Guests enter this condo by taking the elevator or stairs up one floor from the covered parking area. Once you enter the front door, you will find a hallway that connects all the bedrooms and bathrooms in the home to the kitchen, dining & living room areas of the home. The living room and master bedroom have water views of the Folly River and open onto an open balcony and a screened-in porch. The master bedroom and one guest bedroom have en suite bathrooms. There is a third bathroom off the hallway. Off-street parking in the building's parking area for 2 cars is included in the rental rate.

Please note that guests may not bring boats, boat trailers, golf carts or LSV golf carts to the Turn of River carport, parking lot or dock. Guests are not permitted on the boat dock.

Please be aware & mindful that there are alligators throughout the fresh water areas of Charleston, SC. You should assume that there is an alligator in every pond, lake & fresh water river.  Please do not allow small children or dogs near the edge of these fresh water areas.  DO NOT feed or taunt the alligators!
Please note that there is construction ongoing throughout the Charleston area and on all of the Islands. Many of our managed homes are in areas where there has been intense real estate activity and there are almost continous home improvements going on in addition to the normal off season routine maintenance.

We don't get notice of construction projects but please let us know if you encounter excessive noise.  Contractors are required to obey all noise limits and working hour restrictions.   
BANNERS, BALLOONS & PARTY SIGNS
Please do not afix balloons, banners or other 'party' signs to walls, cabinets or other structures. These will remove the paint. You will be charged for the cost to repair each item damaged. The cost to repaint a wall can easily be $250 alone. 
Beds will be freshly made, towels* laid out and a starter set of amenities like soap, lotion and shampoo are provided too. We also provide a starter set of kitchen paper and toilet paper to get you going as well as some laundry and dish detergent. If you need additional supplies you will need to provide those beyond the starter set. 

*We provide 1 bath towel, 1 hand towel and 1 wash cloth per person. Additional towels are available to rent at an addional charge. Requests must be made more than 24 hours prior to check in. 
We get asked about Palmetto Bugs all the time. They can be pretty big, can fly and will scurry around the floor but they are largely harmless. They do occasionally come inside, especially at night and during or after any storms. Rest assured all of our homes are professionally treated at least quarterly for pests. Any bugs that manage to get inside will die quickly.

According to Eric Benson, Ph.D. professor and extension entomologist at Clemson University “It has nothing to do with cleanliness or the economic conditions of the area,” said Benson. “They could be around the nicest home or the nicest hotel or resort.”

If you leave the doors or windows open, especially at night, you will likely see a few. This is perfectly normal. If you see 20 or 30 all in one place then please let us know. This might mean we have a nest somewhere in the home and we'll need to get pest control out to take care of it. This is extremely rare!  

Please don't worry about bugs, enjoy your vacation. You'll likely not see any while you are here, we just include this note so you understand it's not unusual to see some and it doesn't mean the home isn't well looked after! 


 
We may have more availability than shown on our A i r b n b calendar. Reach out and ask if you are interested in booking one of our properties. 
Most community pools remain open from March through October but this does vary by resort and is subject to maintenance schedules and emergency closures for health reasons. Please contact us to see if the pool will be closed during your fall or winter vacation.

We do not manage any of these community pools and are not responsible for management of them. We do not provide refunds for pool closure. 
DISCLAIMER/LIMITATION OF LIABILITY

The premises, all fixtures thereon and all property on or around the premises is provided to Tenant “as is” without any warranties of any kind.  None of iTrip Vacations, Sea Oats Vacation Property Management, Inc. or the owner of the premises shall be responsible for any direct, indirect, consequential or incidental damages arising out of or relating to this Rental Agreement.  The use of the premises is at Tenant’s own risk.

Many homes have gargabe disposals. Not all food is suitable for disposing of in a garbage disposal.  

Do not put any chemicals, hot oil, grease, coffee grinds, pasta, bones, shells of any kind, oatmeal, nuts, onion skins, eggshells, trash, pumpkins, fibrous vegetables, lettuces, stringy vegetables, potato peel, pits, corn husks down the disposal.  


We check the disposal is working prior to all guest arrivals. 
In the event the disposal or kitchen sink plumbing is blocked due to material put down the disposal this is the responsibility of the guest.  If a plumber has to be called then the guest will be charged for that visit.

Properties may include a noise alert monitoring system and other electronic devices in order to ensure that neighborhood noise and occupancy levels are respected. Do not tamper with amny device. 

Occupancy is limited at all times during your stay - day or night - to the maximum 'sleeps' number stated in the listing. Please do not invite additional people to the home. 

Early Check-in
We work hard to try and allow our guests to get in early. This depends on check out times, cleaning and inspection schedules as well as any maintenance issues. We will text on the day of arrival once we know we can allow an early check in.

Late Check-Out
We will consider late check out requests on days when we do not have an incoming guests. We really appreciate it you can be checked out by 10am. Please let us know if you do check out earlier, we will start cleaning as soon as we can so the next guest can enjoy an early start to their vacation!

Parking
Please pay attention to parking restrictions. Many homes have limited parking available. We don't want you to get a ticket or towed!

