This newly renovated Victorian home has all the amenities small groups and families may want for their stay in the Portland area. Sitting centrally in Gladstone you are just two blocks from the Charles Ames Memorial City Park on the Clackamas River, and moments from the freeway you can be anywhere in the South Portland region within minutes.

It is rare to find a home built in the gorgeous Victorian style but with an open floor plan and a large primary bedroom with en-suite bathroom on the main level. You will find ample room to relax and enjoy company with each other. Every single piece of furniture and décor is new throughout the home. The goal was to design a home with the travel amenities of a hotel but all the special unique décor, style and comforts of a home you want to be in.

The main level also has a full bath that sits just off the main living, dining, and kitchen area. This includes a new 55" flat screen with integrated Roku to use your Netflix, Hulu, or even Comcast apps. The primary bedroom in back opens up onto a deck which while being convenient also allows in tons of natural light.

Upstairs are the other three bedrooms and the third full bathroom. The bed type breakdown for these bedrooms is one king, one queen, and twin trundle bed which allow eight people to sleep comfortably in beds. The living room couch pulls out in a matter of seconds to create a large sleeping surface easily for two people.

While the home has a suburban feel, it is only a 1-3 block walk to a number of restaurants, bars, pizza, Indian, teriyaki, a little market, and even the Gladstone Library and City Hall. Deux Fen is the nearest winery and it is about a mile away, while Oswego Hills Vineyard is about four miles and is a great place for the entire family. This is also one of the closest properties to downtown Portland without being in a restricted area. Between the convenience of freeway access, the number of amenities close by, and the surrounding beauty of the Clackamas and Willamette Rivers you can't go wrong with your stay here.

We truly want you to enjoy your time and make some wonderful memories with your group. That being said, this is not a party or gathering house for groups that can't control their noise levels. We have relationships with all of our neighbors who have our direct contact information. Quiet time is 10:00 pm to 8:00 am. Please stay indoors during this time, keep the windows and doors closed and keep the volume to an enjoyable but reasonable level. If it is loud enough to be heard outside in these conditions, it is too loud for you to remain our guest. This property includes a noise alert monitoring system in order to ensure that neighborhood noise levels are respected. Again, please realize we want every group to enjoy their time, laugh, have fun and make memories. These devices are only to ensure noise levels don't reach a threshold that bothers our neighbors. Also, please note there is no electronic video surveillance monitoring pools or spas, or on the interior of the house.

PET FRIENDLY: **There is a $100 pet fee per pet with a maximum of $300 (3 pets). Although we are pet-friendly please note your pet must not be left unattended at the house without you present, even if in a crate/kennel. Failure to adhere to the house rules as it pertains to pets may result in cancellation of the booking with no refund. **

RULES AND REGULATIONS
1  Tenant agrees to leave the premises and its contents in the same condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected. 
2  All dishes are to be washed and all garbage removed from the premises and placed in outside receptacles. 
3  No glitter or confetti is to be used or dispersed on the property. Failure to comply will result in extra cleaning fees of at least $300.00 at a minimum.
4  The maximum number of occupants shall not exceed the advertised number stated on the listing.
5  Furnishings are not to be removed from the premises for use outside or in other properties.
6  If Pets are allowed on Property a $100 per pet fee is required. Let us know if you will be bringing pets so we can send a $100 request per pet. Please pick up after your pets. If feces are left behind an extra charge of $50 applied clean up. If it is marked as "No pets" this policy must be observed and pets are not allowed on premises.
7  Smoking is not allowed in the unit. $500 fine if evidence of smoking is found in the unit.
8  Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25).
9  Tenant and any guest of Tenant shall obey all laws of the state the rental vacation rental property resides in, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of the state or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits.
10  There shall be no noise that can be heard outside the home between the hours of 10pm - 7am. If noise is an issue, you will get a written warning text message to the number that booked the reservation and/or a phone call. If noise does not stop, you will be fined up to $300 or possibly evicted immediately.
11  Any items left that a guest leaves and wishes to be returned and shipped will incur a $30 fee plus shipping. 
12. Commercial use of the property, including filming, is prohibited unless approved with a signed location release form. Any unauthorized filming for commercial use will result in immediate eviction and possible legal action.

SLEEPING CAPACITY/DISTURBANCES
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of the listings advertised guests, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.

Violations of our noise rules or maximum number of guests agreed to at the time of booking will result in possible fines or immediate eviction with all loss of all rents.  Depending on severity if there is a noise situation we may call and issue a warning or proceed with a $300 fine. If we cannot reach the guest that booked the property someone will show up to at a minimum issue a $300 fine and/or evict the entire group immediately. Any delay will result in us involving the authorities and trespassing every person on the property as well as the loss of all rents. Additional fines or damages may be assessed after removal. 

HOLD HARMLESS
iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
 
ADDITIONAL TERMS AND CONDITIONS
The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.

