Welcome to The W on the St Johns River in beautiful Green Cove Springs, FL! We are excited to welcome The W to our iTrip family of properties!
Green Cove Springs is on Hwy 17 south of Jacksonville & north of Palatka. The St Johns River bends along the waterway here and the area is sheltered by the gorgeous green trees that surround the area. The W is nestled along the river banks on a beautifully landscaped private lot on the rivers edge.
Stunning and expansive views let you take in the beauty of the river while relaxing in a comfortable and spacious home that can accommodate up to 12 guests. Great for large families, groups traveling together, and even great for wedding groups that are enjoying their special day at one of our amazing area venues such as the Clay Theater, Tucker's Farmhouse, The Manor at 12 Oaks Farm, or Chapel Oaks, just to name a few!
The Owner's Suite is on the first level and features a King Size Bed, En Suite Bath with soaking tub, walk in shower and walk in closet. Private French Door to the patio. There is a Queen Bedroom also on the first level. The Second level (stairs required) features another Queen Bedroom and also another King Bedroom. Located above the garage (stairs required) is a Kid's Loft Bedroom that features two twin trundle beds - and it can be set up for up to 4 guests.
The gorgeous kitchen has all stainless steel appliances and assortment of cookware, baking dishes, glassware, dishware, service for 12 guests. There are also a variety of serving dishes, charcuterie board, snack dishes, cocktail glasses, crockpot, etc. Plenty of counter space and also a cozy little bench seat in the bay window! Great for cozying up with your morning coffee and taking in the river views. We have some fresh rosemary and oregano growing in the yard that is wonderful to use in your cooking!
Washer/Dryer in the laundry area. Linens, Pillows and Bathroom Towels are provided. A starter supply of toiletries, dish soap, laundry pods, toilet paper and paper towels is provided.
Green Cove Springs is a picturesque little town and a peaceful escape from the hustle & bustle of the city, while still being close enough for day trips to the Jacksonville Zoo, Historic St Augustine or even some sporting events or concerts. From a variety of festivals each year to fishing and other water adventures, golf courses, the St Augustine Outlet Malls, you can enjoy the beauty of the St Johns River and area around you. Hiking, Biking and plenty of outdoor adventures all around the area.

Spring Park’s Pier & Waterfront that are a few blocks away feature a state-of-the-art playground for children, covered shelters and some shade to have a picnic & relax. The public spring fed pool* has water that surges up from below at a reported rate of 1,346 gallons per minute and at a constant temperature of 77 degrees! It flows from the spring, through the municipal spring pool and finally into Spring Run as it makes its’ way to the St Johns River some 200 feet away. There is a kayak launch at the river front as well as a new 150ft dock to enjoy some fishing. *the pool is open seasonally from May 1st to Sept 26th. There is a daily fee required. There is a public boat ramp only a few minutes away too!

Certain Boats, RV's or Trailers may be allowed - there is an area for parking them. Must be approved in advance, based on size. Boats may be tied up to the side of the dock, the lift is not operational.
All bedrooms have Smart TV's with Amazon Prime Included. Guests need to bring their own login information for other subscription services or take advantage of the FREE Channels that Amazon Fire Provides. We have 1.25 GIG WIFI
We have Ziggy - an Amazon Alexa device that provides Amazon Music. We also provide a Bluetooth Speaker that you can connect to use outside on the patio. We provide 2 propane tanks "in the green" for your stay. Once empty, the tanks may be exchanged at any area Publix, Home Depot, Lowe's, Ace Hardware - refill cost not included. One tank is connected to the fire table and the other is connected to the Blackstone Grill. The Blackstone Grill is available for use, grill tools are provided. There is a Nintendo Switch in the Kid's Room along with a few assorted games. It is checked before & after each guest stay to ensure it is working properly.
**Parties are strictly prohibited - as noted in the rental agreement. Penalties will be enforced. The property is monitored by Noise Aware/Minut Monitoring as noted in the booking agreement. We have 2 exterior cameras at the front of the house and 1 camera that faces the riverbank and dock. They are for security purposes and weather monitoring.
***This is a No Smoking Property Inside & Outside including the patio area and dock. Any evidence of smoking will result in a $500 fine and eviction.