Cancellations
Please contact the travel agent that you used to make your booking if you wish to cancel. They will notfiy us directly.

Our vacation homes are located in quiet residential areas. We generally have great relations with our local neighbors and we want to keep it that way. Please pay particular attention to:

- No loud noises after 9pm. (Includes no Hot Tub use after 9pm)
- Only park in the designated areas (not on the landscaping) 
- Do not roll out trash to the street, trash service will do this
- Do not hang beach towels over railings or leave beach gear outside

- On Kiawah island - Bikes must be in the garage (if there is access) or in a designated bike rack or out of sight of the road after dark. 

- Beach Front Homes - TURTLE SEASON No lights visible from beach (May 1 to Oct 31)

The Cities will issue a ticket and a fine for these items. 

 
No barbeque grills of any kind are permitted on balconies or in the unit. No open flames (i.e., candle burning) are permitted on balconies or in the unit. Do not dismantle smoke detectors as they are there for your protection. Use the overhead stove fan when cooking to avoid accidental, activation of smoke detector alarm.

The guest will be charged a $200 repair and inspection fee for tampering with or deactivating a smoke alarm or noise monitor.
 

LOCAL ORDINANCES

All County & City ordinances during rental occupancy must be followed. Non compliance of any of these ordinances will result in eviction of the property and forfeiture of all monies paid.   Tenant agrees to pay any fines levied by the County, City and Town and further Tenant will be liable to Homeowner and Agent for any and all lost rental revenues from the suspension or removal of their business licenses as a result of Tenants actions.

We do not recommend having mail sent to the address. If you must mail an item please make sure you specify that it must be delivered to the door and do so for a day that you will be at the home to recieve the mail.  We do not have access to locked mailboxes. 
We utilize third party professional service companies for the provision of Handyman Services, A/C & Heating Repair, Pest Control, Wildlife Removal, Plumbing Repair, Pool & Hot Tub Service, Electrical Repairs, Appliance Repairs and any other repair or maintenance of a technical or specialist nature.  We only used trusted, reputable professional service companies to assess, repair and replace equipment that needs attention. We will work with them to get the first available service appointment. Given the Post COVID economy it can be a challenge to get fast, timely service. Rest assured we will do our best to resolve issues quickly and our service providers understand our need for fast, reliable care.  Due to the global supply crunch, parts and even replacement units may not be available which can be frustrating. Please be patient as we work hard behind the scenes to make small miracles happen on a daily basis!

No one may perform any maintenance work on the home without our specific permission in writing.  
Our rates automatically adjust for the season as well as to reflect supply and demand. To access the best rate please begin the booking process on the iTrip Vacations Charleston Beaches site (don't worry you won't be charged until you're ready to book). This will present you our current up-to-date rates!
The person who makes the reservation must be over 25 years old and must be present during the entire stay.   A mobile number must be provided where we can contact the primary renter at all times. If code enforcement call us with any issues we need to be able to contact someone onsite with 60 minutes to address any issus or you may be liable for any fines imposed by the local government. 

We recommend adding a second mobile number to your account to make sure we can contact someone at all times. This second number may also be used to receive door codes in the event the first phone dies or is left in the unit. (It happens a lot and we are unable to provide codes to spouses or family members for security reasons). 
We want everyone to have a great stay but we understand that things may break or some items may get overlooked. We'll do our best to get them fixed (please review the “Maintenance House Rule” on what this means). 
 
We do ask that all guests TAKE TIME TO BE KIND.  Common courtesy goes a long way.  Sadly since the pandemic we have all witnessed an increase in aggressive or unacceptable behavior.  Our team has taken a lot of abuse and experienced some very unkind guests.   

Misunderstandings are one of the leading causes of guest complaints. Please make sure you read everything we send to you.  This include the entire rental listing, all of our house rules, all photos, all emails & texts and all the help articles in your iTrip account. This helps avoid misunderstandings in the first place. 
 
For our own safety and security we have a zero tolerance rule with guests who are rude, abusive, discourteous or argumentative.  We do not engage with those guests any more beyond asking them to read our TAKE TIME TO BE KIND policy.  
 

 
Our vacation homes are on a septic tank or a city sewer system. It is important that guests do not put large amounts of toilet paper or any other other products down the toilet.  We flush all toilets prior to a guests arrival to verify that they are working correctly. Any blockages that occur during the guests stay at the home are the responsibility of the guest to unblock. If a plumber is required to unblock a toilet then the guest will be charged $250 for that visit. 
Charleston and suburbs are charming places to stay.  It should be noted that Charleston is also a working Port City and has a large manufacturing base (including Boeing, Mercedes and other major international manufacturers). Since we are both very flat and surrounded my water sound at night can travel very far.  

Train noise, airplane noise, road noise and manufacturing noise may be audible during your stay depending on weather conditions and wind direction.

We do not offer refunds, credits or discounts in the event that you find these to be problem. Light sleepers should bring ear plugs or a white noise machine. Many phones can download a white noise machine too. They work well. 

We're available by text from 8am to 8pm. For urgent issues after 8pm please call this number for our After Hours service. They will alert us for urgent issues or leave a note for us for non-urgent issues. In emergency dial 911.  

