The family-friendly unit is on the upstairs level and features two bedrooms, a welcoming living room, a covered patio, a bathroom, and a kitchen with recently updated appliances. You can sun bathe, swim, and paddleboard right in the nearby harbor. Enjoy great sunsets and frame memorable photos. Relax in the cool ocean breeze and dine while taking in the Harbor sights.

The property is upstairs, but everything is on a single level. Each bedroom and living space with a level of privacy that makes this 1,250 square foot property feel extra roomy. This property is filled with amenities through its 2 bedrooms and 1 bathroom to make your stay more relaxing. Upon entry, you’ll notice that the living room has a big picture window to maximize your view and extends onto the great balcony! The living room features a large flat screen TV. If you are interested in the Laguna Beach PAGEANT OF MASTERS during July, this is a fantastic place to stay. Lyft or Uber is the way to get to the event. You can enjoy a nice glass of wine on the patio before your ride takes you to Laguna Beach.

MIMIMUM AGE REQUIREMENT
Per the City of Newport Beach Municipal Code (5.95.045 A.2) the minimum age 25 to rent. Primary renter must be on-site during the rental. If a reservation is found to be made by a guest under the age of 25, the reservation will be cancelled.

NO SMOKING
Smoking (both traditional, 420, and electronic) are not allowed inside or in the courtyard at anytime. Violation of this house rule can be cause immediate removal without any refund. If there is evidence of smoking, you may be asked to leave immediately with no refunds and charged for the extra cleaning.

We found the house to exactly fit our needs. The Ferry is right down the street, giving us easy access to the beach, the pier, and Newport Landing Restaurant on the other side. It is a short walk to the boardwalk and the shops on Marine. Being two bedrooms, I could use one as an office, as I brought a card table to set up in the unused room. All rooms are air-conditioned and work effectively and quietly. While there is no garage, there is a canvas canopy where one can park their car. We especially liked the large, front porch with the overhead awnings where we could eat our meals and sit any time of day. The TV was very nice and there were many channels from which to choose. We will definitely book this again. Great Value for the money.

We had our first stay on Balboa Island and this place did not disappoint. The host was great to work with and the place is very comfortable. It was nice having a place with A/C as well as a reserved area to park. We had an SUV car rental and had plenty of space to park. We had everything we needed while staying there and the patio is so nice to sit out on during the day and very private. The location is great, just right down from where the ferry comes in. We really enjoyed walking around the island every morning and the shops and restaurants are all very good. We are already looking forward to our next trip back!

Our family vacations through iTrip on Balboa island every year. There's always fun things to do within walking distance, whether it's shopping or the beach. The condo is perfect. Everything is well put together and the air-conditioning keeps the condo the right temp all day. On the balcony, the awning provides a break from the direct sunlight and lets you enjoy time outside with family or people watching on the street. We will be back again for a 4th time soon! With such a large kitchen, there is no need to spend money eating out unless you want to.

This is the 2nd time I've stayed at this charming location. Perfectly situated steps from the Ferry, so convenient to go over to the Peninsula. The balcony is nice to sit and have a cup of coffee or glass of wine. Easy walk to Marine Ave where the shops and bistros are located. The condo is light and airy, the kitchen and living room open up to the balcony.

My family love the AC from the moment we arrived. A new Keurig coffee unit and new appliances made us feel like at home. TVs we’re great, we enjoyed watching College and NFL football. The BBQ grill and gorgeous views of the boats cruising the Bay Area from the balcony we’re phenomenal. The Unit is well maintained and well supplied with everything needed for a vacation also at night is very quiet and peaceful.All the bed linens were very clean. Scott was only a text away an answer all our questions, we will reserve again this 5 star Balboa jewel.

My family enjoyed a week-long stay. The property and experience was well managed, organized, friendly, and professional. You can have confidence in the amenities, service, and procedures. This upstairs unit has a great balcony. There is plenty of light and airflow throughout. The very quiet A/C per bedroom was an unusual plus for Balboa Island. The recently remodeled kitchen was awesome with plenty of space and a full array of appliances. There was some friendly daytime chatter from the restaurant next door and at night everything was perfectly quiet. We would definitely stay here again. Recommended.

This home is a perfect location to visit the beach. It's within walking distance to Balboa Ferry. Scott was a perfect host and even greeted us with a bottle of wine and a box of chocolates! The home is very clean and had the necessary amenities for cooking, BBQing, and relaxing. The home also provided comfy beach chairs which we used daily at the beach. I really appreciated the reserved covered parking spot too. Balboa Island is a cute community and this home was perfect for our family get away.

Perfect Vacation Location is the Best Place is perfect!. All items are there, Kitchen is Fully, and I mean FULLY equipped. No need to bring anything but your own food. I was cooking myself and had all that I need there Apartment was very clean and modern. I liked the balcony, very useful. Bedrooms are clean and all bedding items are very clean and very smooth. I definitely would recommend this location and would love to stay there for my next vacation in SoCal

Perfect for a super short walk to the ferry, balboa beaches or the shops and restaurants. This place was perfect for myself and 2 teenagers. Loved that the second bedroom had 2 beds. Starting my morning with coffee on the balcony was so nice. The location was great also because of the proximity to the ferry, we rode bikes all over Balboa Peninsula every day. The Unit had everything we needed for a week and more. Great 2 week stay on the Island! Our family had an amazing time staying in the upstairs unit on Agate. There was plenty of space for everyone to hangout and relax. The huge balcony has a small, but nice view of the bay and all the passing boats. Being just steps away from the ferry, a small market and hamburger stand was very convenient! This was our second time working with Scott from iTrips, and just like last year, it was really easy! Looking forward to next year!!
