Nestled on the edge of the Sexton Mountain region of Beaverton you can enjoy the quiet suburbs while being close to groceries, shopping and countless bars and restaurants just a short drive away. Downtown Portland is an easy 11 mile drive as well.

Every bit of décor is new and there are countless updates and renovations throughout. The single level floor plan is perfect for families with kiddos or those that find lots of stairs a challenge. The living area is bright and open with ample seating throughout for four people. Whether you want to stream a flick on the new TV or cuddle up with a good book on the chase lounge you will enjoy every moment. The kitchen has been upgraded to quartz countertops, stainless steel appliances, and new finishes everywhere. With two full baths this retreat is a great option for any group.

When weather permits, enjoy the covered and elevated deck with your favorite beverage while grilling up something amazing. Feel free to dine inside or out as there is flexibility and comfort throughout. Without a doubt you should enjoy a stroll through Summercrest Park. The trails and paths meander to the east where it connects to Hart Meadows Park and those trails as well. RULES AND REGULATIONS
1  Tenant agrees to leave the premises and its contents in the same condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected. 
2  All dishes are to be washed and all garbage removed from the premises and placed in outside receptacles. 
3  No glitter or confetti is to be used or dispersed on the property. Failure to comply will result in extra cleaning fees of at least $300.00 at a minimum.
4  The maximum number of occupants shall not exceed the advertised number stated on the listing.
5  Furnishings are not to be removed from the premises for use outside or in other properties.
6  If Pets are allowed on Property a $100 per pet fee is required. Let us know if you will be bringing pets so we can send a $100 request per pet. Please pick up after your pets. If feces are left behind an extra charge of $50 applied clean up. If it is marked as "No pets" this policy must be observed and pets are not allowed on premises.
7  Smoking is not allowed in the unit. $500 fine if evidence of smoking is found in the unit.
8  Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25).
9  Tenant and any guest of Tenant shall obey all laws of the state the rental vacation rental property resides in, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of the state or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits.
10  There shall be no noise that can be heard outside the home between the hours of 10pm - 7am. If noise is an issue, you will get a written warning text message to the number that booked the reservation and/or a phone call. If noise does not stop, you will be fined up to $300 or possibly evicted immediately.
11  Any items left that a guest leaves and wishes to be returned and shipped will incur a $30 fee plus shipping. 
12. Commercial use of the property, including filming, is prohibited unless approved with a signed location release form. Any unauthorized filming for commercial use will result in immediate eviction and possible legal action.

SLEEPING CAPACITY/DISTURBANCES
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of the listings advertised guests, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.

Violations of our noise rules or maximum number of guests agreed to at the time of booking will result in possible fines or immediate eviction with all loss of all rents.  Depending on severity if there is a noise situation we may call and issue a warning or proceed with a $300 fine. If we cannot reach the guest that booked the property someone will show up to at a minimum issue a $300 fine and/or evict the entire group immediately. Any delay will result in us involving the authorities and trespassing every person on the property as well as the loss of all rents. Additional fines or damages may be assessed after removal. 

HOLD HARMLESS
iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
 
ADDITIONAL TERMS AND CONDITIONS
The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.

If you are renting the home "Alberta Villa" located in the Heart of Alberta Arts District, the following rules also apply:
Maximum occupancy has a hard cap at 8. We cannot make exceptions for any reason.
"Use of all outdoor spaces by ASTR guests is prohibited between the hours of 10 p.m. and 7 a.m. all days, except when entering or exiting the house. The hours of outdoor space use must be listed in the House Rules and may be more but not less restrictive.

The ASTR use must comply with City Title 18, Noise Control. Among other regulations, Title 18 sets limits on sound levels that impact residential properties. Section 18.12.020.B addresses permissible levels of sound producing or reproducing equipment. The following activities are in violation of Title 18: Operating or permitting the use or operation of any device designed for sound production or reproduction in such a manner as to cause a noise disturbance; or operating or permitting the operating or use of any such device between the hours of 10 p.m. and 7 a.m. so as to be plainly audible within any dwelling unit which is not the source of sound.

Commercial meetings are prohibited. Commercial meetings include luncheons, banquets, parties, weddings, meetings, charitable fund raising, commercial or advertising activities, or other gatherings for direct or indirect compensation."

Cute apartment with great amenities. Its cozy and comfortable and not too far from shopping and tourist attractions. The kitchen is fairly stocked with utensils and dinnerware. A very pleasant stay.

While our place was finishing up this place was instantly like home. We wanted to trade places! We have been airbnbing since August when we had a water pipe burst. From the wall to the toilet. Out of those stays this rated #1 in sleep! We found that queen bed was perfect! Btw you know the name of it we would appreciate it and buy our own lol. First fully stocked kitchen and I was able to cook a first rate meal! Thank you! Very nice neighborhood. It was our first time we have been out that way.

This house was perfect for our week long stay to see our son attending college near by and working with Devyn and iTrip was smooth. The house had everything we needed. The neighborhood is darling, great for walks, and close to all the neighboring towns of Hillsboro, Aloha, Cornelius, and Forest Grove. We used the kitchen a lot and even had some friends over for one dinner. There is plenty of seating and supplies. I would definitely recommend this house. We hope to rent it again!

We arrived as tourists and left as residents. We spent the month of July at SummerCrest cottage looking to buy a home in Beaverton. The cottage provided us with a base from which to explore the surrounding area. We found one around the corner two doors down the street from the cottage. We had everything we needed to enjoy our stay. The beds are particularly comfortable. It was peaceful and quiet throughout our stay.

Though on the upper floor, access was only 4 steps. We felt welcomed with a clean home and a bottle of wine to enjoy. The beds were comfortable, kitchen well stocked, and the walking paths adjacent to this home were wonderful, even a little challenging. We would use this home again.

A Great Base To Explore Both Portland And Wine Country

My wife and I stayed with another couple at this comfortable 2 bedroom, 2 bath home in July 2021 while visiting Portland and the wine country. It is very well situated to allow you to do both. You can easily get anywhere in Portland and to many excellent vineyards in less than 30 minutes. We made good use of the grill for several meals. The beds are very comfortable and kitchen was well equipped for our needs. It is in a quiet neighborhood with a hiking trail into a park running right beside the house.

A hot time in a cool place

During our stay we encountered a record-breaking heat wave with ranges from 106 to 115 for most of the 12 days we were there. Thankfully the A/C held up and we were able to sleep well and enjoy the indoors during the brutal afternoons. The place was well kept and offered everything one could expect in comfort. The bed in the master bedroom was particularly impressive as it offered the comfort one is use to at home, but seldom finds at a vacation rental. We plan to stay here in the future whenever we visit our grandkids.