Urgent issues include: Being locked out, water leaks. 

Emergency Issues include: Gas leaks. Fire. Life Safety Issues. Call 911. 

Issues that will typically be dealt with the next day include Air Conditioning issues.

Power Outages: These can be frequent on the islands. Power company's are quick to resolve. If it doesn't not appear to be a neighborhood wide outage please contact us. 

Buyer beware! We do not put any of our homes on Craig s list. If you see one of our homes on there it is a scam. Please NEVER send money to anyone posing as a host on Craig s list. If they send you a contract and they don't disclose their name it's an easy way to know that they are scammers. 

Please call or text us if you are not sure that the listing is genuine. 
We don't accept change requests for reservations within 60 days of the check in date. You should cancel and rebook your new dates.  

ENTRY BY OWNER

Owner or owner's agents may enter the premises under the following circumstances: in case of an emergency; to make any necessary or agreed upon repairs, alterations, or improvements; supply necessary or agreed upon services or show the premises to prospective purchasers, renters or contractors. Agent will provide Tenant with at least 24 hours notice of owner's or owner's agent(s) intent to enter the premises (except in the case of an emergency).

HOLD HARMLESS

None of iTrip Vacations, Sea Oats Vacation Property Management, Inc. or the owner of the premises assume  risk, responsibility or any liability for, and the Tenant hereby releases, waives, relinquishes and discharges iTrip Vacations, Sea Oats Vacation Property Management, Inc., the owner of the premises and all directors, officers, employees, agents or other representatives of such parties from, any (i) loss, damage, illness, injury or exposure to COVID-19, other viruses or the flu to persons or their personal property that occurs during their stay on the premises; (ii) any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, internet service, electricity or plumbing or (iii) any inconveniences, damage, loss or injury arising from or due to weather conditions, insects, natural disasters, acts of God, or other reasons beyond their control.

LOST & FOUND

Agent is not responsible and assumes no liability for lost, misplaced, stolen, or damaged valuables or belongings. If you discover that you have left behind something of value to you, please text us immediately and we will try to assist you in locating your lost item. 
 
Agent is not responsible for any item left behind by a guest.  However, any item, with the exception of perishable items, left behind by our guests and found after departure by Housekeeping will be collected, logged in, and kept in a secure location for collection by the owner for up to fourteen (14) days.  For security and privacy reasons we do not notify a guest that an item has found.  Perishable items, underwear, other hazards to health or safety and miscellaneous toiletries are discarded.   
 
We would be happy to return your lost item(s) to you by United States Postal Service or UPS delivery with tracking information.  Your credit card will be charged packaging and postage. (Minimum charge is $35).  iTrip is not responsible for any item lost or misdirected during shipment by the United States Postal Service or UPS.
 
Lost & Found items are held for fourteen (14) days, after this holding period, the unclaimed item(s) are thrown away, given to local organizations, or disposed of accordingly by Agent

MONITORING

Agent may utilize electronic monitoring equipment (including video, noise, motion, temperature, humidity and other means) at the property to ensure that all local ordinances, including noise & occupancy limits, are observed at all timed and that no events or parties are held on the property.

Our homes are subject to strict noise ordinances. In the event that you trigger our noise monitor you will be asked to turn down the volume immediately. Failure to comply will lead to eviction without a refund.  Cities impose large fines and you may be prosecuted.  You agree to reimburse the homeowner and Agent for all lost income resulting from any suspension of their business license arising from you exceeding the noise alert levels.  

PARKING

Parking at the premises is limited to the number of cars listed in your check-in email. No boats, jet skis, trailers or RVs are allowed without prior permission of Agent.

All vehicles are parked at the risk of the owner.  iTrip Vacations shall not assume liability or responsibility for any vehicle, occupants, or contents while operated or parked on the property.  If a vehicle is left on the property after the guest checks out without the written consent of the iTrip Vacations, we reserve the right to have the vehicle towed at the owner’s expense.  No vehicle repairs are to be performed on the property.

Resort parking charges and any associated late fees or inconvenience fees will be charged to the credit card on file and are the responsibility of the tenant.  This includes fees for showing up at the security gate without the relvant QR code, gate pass or other required ID.  Passes not ordered more than 2 weeks prior to check in may be subject to late fees. 

If you book a pet friendly property then the following provisions (included in the rental agreement) apply:

  • ALL PETS ARE SUBJECT TO APPROVAL, please let us know what you would like to bring with you. 
  • WE ONLY ALLOW DOGS (Canis familiaris). THAT'S IT. 
  • We ALLOW 1 small/medium sized dog FREE but additional dogs and large dogs (over 40lbs) are $75 per animal.
  • All dogs must be up to date on rabies and other vaccinations. (documentation from an accredited veterinarian must be provided by Guest upon request). 
  • All dogs must be treated with a flea and tick repellent at least three days prior to arrival. 
  • Guests are responsible for cleaning up all dog waste and disposing of it in a proper trash bin
  • Dogs must not be allowed on to furniture or in bedrooms at any time
  • Dogs must not make excessive noise
  • Dogs must be crated when left in the property and must not be left unattended for any undue length of time
  • Guest must observe all local rules, regulations and ordinances regarding pets at all time

If Dogs cause any damage, or the property requires additional cleaning the guest will be charged the cost of any repairs or clean up. If a security deposit has been paid it will be deducted. If there is no security deposit then the guest authorizes their credit card to be charged directly for the repair or clean up cost.  

