on the shelf above washer and dryer. Also, have a complete roll of toilet paper on each roll in the bathroom. There's very few dishes. Also, add some reading material and a journal so guest can sign it and tell about what they did while they were here. The master bath's lighting is dim to get ready; putting makeup on. Plus the shower only has one small holder. The hall bath's water didn't get that hot. Otherwise, we enjoyed our stay. The unit is spacious and was clean. It was very close to attractions.

Srs, Gostamos muito da nossa estadia, o local e o condomínio muito bons, eletrodomésticos novos e muito úteis, só gostaríamos de falar sobre as roupas de cama e banho, as colchas e as cobertas que cobriam as camas estavam sujas, tivemos que deixar de lado assim que chegamos e as toalhas de banho estavam muito gastas, se possível para uma futura estadia trocá-las. Também achamos a porta do apartamento um pouco insegura, gostaríamos de ter tido acesso tranca também, muito fácil de abrir caso houvesse uma pessoa com interesse de roubar. as portas do edifício (4126) nunca eram fechadas após as 10pm. Quando e como será feito o reembolso dos US$ 40,00 ?

Not the best at vista cay

I have stayed in Vista cay condominiums two times in the past and this condo is the worst by far. It is far from the main clubhouse. The construction seems much cheaper than the units at the main clubhouse. The mattresses were awful. I would research more carefully next time I stay. Much better units for similar price are available

Each phase of the Vista Cay community is built slightly different however we are not aware of any change in building standards from building to building. Last October (2015), the home owner added a new master bedroom mattress to the home. It was top quality, recognizing the need for guest's comfort. We will gladly share your comments for consideration of additional replacements. We have a nice selection of homes in the Vista Cay community, located in all areas. For the next visit, we suggest to please call and speak to someone to find out the location of your vacation home. We would definitely want you to be in a locale that fits your needs. We stayed at this apartment from 20th to 30th April. Easy to get to ad near to the supermarket on the resort but a good walk away from the main clubhouse and pool. there was a smaller pool near by, ideal for children, but we were so busy we used it only once. I have to say it was a lovely sized apartment. It sleeps 8 on the ad but I would recommend only having 6 in it as the sofa bed in the living room needs replacing and I don;t think anyone would have a good nights sleep on it. As an english woman and regular, national tea drinker I was disappointed to find there was no kettle in the apartment and using a coffee maker to make tea is, as we english well know, a no-go/disaster area. However, for the time we spent at the apartment I used a small saucepan to boil water for the tea and it was no problem just a tad inconvenient. after a few days. All appliances were in good order at the apartment and the beds were comfortable, which after busy days at theme parks were a blessing. if you are staying here you will need to have access to a car as it is not easy to get to the parks or International Drive using public transport. I would use this company/book an apartment at this resort again as they made it very easy to rent and use the apartment, we were kept fully informed about our booking and received all of the information we needed to access it etc without any problem at all.

The room was not clean. Bedding was discusting and had to be washed immediately upon entry. Comforters were stained and gross. One of the beds had pee stains on the mattress cover. Dirt and other nasty stuff under the beds as well. Kitchen light failed after day 2 of our stay. Would never stay again. I've never left a bad review of any place I've stayed but this was a terrible experience. After spending hours cleaning this place was OK to sleep in...as long as you don't mind a pee stained mattress cover. Gross

We stayed at vista cay in october 2015, and it was ok. We had an issue with the bathtub, but they fixed it right away, so the staff were great! We didn't spend that much time in the condo, but when we did it was nice. It was clean, but in the second bathroom, if you stood in the shower behind the showercurtain it was very dark. Otherwise it was ok and i would recommend it! The location is great if you are going to sea world and Aquatica, just 5 min by Car.

The condo was perfect for our needs! Clean and just as shown in the photos. Easy commute to Universal Studios and Island of Adventure. Would reuse the condo in the future!
