This home is well decorated and appointed for your Breckenridge Escape 5 minute drive to downtown. Easily located just East of downtown Breckenridge, this house is tucked into the forest of Baldy Mountain. Four Wheel Drive or front-wheel drive with chains required from October-May.

During the winter, you'll be treated to beautiful snowy mountain views all around the property.

iTrip Vacations-Breckenridge (IVB) & the reserving guest (Tenant) agrees as follows:Tenant is at least twenty-five years of age & will be an occupant of the property during the entire reserved dates. Other authorized occupants may be family members or friends of Tenant.LATE DEPARTURE FEE:10 AM local is check-out time. A charge up to $100 per hour. PARKING Capacity is in the property listing, guest book &/or IVB mobile app, & required parking passes are located in the property in the guest books or another location that will be designated. If instructions are not followed & signs are disregarded, we cannot be responsible for towing charges that may occur. NO PETS unless specified in listing.  NO SMOKING: If evidence of either is found in/on property you will be required to vacate immediately.There shall be no refund of any part of Rental Amount; there will be a minimum charge of $200 charged, which may be increased upon inspection of Premises.RULES:Tenant shall leave Premises & its contents in same condition as Tenant found the Premises to be upon move-in. Tenant shall wash dishes & shall remove all garbage from Premises & place in garage receptacles. If excessive trash is found &/or if cleaning crew must spend excessive time to clean property after the stay, there will be an additional cleaning hourly fee charged. Tenant shall not remove furnishings from Premises, including use out of doors or in other properties.Tenant & their guests shall obey all federal, state, & local laws at all times while they are on Premises. Failure to abide & adhere to Rules subject Tenant to termination of this agreement, removal from Premises & forfeiture of Rental Amount. ​If more people than property's max guest number are allowed to enter the property (i.e. for an event/party) numbers & circumstance need to be communicated to IVB & agreed to before the reservation is finalized. NO FIREARMS/WEAPONS at any of our properties even if you are legally authorized to carry one. SKI STORAGE: Ski/board equipment must be stored in location designated in guest instructions.FALSIFIED RESERVATION:Any reservation obtained under false pretense will be subject to forfeiture of Rental Amount.HOUSEKEEPING:Daily maid service is available but NOT included with the rental. SUPPLIES:A one-time setup of linens & towels is included at all properties. Starter supplies of trash liners, paper & soaps, & household are provided. Supplies beyond the initial setup are the guests' responsibility. Linens & towels are not to be taken from the Premises or used to remove makeup.Certain properties, noted in the property listing as such, have unlimited supplies of certain household products of shampoo, hand soap, laundry soap, all paper supplies, & trash bags.UTILITY OUTAGES-MAINTENANCE:Please report any maintenance needs for Premises to IVB & we will respond as quickly as possible.  Refunds will not be made for maintenance issues including heating, appliances, TVs, & stereos. No compensation will be given for temporary outages of utilities, including electricity, gas, water, cable, or telephone service. Report outages immediately & all efforts will be made to have them restored as soon as possible. Please note that long-distance calls are restricted. No compensation will be offered for issues that go unreported until after departure. KEYS:Please read your email for specific access instructions. If property has an electronic keyless entry unit, you will receive password & operating instructions prior to arrival. All keys are to be returned to the location they were found in upon checkout. Tenants not returning keys will be charged $100.ENTRY BY IVB:IVB will always attempt to contact you in case access to property is needed.The following circumstances would be: in case of emergency; to make any necessary or agreed-upon repairs, alterations, or improvements; supply necessary services or show the Premises to prospective purchasers, renters or contractors. IVB will provide guests as much notice as possible in case we need access.HOLD HARMLESS:Tenant shall release IVB & Owner & indemnify & hold them harmless from any & all claims for liability, loss, damage or injury to persons or their personal property. Premises, all fixtures thereon, & all property on or around Premises are provided “as is” without any warranties of any kind. Neither IVB nor Owner shall be responsible for any direct, indirect, consequential, or incidental damages arising out of or relating to this Rental Agreement.Use of Premises is “at your own risk.”Please remember that you are renting a private home. iTrip again this year delivered a property that was clean, fully stocked and as advertised. Carla was especially helpful explaining the somewhat complicated television controls to a non- techie. We had a need for a service call on the hot tub and handled our need quickly. We will be back next year!