We do NOT allow any animals other than DOGS, this means NO cats, NO birds (especially NO Parrots), NO livestock or other farm animals (Incuding domesticated pigs), NO insects, NO reptiles, NO Spiders, NO Ponies or other Horses and other 'exotic' pets.  In fact NOTHING OTHER THAN DOGS. (NO we don't allow dog-wolf hybrids either). This clause is dedicated to Airbnb and its guests who can't read or don't understand that parrots are not dogs. 

If you bring a non-approved Pet into the home there is a $500 clean up charge that will be applied to your account for each day the non-approved pet is present.

If you are not sure if your dog is a prohibited breed let us know the type, size and nature of your pet and we'll happily discuss it with you. 

If the vacation home has the option of a heated pool please note that heating of the pool is available for an additional fee and heating is limited to 85F. All of our heated pools use propane which has to be delivered. Sometimes, due to the weather, the gas may run out before the next scheduled delivery. We will contact the gas company to schedule a refill as soon as we can but gas delivery can be difficult to arrange in Charleston. 

We don't recommend heating the pool when the ambient temperature is below 50F. This will drain the gas quickly. We do not provide refunds if the gas is used. If the pool heater isn't used and the gas is not used we can provide a pro rata refund based on days used. 

POOL & PATIO

If the premises include a private or community pool (including hot tubs), then the Tenant hereby acknowledges that the premises they have reserved include a community pool and the undersigned agrees and acknowledges that the community pool and patio/deck can be dangerous areas, that the deck/patio can be slippery when wet, and that injury may occur to anyone who is not careful. With full knowledge of the above facts and warnings, the undersigned Tenant accepts and assumes all risks involved to Tenant and all of Tenant's guests in or related to the use of the private or community pool (including hot tubs) and patio areas.

POOL & HOT TUB SERVICE


 All private pools and hot tubs are serviced weekly and this is NOT always on the day of a guest arrival as check ins occur throughout the week.  

Our team will skim the surface of the pool before your arrival but we cannot vacuum out the pool or hot tub as only the pool service company can do that.  The pool service company will take care of this every week and they also balance the chemicals. We have a lot of storms which may change the appearance of the pool water in our pools - this is normal. The pool service company will be out to take care of it as soon as they can. 

If you are using the hot tub, please rinse off all sunscreen and sand before entering the water. If the hot tub is left in a dirty condition your credit card will be charged $250 charge to have it pumped out, cleaned and rebalanced.  

Must be over 25 years of age to rent any property. 

Person making the reservation must be present during the stay. DO NOT BOOK FOR OTHER PEOPLE.

Our time at Turn of River was great! The place was very comfortable and well-stocked with plenty of towels and enough paper products to start our vacation. The communication we received was informative about check-in and check-out. We did not experience any problems during our stay. We would definitely recommend staying here and will plan to return again next year!

We spent most of our time on the screened in balcony looking out at the tide coming in and out. When it was out you could watch the birds collect their fill of yummy food. Such an amazing place. One just little bit of knowledge the smoke detector in the kitchen is sensitive. So make sure to be prepared if you turn on the toaster. Otherwise everything was absolutely perfect. Oh and the walk to Folly is an easy one so make sure to go get some yummy food!!!!

We loved our stay! It was the perfect location for what we needed, halfway between my families house and the beach! A short walk to town and a short drive to the grocery store and other attractions. Each room has its own bathroom making it easy for everybody to have their own space. The outdoor space was the perfect for morning coffee or evening cocktails. We loved that there were beach chairs and towels there to use! There was even a personalized welcome gift when we arrived. We cannot wait to come back for another stay!

The condo was perfect for the three of us for a great friend getaway. We each had our own space and enjoyed mornings and evenings on the screened in porch. We didn't utilize all the kitchen amenities as we only made simple breakfasts but it is well equipped. Really enjoyed the location, highly recommend walking to Folly Beach (1/2 mile), it's an easy walk and saves $$ on parking. Had a great time and would stay here again!

Thank you for helping make my birthday trip special. My 3 sisters, 1 niece and I were very comfortable. The condo was clean with plenty of supplies to keep us comfortable. The walkabilty to Folly Beach and short drive to Charleston made it easy for us to see and do everything we wanted. Great location but not as clean as I expected

Condo is right on the marsh and has a great view. Loved how close it was to the beach as well. Disappointed in how many dirty things we found in the condo though. It made us wonder if it had to do with our request for early check-in but regardless there shouldn’t be hair in the bathrooms and sand in the bed. The oven was so dirty it set off the smoke alarm while it was warming up. Cleanliness was extremely questionable and with Covid, we weren’t taking any chances so we spent the first day of our our trip wiping stuff down. The screened-in porch screen door has a gaping hole on the bottom half of it. Glad we brought our own citronella candles just in case. Overall, the condo is very spacious and we loved the location.

