Welcome to Sunny Mesa, Arizona! This spacious, family-friendly 1-story home (3,927 sq ft) has plenty of room for everyone to spread out while also making memories together. The resort-style backyard is everyone’s dream and has so much to experience. A playground for the kids to entertain themselves and have hours of fun while the adults lounge by the pool to soak up some sun. Get everyone together for an afternoon BBQ with swimming and group time on the menu. Sore from hiking? The hot tub will be sure to help loosen those tight muscles.

When you first arrive at the house, explore the home and all it has to offer while getting settled in for a trip you will remember. Once you’ve had a minute to refresh, get everyone involved in preparing a fresh cooked meal. The kitchen has plenty of counter space and is fully equipped, which makes cooking for 12 easy. After a long day of travel, many may be ready to unwind before heading to bed. Movie night may be in order or some quiet time in your private space may be just what you need to end your day comfortably.

In the morning, brew up a pot of coffee and relax on the back patio before the rest of the house starts to wake up. Whip up breakfast for the whole house or jump in the car to head to a local breakfast spot. With nearby family friendly activities, there is sure to be something for everyone to enjoy! Dog friendly with two dog maximum and paid pet rate. Backyard is fully fenced, but dogs should be supervised to ensure they are not exhibiting any nuisance behaviors.

SECURITY CAMERAS (recording): two on site - one at front door and one for front lawn area. Cameras will not be regularly monitored and will only be accessed to resolve a complaint or security/safety issue.

NOISE MONITORING: there are decibel level sensors inside and outside the house to monitor for excessive noise that may disturb the neighbors. They DO NOT record audio.

VIOLATION OF ANY OF THESE RULES WILL RESULT IN ADDITIONAL FEES ($500 - $2,000) AND/OR EVICTION AND FORFEITURE OF ALL MONIES PAID

- Must be at least 25 years old to book and cannot book for someone under 25 without staying at the property for the duration of the booking.

- Must provide first and last names of all of adults (18+) staying at the home at time of booking (HOA requirement for each booking)

HOUSE RULES:
- NO smoking/vaping allowed inside or outside
- NO events, parties or large gatherings allowed (max 2 visitors allowed at any given time)
- Quiet hours begin at 10pm (all activity must be brought inside by that time)
- NO rearranging furniture inside the home or moving inside furniture to any outdoor area (or vice versa). A restaging fee of $500 will be charged to place furniture back where it belongs. Any damages noted from furniture being moved will result in additional charges.
- NO tampering with secuirty cameras or noise monitoring devices
- Please report any damages that occur during your stay
- Must be at least 25 years old to book, and person listed on booking must stay at the home for the entire stay if all other occupants are under the age of 25
- All guests shall obey all local and state laws during their stay
- Exceeding the sleeping capacity, using the premises for illegal activity, causing damage to the premises or to any of the neighboring properties, and any other acts that interfere with neighbors' right to quiet enjoyment of their premises will not be tolerated and will result in immediate removal from the property and forfeiture of all monies paid
- Using the property address as a mailing address is strictly prohibited. Any guest that needs to receive mail while staying at the property will obtain a private mailbox elsewhere for their mail delivery. 

POOL/SPA RULES:
- Do not touch pool equipment or adjust any pool settings unless instructed
- Avoid taking glass near the pool
- Swim at your own risk - no lifeguard on duty
- Children must be supervised at all times
- NO diving
- NO running or horseplay
- NO skinny dipping
- Only use the pool towels provided - do NOT use the bath towels outside (additional charge of $150 if bath towels are used outside)
NOTE: Pool deck may be slippery when wet - be careful

PET RULES: 
- Dog friendly with paid pet rate (2 dog maximum) 
- NO aggressive or dangerous dogs allowed 
- NO dogs on furniture 
- NO dogs in pool/spa 
- Dogs must be crated/kenneled when left alone at the home 
- Backyard is fully fenced, but dogs should be supervised to ensure no damages occur to backyard area 
- Must walk or take out dogs to relieve them of bodily waste
- Must pick up dog waste prior to checkout 
- Must leash dogs at all times when not inside the home or fenced yard area (Arizona has strict leash laws) 
- Barking, digging, biting, and other harmful/nuisance behaviors will not be tolerated 
- Guest is fully responsible for any and all damages, claims, bills, suits, judgements, and bodily/personal injuries related to their dog's stay 

- All linens and towels are provided. Any lost or damaged linens and towels will be charged to the guest.

- Must leave home in substantially the same condition, neat and tidy, as it was found. Additional fees will apply if checkout instructions are not followed and/or damages are found.

- No compensation given for temporary outages of electricity, gas, water, cable, and/or internet service. All efforts will be made to restore as soon as possible.

- Report any maintenance issues. No refunds will be made for maintenance including, but not limited to, heating/AC, appliances, and TVs.

Owner or owner's agents may enter the premises under the following circumstances: in case of an emergency; to make any necessary or agreed upon repairs, alterations, or improvements; supply necessary or agreed upon services; or show the premises to prospective purchasers, renters or contractors. Owner will provide renter with at least 24 hours notice of Owner’s intent to enter (except in the case of an emergency).

iTrip or the Owner does not assume any liability for loss, damage or injury to persons or their personal property nor does the owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond their control.
