**Please note, the exterior of the condo buildings at this complex are being painted. This project is being done by the Homeowner's Association. Work is currently being done on buildings 1, 2 & 3 including painting & balcony reconstruction, which could include construction noise. No refunds, compensation or additional discounts will be given.**

**As of April 11, 2022, we have been made aware that construction has started on the exterior of this unit at Bonita Beach & Tennis Club. All balcony furniture has been removed with no access to the lanai. The construction work includes jack-hammering, concrete drilling, and may include limited access to walkways and overall loud conditions during daylight hours. This work could also extend into the inside atrium of the building.**

**Effective June 1, the swimming pool located between building 1 & 2 will be closed for an undetermined period of time while work on the exterior of building 2 is completed. During this time the pool and kiddy pool located behind building 4 will remain open. Once a targeted end date is reached, this listing will be updated.**

The studio floorplan boasts an open kitchen, dining bar, living space, and partially divided sleeping area. The kitchen is fully equipped with all the basics to make meal preparation and dining enjoyable during your stay.

The living area includes large, oversized leather reclining furniture and a wall mounted large screen TV, with cable package. The full glass sliding doors in the living area open to the screen enclosed balcony. On the balcony you'll find a pair of comfortable club style chairs - perfect for quiet days and evenings enjoying a drink, overlooking the Gulf.

The studio has been creatively divided with a partial privacy wall separating the living area from the sleeping space. There is a wall mounted TV with cable programming so you may enjoy TV in bed and you will enjoy a peaceful night's sleep in the king-size bed with hotel quality linens.

The full bathroom comes with a oversized, fully tiled walk-in shower.

All bed linens, bath, kitchen and beach towels are included.

Free WiFi is available throughout the condo.

A beach umbrella, beach chairs and drink cooler are included with this unit.

Bonita Beach and Tennis Club offers tennis, pickle ball, 2 heated pools and 1 kiddie pool, multiple restaurants close by, onsite café, 2 elevators servicing each building, community coin-operated laundry facility in buildings 1, 3, and 5, and is close to the sands of Bonita Beach and all its amenities including wave runners, paddle boarding, kayaking, etc. Your stay at this vacation condo includes free parking so you can walk to the beach, and free unlimited WiFi. As a guest of Bonita Beach and Tennis, you have complimentary recreational access to the Har-Tru clay courts. Courts are available by appointment, through the tennis pro. Correct court shoes must be worn on the clay courts.

The condo complex is close distance to 3 award winning state preserve beaches including Barefoot Beach, Wiggins Pass and Lover's Key. Naples, Fort Myers, Fort Myers Beach, Sanibel, Captiva Island, and all of the neighboring communities offer dining, shopping, watersports, wildlife, cultural, and sporting events for your southwest Florida vacation. This condo is the perfect getaway, yet close to all the pleasures Southwest Florida has to offer.

This property is approximately 23 miles from RSW International Airport. This 5 building complex is a walk across the street from Bonita Beach.

No smoking, including e-cigarettes, cigars, or pipes permitted anywhere on the property; this includes the condo and balcony.

No pets allowed.

Minimum age to rent is 25. Please be prepared to present a government issued picture ID, matching the name on the property is booked in, to a representative of management company or property owner within 24 hours of your check-in.