The Turn of River condo was the perfect place for our family beach vacation! The views of the river were amazing! Best part was seeing dolphins swimming down the river on different occasions. We definitely took advantage of having the screened in porch as well as the open patio. Our son enjoyed getting to run around and sitting in every chair while we enjoyed our coffee each morning. The condo was light and bright! Very nice and had plenty of room for our family. I enjoyed that the condo was on the other side of the river of the main town area but still very close and walkable. It was less than a mile to the pier and beach access. Plenty of great food options and recommendations as well! Overall, we thoroughly enjoyed our trip to Folly Beach and definitely plan on coming back again in the future!

Our party of three stayed here for two weeks at the beginning of February 2019. Hard to say if the best thing about the stay was the great location, fantastic booking service or the property itself. __We loved the screened in porch for all types of weather and the balcony during sunny afternoons. The view is constantly changing with tides coming in to fill the adjacent lagoon, boats moored on the river and so many wonderful birds. It always smells fresh too, so don’t worry about being next to a waterway. The sunsets were fantastic. The kitchen is well stocked with utensils and cookware. (The smoke detector just outside the kitchen is sensitive when the toaster is used or if you are baking and open the oven door. We didn’t see this as a negative, just be prepared to fan the detector a couple of times with a tea towel and it resolves quickly) The bedrooms and bathrooms were lovely with good quality bedding and towels. The wifi never failed us and we enjoyed the television services, including Netflix, many nights. __The condo development itself is well maintained and it’s clear the residents take pride in it. As it was February, the pool and private dock were not open, but they also looked well kept, even in the off season.__ The location is very good for a walk into Folly Beach for pubs or cafes, only a 5-10 minute stroll. The local library even had a selection of books they were giving away and we made use of that. The folly beach pier is a great place to spend a few hours, or a day, just watching the surfers, fishers and families enjoying the sea and waves. We went there almost every day. Bert’s grocery market is a 10 min walk and you can get most staples there. You will pay a premium, but it’s a very pleasant walk. If you aren’t catching your own fish, a 10 mins walk the other way (albeit along the highway) you will find Crosby’s fish and shrimp co. The seafood there is fresh and top quality. If you have a car, a trip to the Walmart is only 8km away and, well, you probably know what Walmart has.__A taxi from the airport cost us $25 with uber, so I think a taxi into Charleston would cost about $15-20, (or a 20 min drive.) From there, many tours are available.__From booking to arrival and departure, iTrip made everything very smooth. Their messages were prompt and professional but also caring and individualized. I had no issues during my stay but I felt like if I did have a concern they were invested in making my stay pleasant. Highly recommend this if you are looking for a quiet home away from home close to a charming laid back little beach town with a cool vibe and convenient to all the wonders of Charleston.

I visited this condo with my mom and sister after Christmas, and we really enjoyed our stay. Very clean when we arrived. Very spacious. The kitchen is fully stocked, we were able to prepare all of our meals easily. There are also extra linens, blankets, and pillows so we had more than enough for our stay. About 5 mins to Folly beach, 25 mins to downtown Charleston. Great location.

Condo was spotless. Hosts were great to work with. Loved the proximity of the condo to the shops and restaurants on Center Street (around 1/2 mile). Just a few tips. 1). Folly is a busy place. Traffic can be heavy, so be very careful making left turns from the condo parking lot. 2). If weather permits and your party is in good health, WALK to downtown. Parking is hard to find, and you can walk to a restaurant in about the time it takes to drive and find a parking spot. 3). The security light on the balcony is very bright and shines into the front bedrooms. Blackout drapes would be a welcome addition. I would highly recommend this property.

Be very careful making left turns from the condo parking lot.2). The front bedrooms would benefit from blackout drapes. Our stay got cut off by Hurricane Florence unfortunately so we didn’t get to stay here long. Had some issues with The thermometer being old and causing a/c to go out our first night, but the owner got someone out the next day as soon as possible given it was a Sunday. We had a horrible stay, but it was out of anyone’s control given the circumstances. The condo was very homey and comfortable though! LOVED the beautiful views. The layout was nice too. A few issues, the beds are very uncomfortable. We unfortunately could not sit in the master bedroom and look out over the balcony because the sliding glass doors were old and dirty. There was something sticking out of the wall that I was very concerned about since I had a small toddler that loved to get into everything. The tables had glass tops, something frustrating with a toddler. We had to constantly watch him. I would say it’s not toddler friendly, just older kid friendly. We were SO glad to have buggies for our luggage and an elevator. Didn’t get to experience much more than this, but overall we did like the condo! The welcome basket was great too!! Needs updating, but I pray the hurricane doesn’t harm the condo! Thanks to the owners for good communication!!

