Nestled along Hwy 17 in between Jacksonville & Palatka is the beautiful little town of Green Cove Springs. The St Johns River bends along the waterway here and the area is sheltered by the gorgeous green trees that surround the area. Spring Park’s Pier & Waterfront feature a state-of-the-art playground for children, covered shelters and some shade to have a picnic & relax. The public spring fed pool* at the park has water that surges up from below at a reported rate of 1,346 gallons per minute and at a constant temperature of 77 degrees! It flows from the spring, through the municipal spring pool and finally into Spring Run as it makes its’ way to the St Johns River some 200 feet away. From a variety of festivals each year to fishing and other water adventures, golf courses, the St Augustine Outlet Malls, visiting Historic St Augustine or adventuring north to Jacksonville and everything they have to offer – this is a great little spot to truly get away, relax and enjoy the beauty of the St Johns River and area around you. Our apartment is only a few blocks from the riverfront and the park. This is a 3 BR / 2 BATH apartment on the 1st floor of the complex. Full Kitchen, Laundry, WIFI and Basic Cable are all included. Everything you need for a relaxing get away! This is on the 1st floor - no stairs. There are several units in the complex and it is made up of some long term tenants as well as other short term tenants. There are exterior designated smoking areas outside of the complex, but there is no smoking allowed in the apartments. This is one of the only two units at the front of the complex, both of which are for short term guest stays.
Pet Friendly - pets less than 25 lbs - additional cleaning/pet hair removal fee required. Pets must be disclosed in advance. Fee is per pet. All dogs are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the dog owner. Failure to disclose the pet in advance will result in a $500 fee.
Certain Boats, RV's or Trailers may be allowed - maximum is 1 week. Must be approved in advance, based on size.

**Parties are strictly prohibited - as noted in the rental agreement. Penalties will be enforced. The property is monitored by Noise Aware as noted in the booking agreement.
ARRIVAL & DEPARTURE
Guest Arrival is anytime 4pm EST or after. If the property is approved for early arrival, you will receive a message letting you know you can arrive early and we will activate the door code. If you do not receive a message, then the arrival will remain at 4pm EST.
Guest Departure is anytime 10am EST or before. If you have not departed by this time and do not have written prior approval for a late departure, you will be assessed a $50 late departure fee for every 30 minute delay. The Cleaning Services we use schedule their teams for multiple cleans in advance and any unplanned delays create issues. With unscheduled/unapproved late departures, they are required to bring in additional team members to assist, which incurs a higher cost that must be charged. Any requests made for a late departure must be made a minimum of 24 hours in advance of departure time and are subject to approval/availability.

When should you operate the fan? According to the HVI (Home Ventilation Institute) The bathroom fan should only be operated for about 20 minutes during and after a bath or shower.
Should the fan be left on all day or left on all night? You especially should never leave the fan on all of the time. If it is run too long it can overheat and become a serious problem and fire hazard.
Tree Frogs & Lizards are also indigenous to our tropical climate and will be around all of our properties. These are good for the environment and are not anything that we treat for! You may find the occasional one has gotten into the property and not made it out - or has gotten in and is hopping around. There is nothing wrong with this - it is part of our local environment.

Tenant is at least twenty-five (25) years of age and will be an occupant of the unit during the entire reserved dates. In addition to Tenant, other authorized occupants that have been identified to us are included. Should any unauthorized persons occupy or use the Premises, Tenant shall vacate the premises immediately without any refund. Rental status is transient and gives no residential claim to the guests. Transient accommodations, or "short term rentals" are also subject to applicable Florida Sales and County tourist development taxes which are added as a part of your total payment. Should the laws change regarding applicable taxes, we will adjust your reservation accordingly. This may include an additional charge should tax rates be increased or a refund if tax rates are decreased.
FAMILY RENTAL ONLY
Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age! Any violators will be evicted according to Florida Statute 508.141 with forfeiture of all monies.
GROUP SIZE
The maximum number of occupants allowed per property is listed in the property description. Maximum capacity applies to any given time, such as during a gathering of people at the property that includes guests that are not staying overnight. If maximum capacity is exceeded, occupancy may be terminated without a refund.
FALSIFIED RESERVATION
Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.
NONSMOKING UNIT
Smoking is strictly prohibited. Your damage deposit will be forfeited, and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found. Or you will be billed a $500 penalty for violating the Smoking Policy. Smoking would include all forms of tobacco, cigarettes, pipes, cigars, e-cigarettes, vaping, etc.
LINENS/TOWELS/SUPPLIES/FURNITURE
Linens & towels are provided. Excessive Stains, Damage or loss of the Linens will result in a $50 Charge. An initial supply of paper products is provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies are provided. There is a $50 fee to restage the house if furniture is moved around and not returned to its original place.

DAMAGES / EXCESSIVE CLEANING

CHECK OUT INSTRUCTIONS
Posted on the refrigerator & are standard for short term rental properties. Failure to complete these instructions will result in an additional charge of $50 per hour for completion.
Firearms & Weapons
- Guests must abide by all Federal, State and local laws.
- Firearm and weapons must be appropriately registered.
- Firearms must be unloaded
- No cleaning of firearms is permitted on the premises.
- Firearms and weapons must be safeguarded and secured in either a locked, hard sided firearm container or a soft gun case provided by the guest, at all times and clearly labeled with their name and contact information.
- No fireworks of any kind, including sparklers.
When you book our property, we will text, message or email you the code to your identified contact preference - 2 hours prior to your arrival. This will give you access to the front door of the property. Additionally, names & ages of each guest are required in advance of your arrival; make/model of your vehicle(s) are required upon arrival. PARKING
At the premises is based upon the regulations of the City of Jacksonville, Jacksonville Beach, Fernandina Beach, Amelia Island, Atlantic Beach, Neptune Beach, Orange Park. Off-street parking is no more than 1 vehicle per bedroom. Should On-street parking be allowed by the City, then there are no restrictions. No boats, jet-ski’s, trailer or RV’s are allowed without prior permission of Agent.
All vehicles are parked at the risk of the owner, or individual who has signed the vehicle rental agreement. iTrip Vacations, Florida’s First Coast Vacations, LLC or the Property Owner shall not assume liability or responsibility for any vehicle, occupants, or contents while operated or parked on the property. If a vehicle is left on the property after the guest checks out without the written consent of iTrip Vacations, we reserve the right to have the vehicle towed at the owner’s expense. No vehicle repairs are to be performed on the property.