If you are renting the home "Alberta Villa" located in the Heart of Alberta Arts District, the following rules also apply:
Maximum occupancy has a hard cap at 8. We cannot make exceptions for any reason.
"Use of all outdoor spaces by ASTR guests is prohibited between the hours of 10 p.m. and 7 a.m. all days, except when entering or exiting the house. The hours of outdoor space use must be listed in the House Rules and may be more but not less restrictive.

The ASTR use must comply with City Title 18, Noise Control. Among other regulations, Title 18 sets limits on sound levels that impact residential properties. Section 18.12.020.B addresses permissible levels of sound producing or reproducing equipment. The following activities are in violation of Title 18: Operating or permitting the use or operation of any device designed for sound production or reproduction in such a manner as to cause a noise disturbance; or operating or permitting the operating or use of any such device between the hours of 10 p.m. and 7 a.m. so as to be plainly audible within any dwelling unit which is not the source of sound.

Commercial meetings are prohibited. Commercial meetings include luncheons, banquets, parties, weddings, meetings, charitable fund raising, commercial or advertising activities, or other gatherings for direct or indirect compensation."

The home was beautiful and in a great neighborhood. The kitchen was well stocked with cooking and eating implements. The beds were a dream! Loved having three full baths. It's an old house and had moisture issues but the smell wasn't noticeable after being in the house for a few minutes. Lots of stairs and steps and a tight square spiral going upstairs. Would have preferred to have another room with two twins instead of so many queens. Was in the area for a wedding and the home was a great place to rest and regroup between the activities.

I loved our stay here, it was cozy with a ton of character! They did a great job of having essentials met and some fun extras! Games that my Dad and daughter could play together such as 4 in a row and jinga.. a ton of the coziest pillows on our beds, dishes filled the cabinets and cooking essentials. Laundry detergent and shower essentials were covered as well. The central heating unit did get stuck a little lower than we prefer but I was able to contact them and it was fixed quickly. We traveled with my 80 year Grandma and the only issue she had was the step in the master bathroom going into the bedroom was a little harder for her (she stayed in the down stair bedroom of course) , besides that even not being a handy cap accessible home it worked great for us! Was near to so many stores, restaurants and coffee shops and was also close enough to Portland to be in downtown just 20 mins or so.

I had a pleasant stay here with my friends. The house has a beautiful old feel to the outside with some stunning roses. The inside is really nice, clean, and homely. You can tell that they keep the place stocked with everything that you would need at a vacation home. All of the rooms have a very nice comfortable bed in them. I would 100% recommend this place to everyone and I will definitely be booking this place the next time I come to Portland.

We stayed here during a trip to scout out Northern Oregon, in anticipation of moving. This house is centrally located, quick drive to Portland and all of the suburbs. Great for kids, as there are 3 playgrounds within walking distance. It's also very close to the Clackamas River walking path. House was clean, and well stocked. I had a bit of issue with my allergies, but it's a pet friendly house, so that can be expected. Nothing a little Zyrtec couldn't help. I was a little concerned about the noise monitor, as I have a special needs preschooler who can get pretty loud when upset. However, it wasn't an issue, so I suspect it takes more than a tantrum to set it off. There are stairs, but our 3 yr old did well with them. Any younger and I'd want to have baby gates. We were very happy with our stay, and would highly recommend this home.

As soon as we drove in noticed a few little pubs just a block away. Place looked great and was perfect for us. First night went to Pub, locals were very friendly, son and I had a great time! Just minutes from down town, near rivers. We hit the slopes, only 1.5 hr drive! Would stay again!

What a wonderful stay. The Gladstone Victorian Villa is even prettier in person than the pictures. Well-appointed and well cared for property. Could not have been happier with our stay, and would definitely return on a future trip to the Portland area. The neighborhood is solidly middle class with some amazingly friendly people. The pups loved the fenced backyard. The front porch and the back deck were great places to relax with a glass of wine. iTrip’s customer service team was awesome!

Booked for about 12 nights. Spacious and clean Victorian home. Very close walking distance to well kept paved trail along clackamas river. Nice enclosed back yard for a pet and nice deck. 2 block walk to quaint downtown Gladstone with a couple of nice restaurants, and 0.4 mile trot to 24-hour fitness and a Walgreens, as well as Safeway. Overall perfect location for all our needs. The rental agency communication and hospitality were excellent.

The house was nicely remodeled to a semi-open plan and very tastefully decorated. The master bedroom, kitchen and dining room were comfortably sized. Although the living room was somewhat small it had a nice TV. It would have been nice to have TVs in the bedrooms but not a deal breaker. It’s in a blue collar neighborhood that’s clean but the neighbors are a bit nosy: The upstairs shower drained so slowly that you had to hurry it up before it spilled over at the bottom. No handicap accommodations. All-in-all we enjoyed our stay.

Great house with nice amenities and was very well provisioned. Place was spotless when arrived and could tell that it was disinfected prior to our arrival. We were moving our two girls into their respective college campuses and it was a perfect set up for us with 4 bedrooms and 3 baths. Each bed was so comfortable too. Also loved that it was only 3 short blocks away from the river trail. Will definitely rent this place again.