Breckenridge Mountainside Retreat

We enjoyed our stay. The location is a little bit out of the downtown area, but not too far. It is about a 15 minute walk to the trolley stop. There are good views of the mountains. The house was large enough to be comfortable for our group of 8. Having two floors gave families with kids a place to stretch out. I enjoyed the art and the kids enjoyed the animal heads and rugs in the living room. The kids also enjoyed the hot tub. A minor problem was resolved quickly. The kitchen was workable. the house feels like a family house rather than having standard Air Bnb furniture. Overall a good place to stay on the side of the mountain!

Unfortunately we were fairly disappointed with the price/value of this rental. While spacious/large and easily accommodated our family of 8, we were largely unimpressed with the care, upkeep and amenities of the property, especially given we paid surge pricing for the holidays. Things to be aware of: Appliances are extremely old: - dishwasher top rack is broken - it falls down when pulled out more than 5 inches - beware or you'll break dishes - oven and stove need deep cleaning - they smoke when you try to use. we did our best to clean but should have been deep cleaned before we arrived - the washing machine is incredibly loud/bangs when in use - don't do laundry at night while kids are sleeping - main bathroom shower - incredibly hard to adjust temperature. the temperature gauge has no indicators on it and not obvious on how to use Comfort and House Details: mattresses are all very old. they've put very soft egg crates over them as a solve. - house is not baby proof - it was not advertised to be, but important to be aware of for future guests. they do have a baby gate, there are large gaps in staircases and between floors that require blocking for active crawlers Amenities are Sparse - not enough dish ware - overstocked on things like plates and wine glasses, but not enough bowls or regular glassware to accommodate number of houseguests we had to go to town to purchase dish soap, paper towels, hand soap, body wash, laundry detergent as well as basic kitchen needs - olive oil, cling wrap/foil etc. When we've booked houses before through VRBO or AirBnB, we've not had to do as much basic stocking up as we did here.

We stayed at highpoint for 2 nights this spring. Overall, great layout and property location. The furniture and amenities are a bit dated, and you can feel the springs through the bed mattresses. There is an odd fan-like noise emanating from the furnace room that can be heard pretty loudly in the upstairs bedrooms. We had great customer service from the team at itrip and will certainly book through them again.

We had a great stay at the High Point House. There was plenty of space for our group of 8 to do things together or apart during the week. The decor was fantastic, especially the hanging bear rugs. Sometimes in a vacation rental kitchen supplies aren't truly functional (e.g. there is a full set of knives but they are dull), but the kitchen at this house was genuinely ready-to-go for group cooking and there were lots of bowls, pans, pots to work with. Hot tub is big, nice and private, but without being walled in so you can still enjoy the aspen trees that cover the backyard. We were appreciative of how communicative our contacts (Elizabeth and Carla) were leading up to and during our stay considering the amount of uncertainty during the pandemic. Would recommend this house to groups looking for quiet while still being close to Breckenridge and will consider iTrip for future vacation rentals!

High point house was excellent in terms of location, convenience and space. Our family ranges in age, from 1-57!! The house was perfect while allowing both for privacy and the enjoyment of family time. Most importantly there were no surprises, the accommodations were exactly the same as stated in the description. The multi level house was well stocked and siting on a mountain. We were thoroughly pleased and made some wonderful family memories.

My friends and I stayed in this property for a 3 day ski trip, and we would happily stay here again. The location was great, about a 5 minute drive to gondolas. The property was very clean, and we had everything we needed for a great weekend.

Beautiful home with lots of space for 8 adults. Enjoyed using the hot tub after skiing and were able to relax in the large family living area. I would recommend some written I instructions for the pellet fireplace and thermostat settings as that took some trial and error to set correctly.
