The Haven on Hamilton is a charming 2 bedroom , 2 bathroom condo tucked right into the shore line of beautiful Lake Hamilton in Hot Springs, Arkansas! Perfect for a relaxing getaway or a fun-filled family vacation, our pet-friendly condo offers everything you need for a comfortable and memorable stay. The condo is centrally located off of Central Avenue and close to Futrell Marine, which means you will be able to see all the activity taking place on the main channel of the lake from the charming & pleasant back porch.

• Our condo is newly renovated throughout and is very simple, clean and comfortable.

• Our condo offers step-free access, making it easily accessible for guests of all ages and abilities.

• Furry Friends are Welcome. Please see pet notes below.

• The dock area is shared common space & you are allowed to fish and swim off of the dock.

• Outdoor grill & Gas Fire pit with outdoor dining/seating options

• Fully stocked kitchen with all of your cooking essentials

• Smart TVs in all of the bedrooms and living room.

Before you book, know these things.

- Lake Hamilton gets their water levels drawn down 3-5 feet every Winter for maintenance during November 1st -March 1st. This may effect the water level at this property and the ability fish and/or swim around the property during these dates.

- If you plan on bringing 2 or more vehicles; there is 1 Dedicated parking spot for this Condo. There are 3 Shared Parking Spaces for the complex. If the shared parking spaces are full, then we will have other recommendations, but it may require you to park remotely and have the other vehicle follow & pick you up.

- Your safety matters. This property features exterior security cameras located in the front and back exterior of the property. There are absolutely no cameras in the interior of the home.

- Pets; 2 Dogs maxi & max weight is 50 lbs. Must be potty trained. Must be kenneled if unaccompanied in the condo for long periods. No aggressive breeds. Pet fees are not automatically added on certain listing channels. Please let us know if you will be bringing a pet and how many. Unapproved pets will be charged a fine in accordance with our booking policy.

-This property does not come with a boat slip. If you would still like to bring a boat for your stay then we may be able to find you a slip close by. Please reach out to us before hand.

- Must be at least 21 years old to book

- Photo ID may be required upon check-in
-Tenant agrees to leave the premises and its contents in the same condition (neat and tidy) as Tenant found the premises to be upon move-in, normal wear and tear expected. Beds should be stripped of linens and placed in a pile in each bedroom for housekeeping.
- All dishes are to be washed and all garbage removed from the premises and placed in outside receptacles. Please place trash bins in front of house for pickup.
-Furnishings are not to be removed from the premises for use outside or in other properties.
-Tenant and any guest of Tenant shall obey all laws of the state of Arkansas, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of Arkansas or the above rules may cause Tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits.

HOUSEKEEPING
There is no daily maid service. Nevertheless, if you desire daily maid service,
then notify iTrip Central Arkansas and such service can be provided at a daily
fee. Linens and towels are included and are not to be taken from the unit. An
initial setup of trash liners, toilet paper and soap is provided.

UTILITIES
No compensation will be given for a temporary outage of electricity, gas, water, cable, or telephone service. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible.

CLEANING
There is a one-time cleaning fee. Additional cleaning fees will be due in the
event that cleaning involves beyond normal measures of cleaning. Pictures
will be submitted of negative behavior along with the additional
fees. Negative behaviors include parties, excessive trash, excessive debris,
excessive moving of furniture, etc.

NONSMOKING UNIT
Smoking of tobacco and or marijuana is strictly prohibited inside of the unit.
Your damage deposit will be forfeited and you will incur an additional charge
for carpet cleaning and deodorizing if any evidence of smoking is found.
Evidence of smoking in the property is an immediate $1000 fine.
Please pick-up your cigarette butts if smoking outside of the unit. Excessive
cigarette butts on the ground (5 or more) will be fined $200.

SLEEPING CAPACITY/DISTURBANCES

Tenant and all other occupants of the premises will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following:
  1. Occupancy exceeding the sleeping/daytime capacity of the property
  2. Using the premises for any illegal activity
  3. Causing damage to the premises rented or to any of the neighboring properties
  4. Any acts that interfere with neighbors' right to quiet enjoyment of their premises

HOLD HARMLESS
 iTrip Vacations, iTrip Central Arkansas, Deaton Group Realty or the owner of the premises assume any liability for (i) loss, damage or injury to persons or their personal property that occurs during their stay on the premises; (ii) any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, internet service, electricity or plumbing or (iii) any inconveniences, damage, loss or injury arising from or due to weather conditions, natural disasters, acts of God, or other reasons beyond their control.

Please remember that you are renting a private home. NO PARTIES, EVENTS or PERFORMING ARTISTS OR BANDS ARE ALLOWED. These are cause for eviction with no refund and may damage our ability to offer the home to future guests exposing you to liability and damages. Please treat the property with the same respect you would like shown in your own home.