We had 8 girls stay in the condo for a girls weekend and we had an amazing time. Three rooms with three full baths was perfect for us getting ready at night. The back porch over looked the bay which had some amazing views! It was a short walk to the bars, restaurants and beach which was perfect. We had a wonderful time with the family. Beautiful views and a short walk to restaurants and the beach! We had a 4 year old and a toddler with us as well as my mother who is in the middle of chemo treatments. If I could relax and enjoy myself in that environment, anyone can! We made use of the pool and picnicked on the pier/dock. We also enjoyed hanging out both the screened and unscreened porches - my favorite spot after the kids went to bed. The layout of the condo gave the kids space to play and there were pool and beach toys available for our use. It was easy to throw the kids to the double stroller and walk anywhere we wanted to go. There was an elevator so it was easy to get my mom in and out with her walker or the kids with the stroller. We ate in a lot and while the galley kitchen is rather small it is fully functional and had all the cooking utensils we could possibly need. Don't hesitate!

The condo was nice and spacious. The kitchen is well stocked and the grounds are nice. This unit had beautiful views of the river with a convenient location to the beach and Charleston. However the beds are hard as rocks. Also the management called (then had us play phone tag for an "important message") which interrupted our last day of vacation to tell us to remove a pair of water shoes that were drying by our front door. A simple note or not saying anything would've been much better suited.

The condo was nice and spacious. The kitchen is well stocked and the grounds are nice. This unit had beautiful views of the river with a convenient location to the beach and Charleston. However the beds are hard as rocks. Also the management called (then had us play phone tag for an "important message") which interrupted our last day of vacation to tell us to remove a pair of water shoes that were drying by our front door. A simple note or not saying anything would've been much better suited.

When we arrived the condo was very clean! We had a group of 8 and there was more than enough room with the pull out couch. The three full bathrooms made getting ready very easy. Going into the town of folly and to the beach was an easy 10-15 minute walk right over the bridge. (Lost Dog was our favorite breakfast stop). When we wanted to go to Charleston uber was very accessible and only about a 15 minute ride! David from iTrip was very quick with responses and everything he said was true when we arrived! I will definitely book again in the future.

This condo is very spacious and the layout was great for our family. However, it is in bad need of updating and is poorly supplied. There was a dinner plate sized piece of popcorn ceiling paint dangling from the living room ceiling. In that same room, a long exposed stretch of floor molding was missing. Door jambs were stained and the windows were filthy. Right after arriving, I wiped up a small spill on the entry hallway floor. My paper towel came away with dirt, sand, and what looked like short, blonde pet hair. We have stayed in many VRBO properties. I've never seen one with a single dish towel, no trash bags at all, and not a single spare roll of toilet paper or paper towels. I see that the calendar on this property is filled for weeks. This should not be an excuse for the owner not to get in there, make improvements, and stock the condo at least minimally. We won't be back.

I am sorry with the mentioned shortcomings at this condo. The popcorn ceiling problem is new, and we just learned it cannot be repaired without removing it all, do to the fact the original builder never primed the sheet rock before applying this textured ceiling. We are struggling to find a time in the schedule to perform this work. There is indeed a piece of molding several feet long missing in the living room. We do not rent to guests with pets, but the owner's daughter was visiting with her 2 dogs just before your trip, and the cleaners obviously did not do an adequate job. I do wish you would have called me immediately, I would have had the cleaners return and do a job to your satisfaction, you deserve a clean place. And, she could have brought another dish towel, there should be at least two. As for paper products and trash can liners, there should be a starter set that includes some extras (as advertised). But, these are such trivial items, we want you happy and wanting to return. Other (recent) reviews show that we usually do a very a good job. We celebrated our 50th wedding anniversary at this beautiful condo. We found it to be clean spacious and well equipped with a nice view. The location was also excellent since the beach was just minutes away as well as located so close to the stores and restaurants on James Island and Downtown Charleston. The agent with whom we worked (Dave Rockey) was extremely cooperative and went out of his way to make our stay worthwhile. Hurricane Matthew struck the very day we were supposed to occupy this rental. When we were able to finally get in a few days later, he informed us that our stay would be extended to make up for the days missed. How awesome is that!! We highly recommend this vacation rental - you will not be disappointed!

Charleston / Folly Beach Home Away From Home

The manager of this place is key in creating an enjoyable experience. He is responsive and honorable, someone you can trust to back his word. The place is adequately stocked to ensure you are comfortable during your stay. The location is closer to Folly Beach and just a short drive to Charlston. The view is relaxing and serene. Although the condo is on the first floor with parking on ground level, the building has an elevator for those that wish to afford stairs. However the stairs are not overwhelming and easy to negotiate. All three bedrooms and baths are spacious with comfortable beds. The master is especially nice with a sliding glass door stepping out to a private covered and screened balcony with a ceiling fan for comfort. There is also a connecting outside uncovered balcony for your use. Narrow but long enough to seat four chairs and enjoy the view of the river. The outdoor pool is small and only four feet deep but is partly shaded with plenty of chairs, lounges, and a table to end your day in a quiet setting. We have always had to pool to ourselves. The kitchen is fully stocked with a stove-oven, full size refrigerator, coffee maker, microwave, and all the dishes, cups, glasses, bowls, pots, pans, and flatware you will need. The kitchen is so functional we are not compelled to spend money going out but really enjoyed the condo to its fullest potential. The complimentary wi-if works great allowing us to check emails or browse the Internet and the living room is large enough to seat 7 people comfortably and more if you use the extra chairs. There are plenty of stores close by and many restaurants in the area which makes going out convenient should you choose to do so. There are also several tourist spots to visit within a reasonable distance. All in all I recommend this place for families, a romantic getaway, or small group of friends. The condo is close enough to the beach and pier that we had no issues with heading out every morning for a walk on the beach before breakfast.. coffee in hand. Folly Beach also has a bit of a night life atmosphere if you want to go for drinks and wrap it up with a stroll down the pier. Thanks Dave for another enjoyable stay. We will definitely be back and look forward to doing business with you again in the near future.