December 2019 was our second consecutive Christmas season visit to the Gladstone Victorian Villa. (We liked it so much we came back.) The ability to spread out comfortably for everybody (including the rambunctious 10-year-old) is a major asset. Also, the quiet neighborhood within walking distance of the river in one direction and the interesting local stretch of shops and food in the other direction is fun. We appreciated the extra effort of the owner to put in a lighted Christmas tree this year.

We had a pleasant stay at the Gladestone Villa. Once a year my husband and I take a trip to OR around this time with a small group to complete our holiday shopping. Before reserving a property we read through reviews and make a choice based on reviews and our personal needs. I contacted Corey, who was responsive and honest about the current construction taking place in front of the property. Since our stay was during the weekend it wasn't bad at all. Overall the house was pleasing, the space fit our needs besides seating in the livingroom. For a home to sleep upto 8 adults having a 3 seater sofa wasn't enough. Though there were a couple chairs, it wasnt comfortable for the entire group to sit and watch the football game on Sunday. Other than that we had a great stay. Location was about 20-25 min either direction to Woodburn Outlets and Downtown Portland.

We recently stayed at this location and what a little gem. We needed a place for our family to gather from out of town for my son's wedding and the 4 bedrooms worked out perfect. The living room opened into the dining room giving us a good place to gather each night. To my surprise the beds were amazing comfortable and my cousin from Maryland said that she had slept so good all three nights and wants me to find out the brand and type of mattress they are. This location is so close by car to many restaurants and we took several walks to the river just a few blocks away. If you are looking for a nice house that your whole family can enjoy together I would recommend booking this house.

Our family had a wonderful stay in the Gladstone house. Four bedrooms and three bathrooms gave us privacy and separation on the two levels. Everything was ready for our stay and we enjoyed the mix of the old and new in the house and the finishes. Having off street parking was a real plus. The neighborhood was very quiet at night. I highly recommend this home for a large family or multi-family group like us.

Perfect place for our family to stay at as we prepared for my nieces Wedding! Accommodates 10, but was the perfect home to entertain guests and prep for my nieces out of town wedding. Gladstone has everything you need! The house is located in walking distance and driving distance to pretty much anything! The only disappointment was the awful hot weather we had to endure the first day because the house has no AC. Other then that, the rest of the days where awesome! Thanks Corey!

We absolutely loved this house. It was clean and comfortable. The stocked kitchen was nice to be able to eat in and relax. There were several coffee shops within walking distance and it was a nice quiet town. Highly recommend for families or groups wanting several rooms. If we are in Portland area again. This will be at the top of our list!

Beautifully decorated home in great location

We stayed at this beautiful home for 3 nights. The decor is amazing, the kitchen is well stocked, the beds were very comfortable and we really liked the layout of the house. The only real issue we had was the heater wasn’t working. When we got there it was in the 50’s and when we’d turn on the heater it would be on for a few minutes and turn off. We were very cold the first night. I texted management to report the problem and she answered right away and said she’d be out to look at it. She actually came out twice to fix the problem. But the heater continued to have problems. On the last night we set the thermostat to 72 and woke up to 63 degrees. I had to give it a 4 star rating because although management was very communicative we were cold for 3 nights. Still, for a bachelorette weekend it was a wonderful home to stay in. The only other thing I’d mention is that there weren’t a lot of outlets in the bedrooms, which may be an issue for someone who needs their phone next to them when they go to bed. Again, we were very impressed with the house and especially for the price!

Thank you so much for your review. I am glad everything went well for the most part other than the heating issue. This is something that just cropped up and we have had an HVAC person that helped us get things resolved. There is even a longer term plan in place to upgrade the whole system so the house gets A/C as well. Safe travels and I hope you can join us again sometime!

Very comfortable house

We really enjoyed our stay at this house. We were 2 families of 4 and there was plenty of space. All the beds were really comfortable and the house was very clean. The owners had obviously put a lot of thought into supplying the kitchen with everything a group might need. We also appreciated that there was a nice trail down by the river a couple of blocks from the house to walk our dog every morning. I would definitely recommend this rental.

We had a wonderful time at the Gladstone home!! Everyone was absolutely in love with the decor and feel of the home. It was very spacious and with 3 couples and 2 toddlers we never felt like we were crowded in the home. All the amenities were clean and very comfortable. Definitely would be staying here again when back in Portland. Thanks Corey for your quick responses & allowing an early check in with our little one!! We all had a great time!!

The property was great the price was appropriate. Older Victorian house but like the add said, everything inside is new. The location was great. Fitness center a couple blocks away even gave people in our group that wanted it a free couple day pass. I believe I heard it had a pool too :). We tried the Indian restaurant a couple blocks away and it was wonderful. We even purchased a large cooking pan from the owner. The three full bathrooms were very nice for our group. Really don’t think any of us had any complaints. We come to Portland this time each year and would certainly come again if the price is the same. Stayed: January 2019
