Here you will find your new home away from home as everything has been beautifully updated throughout the home and all the special touches have been thought of just for your stay with us! The location is literally minutes from Brandon Town Center Mall, Top Golf & many other great shopping options. Downtown Tampa, Ybor, Armature Works, Amalie Arena & Busch Gardens are a quick 15 minute drive for taking in a hockey game, concert & many great restaurants. If it's sun & sand you're wanting, St. Pete & Clearwater are 45 minutes away!

The open living, dining & kitchen area welcomes you and is the perfect space for spending quality time preparing meals on the new stainless appliances & or playing a board game with family & friends. We even have a waffle maker for those special breakfast mornings! Before you get your morning started, be sure to get your caffeine going at our coffee bar! The dining table has seating for 6 and the island has 4 wooden bar stools to get up close and personal with the chef! The 55" Samsung Smart TV is sure to please on those days when you just want to lounge on the sofa or loveseat! The private master bedroom has a queen bed & dedicated workspace and free wifi and its own en suite large walk-in shower with glass and plenty of dressing space & storage area for enjoying getting ready for that special event! Our second bedroom has two twin beds, closet & 32" Samsung Smart TV which is perfect for two guests. The third bedroom has a queen bed, 32" Samsung Smart TV and its own dedicated workspace and closet. There is a full bath with soaking tub & shower for guests to share. The garage is accessible for one car and also has a full size washer/dryer for your convenience! Outdoors will please anyone wanting to have a little Florida vitamin C! There is a covered lanai with dining for up to 6 and a perfect sitting area for two to spend time enjoying your coffee in the morning or that fav beverage in the evening while watching the wildlife on the lake! The yard is gated in the back and has a new gas grill ready for BBQ’g & playing ball with the kids or a place for your small dog to run! If you are bringing your dog, we are a pet-friendly property. Small to medium size dogs are permitted max (2) with property manager approval and a $20 per night fee. Six nights or more $125 fee. Please notify us prior to arrival if you are bringing your dog.

HOUSE RULES - please acknowledge
1-PLEASE no parties, we want you to enjoy each other and have a great time but disruptive parties are not permitted. Observation of quiet hours (10p – 8a) must be observed. Loud music and outdoor entertainment are prohibited. This is a residential neighborhood and the authorities will be called if you cause a disturbance. Please be respectful.
2- Tenant and any guest of Tenant shall obey all laws of the state of Florida, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of FL or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and deposits.
3- DOGS are allowed. If you are bringing your dog, we are a pet-friendly property.  Small to medium dogs are permitted with property manager approval and $20 per night fee.  Six nights or more $125 fee. Please notify us prior to arrival if you are bringing your dog - (Max 2 dogs).
If you are bringing a service animal, please advise the property manager before arrival. 
4 - Parking is available in the driveway.  Please do not park in the street.
5- Treat this home as if it were your own, please report damages to your host immediately. If damages are determined to be caused by tenant misuse, it may result in fees to make repairs.
6- Smoking or vaping of any kind and burning of any substances including incense is not permitted in the property and if detected there will be a $300 charge and possible eviction with no refunds.
7- Family Rental Only -Reservations are not made by or for a minor, defined as any person under the age of 25.
8- Sleeping Capacity/Disturbances - Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of people noted in the listing, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.
9 Housekeeping- There is no daily maid service. Linens and towels are included and not to be taken from the unit. An initial setup of trash liners, bathroom paper, soap is provided. There is a one time cleaning fee.  NOTE: Bookings exceeding one month will be charged an additional cleaning fee per month and cleaning will be organized with management.  
10- Utilities - No compensation will be given for temporary outage of electricity, gas, water or internet service or Pool/spa heating issues. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible. 
11- Maintenance- Please report any maintenance needs for the premises to us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and stereos, internet.
12- FIREWORKS are NOT allowed in the community.

14- Hold Harmless - iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
15 - Cancelation policy - 
In the event that you must cancel or change your reservation, please be aware that cancellations or changes must occur at least 30 days prior to arrival date.   If cancellation occurs 30 days or more prior to arrival date all monies will be refunded and $100.00 administrative fee may be charged.  If changes occur 30 days or more prior to arrival date, modifications to booking dates can be made without penalty.   Bookings canceled at least 14 days before the start of the stay will receive a 50% refund.  If changes occur at least 14 days before the start of the stay, modifications to booking dates may be made but will be subject to nightly price changes.  GUESTS THAT DO NOT CANCEL WITHIN THE 14-DAY TIME FRAME WILL BE CHARGED THE FULL AMOUNT.  If changes occur within the 14-Day time frame, modifications to booking dates may be made but will be subject to nightly price changes and penalties.   There will be no refund for early departure unless authorities request mandatory hurricane evacuation.  Trip cancelation Insurance is recommended.  

ADDITIONAL TERMS AND CONDITIONS The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.

My husband, me & our small dog enjoyed our stay immensely. We had Thanksgiving with my sister. The house was very clean, had everything we needed to cook with. The fenced yard was great for our dog and the screened lanai had a nice view of the lake. Had beautiful sunsets. The neighborhood was very quiet. We will be back!!

Wonderful immaculate house

The house was immaculate and beautifully decorated and well appointed. The only issue was that there were other houses in the neighborhood that had tall grass. Because it was a girl’s trip it made us feel a little uneasy. There were no issues with safety at all. The neighborhood was quiet at night and during the day. I would recommend this house to my friends and associates but just make them aware that all the yards will not be well manicured or even just mowed. For-this I would give it a 4 1/2 . But 4 was the only option.

Our two week get-away was perfect , and this was largely due to the impressive commitment and service provided by the host / property manager. Concerns were addressed immediately and professionally. The house was recently renovated, and everything in it is brand new. No detail was overlooked in creating this comfy, cozy home away from home, and the location is perfect for accessing all that the Tampa Bay has to offer. I highly recommend a get away through itrip properties, as you will not be disappointed. 5 stars +++

This home was the perfect spot during our stay in Florida. The home has recently been remodeled and they did a beautiful job. The yard, the screened n front porch, the screened in back patio and the garage were all great perk's. The location is so centrally located to shopping and restaurants it was a simple process to acclimate to the area. From the booking process to the morning of check out, the Itrip Team did an outstanding job or communicating. Even the little exra touches for our arrival were well thought out. Thank you Itrip for your professional and personal service. We will be back.