Perfect Folly Beach Stay at the Turn of the River

This has been the most wonderful trip we have taken, possibly ever. Turn of the River is the perfect place to stay when visiting Folly Beach and Charleston. The convenient location puts you within a 20 minute drive of Charleston and a 10/15 minute walk to the beach. We never had any problems with parking, the pool is nicely maintained and wasn't ever crowded, the dock is a great place to sit and have a drink, and for those of you who can't do stairs there's an elevator. The Condo itself was spacious, clean and very well maintained. The bedrooms are a good size and the bathrooms are nice. It was really great that there's a washer and dryer in the unit, coming home with clean clothes is the best. The owners have provided everything necessary for a comfortable stay and a well appointed kitchen for cooking meals. The view of the river was so peaceful from both the screened in porch and the unscreened patio. Dave the property manager was the cherry on top of the whole vacation. He was WONDERFUL to work with!!!!!!!!! He sent all of our information in a timely manner. When the cleaning crew advised him that there was an issue with one of the shower drains he got someone in immediately to resolve the problem. He was available for all of my questions and was so helpful! Folly Beach itself was beautiful. I'd recommend walking, or parking away from the Tides Hotel and the Pier, its a little crowded right there off center street. Snapper Jacks, Lost Dog Cafe, Island Grill, and Taco Boy were our favorite restaurants. For some lovely views and good sea shell hunting head down the beach to Morris Island Lighthouse. Its a long walk but it is worth it. We now have a new favorite vacation spot and will be returning as often as possible.

My family & I vacationed 5/28 thru 6/4 at your condo facility at Folly Beach. We had a wonderful time! The condo was comfortable and inviting, very child-friendly! The walk to Folly Beach was a short distance. We had great weather and made many lasting memories with our daughters and grandchildren.

A "Folly" Good Time Again!

As before, the condo was perfect. Clean, fully equipped for a wonderful stay; not to mention the view of the river and marsh. Near Charleston, ocean, and many local attractions. We enjoyed many bike rides over the walking bridge to the beautiful beach and through the town. Do yourself a favor when you rent this condo and make sure to visit Folly Beach County Park. Gorgeous!

Wonderful location...very convenient to all Folly and Charleston has to offer. Dave was very helpful and responsive to some initial concerns. The condo interior could use some updating and minor repairs to baseboards, master bath fixtures, uncomfortable ageing sofa. In addition, in the colder months throw rugs or carpeting would help keep the floors of this condo above freezing! We'd go back to the condo complex; but not to 1F in Jan-March.

Protect Yourself and trust my review

Upon arrival we cleaned for the first hour with 4 adults. There was dog hair and fleas all over the place. We have pictures of multiple flea bites. I called the owner and he said that their wasn't any dogs in there the previous week and that the hair was human and the fleas were sand fleas? First of all, should we be cleaning up human hair upon arrival that's all over the condo upon arrival? No! Second, when I see black fleas biting my leg and others skin, are those sand fleas? Next thing we come across is one of the toilet handles was broke, one toilet kept overflowing everytime you flushed it and the plunger had dried up feces all over it. Not to mention the place stunk so we had to disinfect the air we breathe. The dishes were all dirty and the refridgerator hadnt been cleaned in weeks. We paid $189 cleaning fee for what? After all that upon arrival, the rest of the week went fine til we departed. No longer than 20 minutes after I left I get an email. The email charged me $80, $40 for late checkout and $40 for soiled towels and plunger. First of all we left before 10:00 Am and there wasn't anything wrong with towels. I called the condo owner I was livid for the fraudulent charges and he refunded me for late checkout and apologized for the mistake trusting his so called housekeeper. By the way I showed his housekeeper a pile of dog hair and she literally said " thats human hair and all we do is change the bed sheets and pillow shams", what a waste of a $189 cleaning fee. Good luck to you if you trust this guy but I bet he charges everyone every week to make himself extra $$$$ and not everyone disputes it

Please read all the other reviews for this condo. It was deep cleaned 3 weeks before this guest's arrival. I personally visited just a few days before their visit, and the previous guests did not sneak in an illegal dog. There was no dog hair or fleas. Perhaps their bites were from sand fleas at the beach or "no-see-ums". This "guest" posted an earlier review, then when he saw my response, cancelled it so he could try to turn my complaints around. He left the toilet plunger in it's terrible condition. I had to throw away the plunger and buy a new one. Their solution to a toilet that didn't flush wasn't to call for repairs or to lift off the back lid and pull the chain, it was obviously to keep using it until it wouldn't flush at all. My cleaners found linens around the toilet soaking in urine and soiled with feces. The refrigerator had been spotless as always. My cleaner would never say they only change sheets and pillow shams!