Frequently Asked Questions
Tree Frogs & Lizards are also indigenous to our tropical climate and will be around all of our properties. These are good for the environment and are not anything that we treat for! You may find the occasional one has gotten into the property and not made it out - or has gotten in and is hopping around. There is nothing wrong with this - it is part of our local environment.

Tenant is at least twenty-five (25) years of age and will be an occupant of the unit during the entire reserved dates. In addition to Tenant, other authorized occupants that have been identified to us are included. Should any unauthorized persons occupy or use the Premises, Tenant shall vacate the premises immediately without any refund. Rental status is transient and gives no residential claim to the guests. Transient accommodations, or "short term rentals" are also subject to applicable Florida Sales and County tourist development taxes which are added as a part of your total payment. Should the laws change regarding applicable taxes, we will adjust your reservation accordingly. This may include an additional charge should tax rates be increased or a refund if tax rates are decreased.
FAMILY RENTAL ONLY
Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age! Any violators will be evicted according to Florida Statute 508.141 with forfeiture of all monies.
GROUP SIZE
The maximum number of occupants allowed per property is listed in the property description. Maximum capacity applies to any given time, such as during a gathering of people at the property that includes guests that are not staying overnight. If maximum capacity is exceeded, occupancy may be terminated without a refund.
FALSIFIED RESERVATION
Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.
NO PETS ALLOWED
No pets allowed of any kind. That includes dogs, cats, birds, reptiles, rabbits, turtles, etc.
NONSMOKING UNIT
Smoking is strictly prohibited anywhere inside or outside including the patio and dock. You will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found. You will be billed a $500 penalty for violating the Smoking Policy. Smoking would include all forms of tobacco, cigarettes, pipes, cigars, e-cigarettes, vaping, etc.
LINENS/TOWELS/SUPPLIES/FURNITURE
Linens & towels are provided. Excessive Stains, Damage or loss of the Linens will result in a $50 Charge. An initial supply of paper products is provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies are provided. There is a $50 fee to restage the house if furniture is moved around and not returned to its original place.
DAMAGES / EXCESSIVE CLEANING / RESTAGING FEE
Property Damage must be advised BEFORE departure. Failure to disclose may result in an additional charge.
CHECK OUT INSTRUCTIONS
Posted on the refrigerator & are standard for short term rental properties. Failure to complete these instructions will result in an additional charge of $50 per hour for completion.
Firearms & Weapons
- Guests must abide by all Federal, State and local laws.
- Firearm and weapons must be appropriately registered.
- Firearms must be unloaded
- No cleaning of firearms is permitted on the premises.
- Firearms and weapons must be safeguarded and secured in either a locked, hard sided firearm container or a soft gun case provided by the guest, at all times and clearly labeled with their name and contact information.
- No fireworks of any kind, including sparklers.
When you book our property, we will text, message or email you the code to your identified contact preference - no less than 2 hours prior to your arrival. This will give you access to the property. PARKING
At the premises is based upon the regulations of the City of Green Cove Springs. All parking must be on the driveway or in the garage. No street parking. No boats, jet-ski’s, trailer or RV’s are allowed without prior permission in advance.
All vehicles are parked at the risk of the owner, or individual who has signed the vehicle rental agreement. iTrip Vacations, Florida’s First Coast Vacations, LLC or the Property Owner shall not assume liability or responsibility for any vehicle, occupants, or contents while operated or parked on the property. If a vehicle is left on the property after the guest checks out without the written consent of iTrip Vacations, we reserve the right to have the vehicle towed at the owner’s expense. No vehicle repairs are to be performed on the property.