Perfect location for a great vacation

I have traveled to Folly Island many times and find the condo at Turn of River perfect. The location makes it easy to travel to Charleston for great restaurants, tours or shopping. Even better, the convenience to live music, bars, restaurants and the beach on Folly Island itself is great. Everything Folly has to offer is accessible by walking, bike riding or when you are lugging beach chairs, umbrellas, etc. parking your car near the beach is very easy (and free). The condo itself is very spacious giving everyone their own privacy and bathroom yet the opportunity to be together. The kitchen is brand new, making cooking very pleasurable after being out all day. The location, size and cleanliness of the condo makes traveling to it year after year very enjoyable for myself and my family. There is so much to do in the area, and being a recreational golfer, we have tried many local beautiful courses, all of which are a reasonable drive from the condo. I highly recommend this condo whether you are traveling with your spouse, family, or friends - there is something nearby for everyone, even if it's sitting on the condo's patio to watch dolphin swim in the River.

This condo was perfect. Great location at the foot of the bridge that leads to the gorgeous beach and the center of town. Very clean, plenty of room, nice floor plan. And just a short drive to Charleston. The property manager was accommodating and made sure we were comfortable. We will definitely come to Folly Beach and rent this condo again! A lot of roaches, and even one of them got to my bags, and the manager were so rude, even he said rude words when I complaint. Also we got extra charged 60 $ for stain that we didn't know about.

This guest's entire complaint is actually about being charged for a set of sheets and pillow cases to replace a set ruined by blue marker or ink. Up until this issue surfaced, he loved the condo and it's great value, saying the family had a wonderful time and he would recommend it to all his friends. He never contacted me about pests, the condo is very clean.

Fun on Folly

While this condo isn't right on the beach, it is within reasonable walking distance. We enjoyed the view off the back porch and spotted the occasional dolphin swimming up the river. The rooms were comfortable and just right for our family of 4. We liked there was a keypad access so we didn't have to worry about losing a key. I felt the communication with the property manager could have been better. We didn't receive our access code until the day before we were due to arrive. This was a little nerve-wracking since we were flying across the country and didn't always have e-mail access. Once on property, the property manager was quick to respond when I called about a problem with the garbage disposal and a couple of ceiling fans. Overall, this was a nice condo with a good location. We would stay here again and would recommend it to family and friends.

I'm glad this family had a great time, it is what we strive for. I do apologize for any breakdown in communication, this condo changed management quite suddenly on the same day in August with 5 other vacation properties, and despite my best efforts the door code communication fell between the cracks.

Spacious, but needs updates

We stayed with our 3 teenagers. Plenty of room, (kind of long) walk to beach, great view of river with boats and paddle boarders. Pool was small, and basically in the parking lot. Unit had all the amenities, but living room furniture and baths could use some revamping. Management company was great to work with. If you don't need to be right on Folly Beach, this was fine.

Granted the beach is 0.6 miles away, so this condo isn't for everyone. But if you don't mind the trek, or you spend more time in Charleston than on the beach, this spacious condo is a great "home base", because it is priced accordingly. Thank you for your comments.

We had such a great time in the condo at Turn of River. Everything was as described and more. Location was amazing - easy to walk to the beach. My husband and I were married there and couldn't have asked for a better place to stay. There was one plumbing issue, however it was resolved extremely fast and didn't impact our stay what so ever. Love Love Love this condo and Folly Beach. Thanks for the great memories.

Excellent accommodations; loved that each room has its own bathroom; reservations and payments were easy and check-in a breeze - no standing around in office or hotel lobbies! Walking distance to restaurants, bars and other entertainment although it would have been great to be over the bridge and closer to the beach. Not really walking distance to the beach.

Thank you for pointing out that there is never a line to check into properties listed through iTrip.net. We don't think the first hour of your vacation, once you have reached your destination, should be spent on the "business" of your rental. Our listing does point out the beach is 0.6 miles away, so we admit it is not ideal for everyone, but that distance is reflected in our rates, making this condo a truly great value on Folly Beach.

The condo was very clean upon arrival. It was well stocked with "starter" items. The keypad entry is convenient, not having to handle a key. The elevator was a bonus as I had double knee replacement recently. I could go on and on as to how wonderful it was. The best part was that we were able to rent for a 4 day weekend following Memorial Day. We all voted that we would return at some time in the future.

My family of six was in town for a wedding. We were pleasantly surprised by the size of the condo - plenty of space for eating, watching TV, and moving around. The back porch provided an excellent view of the river. The location was convenient to the beach and other islands. I would recommend this location to any traveler to Charleston.

My girlfriends and I absolutely loved this condo on Folly. It was right over the bridge so easy access to walk into town for dinner and drinks. The condo itself had a great view, was clean and up to date. Very spacious for 8 people. Lance was such a pleasure to work with and I would highly recommend this condo if you are looking for a great spot in Charleston close to the beach!
